Moving to Green Cove Springs, FL

Clay County's small river town and county seat, growing outward with new subdivisions

Green Cove Springs is a good place to live for buyers who want a younger, family-oriented town on the St. Johns River at a lower price than Fleming Island: the typical home is valued at about $339,732 on Zillow's home value index, roughly $102,650 less than Fleming Island's $442,384. Prices have been flat for a year and are up 16.9% over five, and much of the growth is new single-family subdivisions around an old downtown.

A county seat with an old core and new edges

Green Cove Springs is the county seat of Clay County, so the courthouse and county offices are here. The historic downtown sits on the west bank of the St. Johns River, with Spring Park and the warm spring the town is named for, a riverfront pier and older homes on shaded streets nearby. Outside that core, the town and the unincorporated land around it have been filling with newer subdivisions.

Census data shows the median home was built in 1998, and 89.3% of homes are single-family detached. Townhomes exist, but there is almost no condo market: only 1.1% of homes are in buildings with 10 or more units, and Zillow does not publish a condo index for the town.

Who is moving here

About 10,044 people live in the city itself per the Census, with a median age of 37.3, much younger than most of Florida. Only 17.4% of residents are 65 or older, and seasonal homes are just 1.4% of the housing stock. It is a town of working households and young families, many commuting to Jacksonville, Orange Park or St. Johns County.

The city limits are small, and many homes with a Green Cove Springs mailing address sit in unincorporated Clay County. City or county location affects utilities, some fees and which rules apply to things like fences and outbuildings, so check the address on the county property appraiser's map.

What houses cost by size

Zillow's typical single-family value is about $340,173, down 0.5% over the year. By bedroom count:

The gap between a 3-bedroom and a 4-bedroom is only about $55,800, which reflects how many newer 4-bedroom houses have been built here. The lower third of the market ends near $264,153 and the upper third starts near $452,400. For context, Middleburg's typical home is about $324,571, Orange Park's about $311,161 and Asbury Lake's about $482,382.

Getting around

U.S. 17 runs north through Fleming Island to Orange Park and Interstate 295, which is the usual route into Jacksonville. State Road 16 crosses the St. Johns River on the Shands Bridge toward St. Johns County. The state has been building the First Coast Expressway (State Road 23) through Clay County, including a new river crossing near Green Cove Springs, and that project will change commute times for some neighborhoods once it opens in full. Ask about timing for the stretch closest to any house you are considering.

Jacksonville International Airport is on the north side of Jacksonville, so allow a long drive to fly. Daily shopping is local, with larger stores along U.S. 17 and in Orange Park.

River, flood zones and insurance

The St. Johns River is wide and tidal here, and strong tropical storms and nor'easters can push water into low riverfront streets and creek areas. Riverfront and creekside homes are often in FEMA high-risk zones, which means required flood insurance with a mortgage. Most newer subdivisions inland sit in lower-risk zones. Check the zone for the exact address, ask for an elevation certificate on anything near water, and get insurance quotes during your inspection period.

Newer homes built to current Florida code generally insure better. On an older home downtown, expect the insurer to ask for a 4-point inspection and a wind mitigation report.

Taxes, CDDs and HOAs

Florida has no state income tax. A buyer who makes Green Cove Springs their permanent home can file for homestead, worth up to $51,411 off assessed value in 2026, with the 3% cap after that. The assessment resets after a sale, so your first tax bill will be based on what you paid.

New subdivisions around the town often carry a CDD assessment on the tax bill in addition to an HOA fee. Two houses at the same price can have very different yearly costs once you add those, so I always get both figures before comparing listings.
