How Titusville compares with the rest of Brevard
On Zillow's all-homes values, which blend condos and houses:
- Titusville: about $271,676
- Cocoa: about $297,053
- Palm Bay: about $303,347
- Melbourne: about $357,832
- Mims, just north of the city: about $389,905
- Rockledge: about $397,116
- Merritt Island: about $430,278
- Cocoa Beach and Satellite Beach: about $456,162 and $515,720
The gap to Merritt Island is about $158,602 on the typical home. Titusville trades a longer drive to the beaches for that saving, and for most buyers I talk to, the question is whether the drive is worth that much to them. Prices here rose 18.1% over five years for all homes, then went flat in the last year.

Older houses: what the inspection must cover
Census data puts the median Titusville home's construction year at 1982, so many houses are 40 to 60 years old. With homes of that age, I ask the inspector to go beyond the standard report:
- 4-point inspection for the insurer: roof, electrical, plumbing and HVAC. Older electrical panels of certain brands and aluminum branch wiring can block coverage until replaced.
- Drain lines: cast iron under the slab can crack with age. A camera scope of the main line costs little next to a slab repair.
- Supply pipes: polybutylene was used in some homes built from the late 1970s to the mid-1990s, and many insurers decline it.
- Roof age from the permit record, plus a wind mitigation inspection to document straps, roof shape and opening protection.
A house that needs a roof and a panel can be a fair buy at the right price. Just get the repair quotes before the inspection period ends, so they shape the price.
Flood zones near the Indian River
Titusville runs along the Indian River Lagoon, and parts of the city, especially low streets close to the water, sit in FEMA high-risk zones. If an address falls in an A or V zone and you use a mortgage, the lender will require flood insurance. Look up the zone for the exact address, ask for an elevation certificate if the seller has one, and get a flood quote alongside the homeowner's quote. Flood coverage is a separate policy, through the NFIP or a private carrier.
Homeowner's policies in Florida carry a hurricane deductible set as a percentage of dwelling coverage, often 2%, 5% or 10%. On a house insured for $300,000, a 5% deductible is $15,000 out of pocket before the policy pays storm damage, so choose the deductible with your cash reserves in mind.
Location trade-offs that show up in the price
Kennedy Space Center sits across the Indian River from Titusville, and launches are visible from much of the city's riverfront. I-95 and US-1 both run the length of the city, and SR 50 heads west toward Orlando, which makes Titusville workable for buyers who split time between the coast and Central Florida. What you give up is a quick trip to the sand: most Titusville addresses are a longer drive from the ocean than homes in Cocoa Beach or Satellite Beach.
Inside the city, prices vary by street more than by zip code. A house with a river view and a house six blocks inland can sit far apart on price and on insurance cost, so compare the two with real quotes before deciding the view is worth it.
Property taxes, homestead, HOA and cash to close
If the house will be your permanent Florida residence, apply for homestead. In 2026 it can take up to $51,411 off the assessed value, and Save Our Homes then caps yearly increases in the assessed value at 3% or CPI, whichever is lower. Remember that the seller's tax bill is not your tax bill: the assessment resets to market value the year after you buy. Second-home buyers get no homestead exemption, only a 10% cap on non-school levies.
Many older Titusville neighborhoods have no HOA at all, which some buyers like and others find too loose. Newer subdivisions usually do have one, and some carry CDD assessments on the property tax bill. Ask for both numbers before you write the offer.
On a $286,787 house with 20% down, the down payment is about $57,357. On the $229,430 loan, note stamps at $0.35 per $100 are about $803 and the intangible tax at 0.2% is about $459. Add lender fees, title charges, the inspection, a survey, prepaid insurance and an escrow cushion for taxes. In Brevard, who pays the owner's title policy depends on local custom and what the contract says, so confirm it with your agent and title company at the start. Florida has no state income tax, which helps the monthly budget but does not change closing costs.
If you want to compare a handful of Titusville houses by roof age and flood zone side by side, that is exactly what a shortlist is for.
What buyers ask me
How much does a house cost in Titusville, FL?
Zillow's index puts the typical single-family house at about $286,787 in 2026. A typical 3-bedroom is about $276,775 and a 4-bedroom about $375,614.
Is Titusville cheaper than Melbourne?
Yes, on Zillow's all-homes values: about $271,676 in Titusville versus about $357,832 in Melbourne.
Do I need flood insurance in Titusville?
Only if your lender requires it, which happens in FEMA high-risk A and V zones. Many owners outside those zones still buy a policy because coverage is often inexpensive there.
Will my property taxes match the seller's?
Usually not. The assessed value resets to market value after a sale, so budget from the purchase price and any homestead exemption you qualify for.
