Buying a Condo in Titusville
Low entry prices on the Space Coast, and older buildings that need a careful read
The typical Titusville condo is worth about $149,826 on Zillow's home value index, down 5.7% over the past year, while the city's all-homes value barely moved (down 0.3%). That makes condos the cheapest way into Brevard County's riverfront city, but at this price level the building's paperwork matters more than the unit's finishes.

What $110,000 to $170,000 buys in Titusville
Zillow puts a typical 1-bedroom Titusville home at about $110,322 and a 2-bedroom at about $170,656. Most of what trades in that range is condos and small villas, so those two numbers are a fair guide to condo budgets. The typical single-family house is about $286,787, so a condo costs roughly half of a house here, a gap of about $136,961.
Condos are a small part of the city. Census data shows only 13.5% of housing units sit in buildings with 10 or more units, while 63.3% are single-family detached homes. Fewer buildings means fewer listings at any one time, and a single complex with a problem can make up a big share of what is for sale. When the same building shows up again and again in search results, I want to know why before a client makes an offer there.

Why condo values fell while houses held
Titusville condos lost 5.7% in a year while single-family values slipped only 0.2%. That pattern shows up across Florida since the 2022 condo safety law. Buyers now price in the cost of full reserves and repairs, and older buildings that were underfunded have had to raise fees or levy special assessments. A lower price can be fair compensation for that, or it can be a warning.
The median Titusville home was built in 1982, and many condo buildings near the Indian River are older than that. Any building of three or more habitable stories needs a milestone structural inspection by December 31 of the year it turns 30, and then every 10 years. It also needs a Structural Integrity Reserve Study (SIRS) every 10 years, and since budgets adopted on or after December 31, 2024, owners can no longer vote to waive or cut those reserves.

Documents to read before you commit
Since July 1, 2025, a resale condo buyer can cancel within 7 days (excluding weekends and legal holidays) after receiving the association documents. Use those days. My checklist for a Titusville condo:
- Milestone inspection report: phase 1 findings, and whether a phase 2 was required.
- SIRS: what it says the roof, structure, waterproofing and plumbing will cost, and whether the current budget funds it.
- Budget and reserve balance: compare monthly fees to what the reserve study calls for. A cheap fee with thin reserves is a deferred bill.
- Board minutes for the last 12 to 24 months: talk of concrete repair, roof bids, elevator work or lawsuits shows up here first.
- Special assessments: adopted, proposed or discussed. Ask the seller and the association in writing.
- Master insurance policy: the premium, the wind deductible and what the policy leaves to unit owners.
Insurance: the building's policy and your own
The association insures the structure; you insure the interior, your contents and your liability with an HO-6 policy. Two details matter in Brevard. First, the master policy's hurricane deductible is a percentage of the building's insured value, and the association can pass part of that cost to owners after a storm. Second, many HO-6 policies offer loss assessment coverage, which helps pay your share of such a charge. It is usually inexpensive to add.
Ground-floor units near the river deserve a FEMA flood zone check. Lenders require flood coverage in high-risk A and V zones, and the association's flood policy, if it has one, may not cover your interior. Get your HO-6 and any flood quote during the 7-day review, not after.
Getting a loan on an older Titusville condo
Conventional lenders want the building to be warrantable. Common reasons a condo fails that test: too much of the budget in arrears, an owner holding too many units, ongoing litigation, a short-term-stay setup that looks like a hotel, or significant deferred maintenance flagged in an inspection. A non-warrantable condo can still be financed, but usually with a larger down payment and a higher rate, and the pool of future buyers is smaller.
On a $149,826 condo with 20% down, the down payment is about $29,965. On the $119,861 loan, Florida note stamps at $0.35 per $100 come to about $420 and the intangible tax at 0.2% to about $240. Cash buyers skip both. Who pays the owner's title policy follows county custom and the contract, so read that line before you sign.
Ask the lender for its condo questionnaire early. The association fills it out, and the answers about reserves, delinquencies and pending repairs often decide the loan. A building that cannot answer cleanly in the first week rarely improves by the second.
Add the monthly association fee to your payment math from the start. On a condo near $150,000, a fee of several hundred dollars a month can weigh as much as the mortgage itself.
Rules that shape daily life and resale
Older Titusville complexes often have pet limits by weight or number, rules on who can lease and for how long, and approval steps for new buyers. These rules affect how easily you can sell later, so read them as a future seller would. Some buildings are age-restricted under the federal 55+ rules, which narrows the buyer pool but can suit retirees; Census data shows 23.2% of Titusville residents are 65 or older. Ask for the declaration and rules before you fall for a view of the river or a launch from the balcony.
If you want to see which buildings have clean inspections and funded reserves right now, a shortlist built around those documents is the fastest way to narrow the field.
