Buying a Condo in North Fort Myers
Half the price of a house here, with the association's books deciding whether it is a bargain
The typical condo in North Fort Myers is worth about $143,342 on Zillow's index, almost exactly half the single-family figure of $286,716. Condo values fell 9.5% over the past year, so buyers have leverage, but the drop also reflects higher association costs that you inherit when you buy.

What the condo market here looks like
North Fort Myers is not a high-rise market. Census data shows only 4.8% of homes in buildings with 10 or more units, compared with 34.8% across the river in Fort Myers. Most condos here are garden-style and low-rise buildings, villas and attached units, many inside golf or 55+ communities. The median year built for all housing is 1986, so a large share of condo buildings predate the 2002 Florida Building Code.
A typical one-bedroom is about $111,516 and a two-bedroom about $175,528 on Zillow's all-homes bedroom figures. Those numbers include manufactured homes, so treat them as a range, not a condo price list. For comparison, the Fort Myers condo index is about $216,573, roughly $73,000 above North Fort Myers.

Why condo prices fell faster than houses
Single-family homes in North Fort Myers are down 2.4% over the past year. Condos are down 9.5%. The gap is mostly about association costs. Since the 2022 condo safety law and the changes that followed, many associations have raised fees to fund reserves, repaired roofs and structures, and paid more for building insurance. Some levied special assessments. Owners on fixed incomes sold, and buyers priced the higher fees into their offers.
For you, that means two condos with the same layout and the same asking price can be very different purchases. One may have finished its repairs and funded reserves. The other may be about to start.

Milestone inspections, SIRS and low-rise buildings
The state's milestone inspection and Structural Integrity Reserve Study rules apply to condo buildings three or more habitable stories tall. Those buildings owe their first milestone inspection at age 30 (age 25 where the local building official sets it), with repeats on a 10-year cycle. The SIRS is required every 10 years, and for budgets adopted on or after December 31, 2024, owners cannot waive or reduce SIRS reserves.
Many North Fort Myers condo buildings are one or two stories and fall outside those two requirements. That does not mean their costs are lower in the long run. Roofs, paving, plumbing and pool equipment still wear out. Look at the reserve schedule and ask how the board plans to pay for the next roof. A low monthly fee can mean the bill is coming later as an assessment.
Documents to read in the 7-day window
Once the association documents reach you, Florida law gives you 7 days, not counting weekends and legal holidays, to walk away. Use that window. Ask for:
- The current budget and reserve schedule
- The SIRS and milestone reports, if the building is three stories or more
- Board minutes for the past 12 to 24 months
- Any special assessments approved or under discussion
- The master insurance policy, its hurricane deductible and the last premium increase
- The rules on pets, vehicles, age restrictions and approval of buyers
Minutes are where problems show up first. Talk of roof bids, loan proposals or insurance shopping usually means fees are about to change.
Building insurance and your own policy
The association insures the building structure, and the cost is built into your monthly fee. Ask what the hurricane deductible is and whether owners share it through an assessment after a storm. Florida hurricane deductibles are a percentage of the insured value, and on a whole building that can be a large number.
You will also need your own HO-6 policy for the interior, your belongings and loss assessment coverage. Get that quote early, and ask whether the building is in a high-risk FEMA flood zone. Lenders may require flood coverage at the building level, the unit level or both. Hurricane Ian in 2022 caused damage in parts of North Fort Myers, so ask what the association repaired and how it was paid for.
Financing a North Fort Myers condo
Lenders review the association before they lend. A condo can be non-warrantable if the reserves are weak, the building has unresolved structural issues, there is litigation, or a large share of units are owned by one party. Non-warrantable condos usually need a portfolio loan with a larger down payment, or a cash buyer.
At these price levels many buyers pay cash. Even so, check warrantability, because it affects how many buyers can purchase the unit from you later. If you are financing, have your lender start the condo questionnaire as soon as your offer is accepted.
Condo or house in North Fort Myers
The condo saves about $143,000 on the purchase compared with the typical house. It also hands roof, exterior and grounds to the association, which many retirees and seasonal owners want. Seasonal homes are 16.2% of the local stock and residents 65 and over are 45.8% of the population, and the condo market reflects that.
A house costs more up front and puts every repair on you, but you control the timing and there is no board vote on your expenses. Compare the condo's monthly fee plus your HO-6 policy against the house's insurance, maintenance and any HOA. If the home will be your permanent residence, homestead applies to a condo just as it does to a house. Send me your budget and must-haves and I will shortlist buildings with their fees and reserve status side by side.
