Buying a Condo in Melbourne

Low prices, older low-rise complexes and an association budget that decides the deal

A typical condo in Melbourne, Florida is worth about $174,557 on Zillow's home value index, down 4.0% over the past year and less than half the price of a typical house ($376,169). Those low prices are real, but they come mostly from older low-rise complexes on the mainland, so the condition of the building and the association's money matter more than the unit itself.

Is Melbourne a good place to buy a condo

For a buyer who wants an inexpensive way to own on the Space Coast, it can be. Melbourne condos cost about 46% of a typical single-family house here. A two-bedroom home of any type is valued around $211,575 and a one-bedroom around $134,717, and the lower third of the whole market tops out near $229,494.

The 4.0% drop over the year is the steepest decline of any category in the city. Houses slipped only 0.4%. That split points to the condo-specific pressures that hit Florida after 2022: higher association fees for structural reserves, higher master insurance premiums and buyers becoming more selective about older buildings. For a buyer, it means more room to negotiate, especially on units in buildings with known projects ahead. It also means you should not assume prices will snap back soon.

What Melbourne's condo stock looks like

Census data shows only 17.3% of Melbourne's housing in buildings of ten or more units, against 57.2% detached houses. The median home dates from 1985. Most mainland condos are garden-style or mid-rise complexes from the 1970s through the 1990s, often clustered along the major roads and near the river, plus some newer townhome-style communities on the western side of the area.

Melbourne has few oceanfront towers, because the mainland city is on the lagoon, not the Atlantic. Oceanfront and beachside condos sit across the causeways in Indialantic, Indian Harbour Beach, Satellite Beach and Melbourne Beach, where prices are much higher. Riverfront condo buildings along the Indian River Lagoon are the mainland's water-view option.

Milestone inspections and reserves: which rules apply

Florida's post-Surfside rules apply by building height. Buildings with three or more habitable stories need a milestone inspection by December 31 of the year they turn 30 (or 25 if the local building official requires it), then every 10 years, and a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners cannot waive or reduce those structural reserves.

Many Melbourne complexes are one or two stories, which puts them outside the milestone and SIRS requirements. That does not mean their roofs, paving, plumbing and painting are funded. Ask any association, regardless of height, for:

A resale buyer can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. That window is the time to read them, not skim them.

Financing: warrantable or not

Conventional loans backed by Fannie Mae or Freddie Mac require the condo project to meet their standards. Projects with large pending repairs, low reserves, litigation, a high share of units owned by one investor or too much commercial space can be non-warrantable. A non-warrantable condo usually needs cash or a portfolio loan with a larger down payment.

Some Melbourne complexes are also approved for FHA or VA loans, which matters for first-time buyers and veterans. Have the lender pull the condo questionnaire in the first days of the contract. At these price points, a cash buyer has a real advantage over a financed buyer in a building with questions.

Insurance, fees and the true monthly cost

The association's master policy covers the building structure. You carry an HO-6 policy for the interior, contents and liability, ideally with loss assessment coverage in case the association passes along a hurricane deductible or an uninsured loss. Ask what the master policy's wind deductible is and when the policy renews, since renewals have driven fee increases across Florida.

To get the true monthly cost, add the mortgage, the HOA fee, the HO-6 premium, flood insurance if the building is in a high-risk FEMA zone, and property tax. The assessment resets to market value after the sale. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with later increases capped at 3% or CPI; a part-time owner gets the 10% cap on non-school levies instead. Ask about pet limits and minimum lease terms too, since those rules affect who will buy from you later.

Condo or house in Melbourne

The gap is large: $174,557 for the typical condo against $376,169 for a typical house, about $201,612 apart. A condo makes sense for a buyer who wants low maintenance, lives alone or as a couple, or wants to stay under a tight budget. A house makes sense once the HOA fee approaches what a mortgage payment on the extra $200,000 would be, or when you need a yard or garage.

Nearby, Palm Bay ($303,347 all-homes) and West Melbourne ($372,498) offer more newer townhomes and villas with HOAs instead of condo associations. Comparing a condo shortlist in Melbourne with a few villas in those cities is a fast way to see which structure fits your budget.

What buyers ask me

How much is a condo in Melbourne, FL?

Zillow's typical condo is about $174,557, down 4.0% over the past year. One-bedroom homes run about $134,717 and two-bedrooms about $211,575.

Are there oceanfront condos in Melbourne, FL?

Mainland Melbourne sits on the Indian River Lagoon, so most condos are inland or riverfront. Oceanfront condos are in the beach towns across the causeways, such as Indialantic and Melbourne Beach.

Do Melbourne condos need a milestone inspection?

Only buildings with three or more habitable stories. Many Melbourne complexes are one or two stories, but you should still review their budget, reserves and roof age.

Can I get a mortgage on any Melbourne condo?

Not always. Buildings with low reserves, pending repairs or litigation may be non-warrantable, which usually means cash or a portfolio loan. Have your lender check the building early.
