Cocoa Beach vs Melbourne: Where to Buy
An island beach town against a mainland working city on the same stretch of coast
Melbourne is the cheaper place to buy by a wide margin: Zillow's typical single-family house is $376,169 there against $731,164 in Cocoa Beach, and condos cost about half as much. Cocoa Beach charges for walking-distance ocean access on a small barrier island, while Melbourne is a mainland city of about 86,576 people with jobs, an airport and a hospital in town.

Prices side by side
On Zillow's home value index, the all-homes figure is $456,162 in Cocoa Beach and $357,832 in Melbourne, a gap of $98,330. That headline understates the difference, because each city's mix is different.
- Condos: $357,109 in Cocoa Beach, $174,557 in Melbourne. A Cocoa Beach condo costs about 2.0 times as much, largely because so many are on or near the ocean.
- Single-family: $731,164 against $376,169, a difference of $354,995.
- Three bedrooms: $634,772 against $340,659.
- Two bedrooms: $339,600 against $211,575.
In other words, the Cocoa Beach premium is much bigger for houses than for the market overall. A buyer whose budget is around $350,000 can choose between a two-bedroom condo on the island or a three-bedroom house in Melbourne, and that is the decision most comparisons come down to.
How prices moved
Over five years, Melbourne's all-homes value is up 17.1% and Cocoa Beach's 14.4%. Over the past year both are close to flat: Melbourne down 0.5%, Cocoa Beach up 0.3%. Underneath, the split by type points in different directions. Cocoa Beach houses rose 3.2% while its condos fell 1.0%. In Melbourne, houses slipped 0.4% and condos fell 4.0%.
The pattern is consistent with buyers paying for scarce island houses while older condo buildings in both cities absorb higher association fees from Florida's reserve rules. That is a description of the data, not a forecast. In both places, sales in the specific building or subdivision tell you more than the citywide number.

Who lives in each city
Census data draws two very different towns. Cocoa Beach has about 11,377 residents, a median age of 59.2 and 36.3% aged 65 or older. About 24.8% of its homes are seasonal. Melbourne has about 86,576 residents, a median age of 42.5, 22.5% aged 65 or older, and only 3.7% seasonal homes.
Cocoa Beach is quieter in summer and fuller in winter, with many neighbors who split the year between Florida and somewhere else. Melbourne runs on a year-round calendar, with working families, students at Florida Tech and employees of aerospace and defense companies such as L3Harris and Northrop Grumman, both of which have major operations in the city.
Housing stock and age
The housing itself differs as much as the prices. In Cocoa Beach, 51.3% of homes are in buildings with ten or more units and 29.0% are detached houses. In Melbourne it is roughly the reverse: 57.2% detached and 17.3% in large buildings, with another 4.1% mobile homes, which Cocoa Beach has none of.
Melbourne's median home dates from 1985 and Cocoa Beach's from 1975. Both cities have plenty of older houses that will need a 4-point inspection and a wind mitigation report for insurance. In Cocoa Beach, older condo towers are a bigger part of the picture, so milestone inspections, structural reserve studies and special assessments come up in more transactions.
Insurance, flood and storm exposure
Both cities face hurricanes. The difference is the setting. Cocoa Beach sits on a narrow barrier island between the Atlantic and the Banana River, where much of the land is low and many properties are in FEMA high-risk zones. Melbourne is on the mainland along the Indian River Lagoon; riverfront and low areas carry flood risk, while many inland neighborhoods are outside the high-risk zones.
In practice, a Cocoa Beach house usually needs a flood policy and pays more for wind coverage than a similar Melbourne house inland. Barrier island residents also evacuate over the causeways when orders come. In either city, check the FEMA zone and elevation certificate for the exact address and get quotes during the inspection period.
Getting around and daily life
Melbourne has Melbourne Orlando International Airport, Holmes Regional Medical Center, I-95 and US 1, plus the riverfront districts of downtown Melbourne and Eau Gallie. The beaches are across the causeways in Indialantic, Indian Harbour Beach and Melbourne Beach. Cocoa Beach is closer to Port Canaveral, Kennedy Space Center and SR 528 to Orlando, with the ocean at the end of most streets.
Shopping, medical offices and big-box stores are spread along the mainland corridors in Melbourne, so errands are quick for residents there. In Cocoa Beach, groceries and restaurants are close, but larger shopping trips usually mean crossing to Merritt Island or the mainland. Buyers who work from home tend to weigh the beach more heavily; daily commuters usually weigh the drive.
Who each city fits
Cocoa Beach fits buyers who will pay for daily ocean access, retirees and snowbirds comfortable in a condo, people working at the Cape or the port, and boaters who want a canal home with a route to the Atlantic through Port Canaveral.
Melbourne fits families who need three or four bedrooms on a mid-range budget, people working in the aerospace and tech employers on the mainland, buyers who want the airport and hospital nearby, and anyone who prefers a year-round neighborhood. The beach is a short drive away.
Taxes work the same in both: no state income tax, homestead of up to $51,411 off assessed value in 2026 for a permanent residence, and a reset to market value after you buy. A shortlist with one option from each city usually makes the choice obvious within a weekend of showings.
