Buying a House in Spring Hill
Mostly 1980s-2000s block homes, with a few local inspection points that matter
A three-bedroom house in Spring Hill typically costs about $307,317 on Zillow's home value index, and single-family homes overall run about $303,709. Prices dipped 1.9% over the past year after rising 20.8% over five years, so buyers have some room to negotiate, and the inspection period is where most of that negotiation happens.

Price by bedrooms and where the money goes
Spring Hill's price ladder is short and even:
- 2 bedrooms: about $236,892
- 3 bedrooms: about $307,317
- 4 bedrooms: about $359,902
- 5+ bedrooms: about $435,623
Each step up costs roughly $52,600 to $75,700. The lower third of the market is around $242,234 and the upper third around $388,858. Inside that range, the differences between two houses usually come from roof age, pool, garage size, lot and whether the home is in an HOA subdivision or an older non-HOA street.
When I compare homes for a buyer here, I add the first year of insurance and any needed roof work to the price. A cheaper house with a 20-year-old roof can cost more in year one than a pricier house with a new one.

Sinkholes: the inspection item out-of-state buyers miss
Hernando County sits in one of Florida's sinkhole-prone regions. That doesn't mean every house has a problem, but it changes your checklist:
- Ask about prior claims. Sellers should disclose known sinkhole activity and past claims. Ask directly, and ask for engineering reports and repair records if there was one.
- Understand repairs. A house that had a sinkhole repaired with grouting or underpinning may be sound, but some insurers treat it differently. Get a quote before you are committed.
- Look for signs: cracks in stucco, block walls or floor tile, doors that stick, and settling around the slab or driveway. Your inspector can flag these; a geotechnical engineer can evaluate them.
- Price the coverage. Florida policies must include catastrophic ground cover collapse coverage, but full sinkhole coverage is usually an optional add-on.

Roof, wind mitigation and the 4-point
With a median build year of 1993, many Spring Hill houses are on their second roof, and some are due for a third. Ask for the roof permit date. Insurers care about roof age more than almost anything else, and an older shingle roof can limit which companies will write the policy.
A wind mitigation inspection records roof shape, roof-to-wall connections, roof deck nailing and window protection. It costs little and can lower your premium for years. For older homes, many insurers also require a 4-point inspection of the roof, electrical panel, plumbing and HVAC. Some panels and plumbing materials from past decades raise flags, so read that report early.
Septic, wells and flood zones
Parts of Spring Hill are on septic systems. Ask whether the house is on sewer or septic, and if septic, have the tank pumped and inspected during the inspection period. Replacing a drain field is a large cost you want to know about before closing. If a property is on a private well, test the water.
Spring Hill is inland, but flood zones follow low ground, retention areas and drainage. Check the FEMA zone for the exact address. If the house is in an A or AE zone, a lender will require flood insurance, which is separate from the homeowners policy. Even outside those zones, a flood quote is usually inexpensive and worth getting. Check your hurricane deductible too: it is set as 2%, 5% or 10% of dwelling coverage, and Florida applies it once per calendar year rather than per storm.
HOA, CDD and the homestead reset
Many older Spring Hill streets have no HOA at all, which some buyers like and others don't: no dues, but also no rules on neighbors' trailers, fences or upkeep. Newer subdivisions usually have an HOA, and some carry a CDD assessment that appears on the property tax bill as a non-ad valorem charge. Ask for the HOA budget, the CDD amount and how many years of CDD debt remain.
Property tax is based on your purchase price, not the seller's assessed value. Once the house is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps annual increases at 3% or CPI. If this will be a second home, there is no homestead, and the yearly cap on assessment growth is 10% and applies only to non-school levies. A constitutional amendment on property tax is on the November 3, 2026 ballot; the outcome wasn't known when this was written.
Nearby places that cost less or more
Zillow's all-homes figures for neighboring areas:
- Less: Masaryktown about $229,896 and Ridge Manor about $246,779, both more rural.
- About the same: Brooksville about $305,543.
- More: Weeki Wachee Gardens about $349,249 and Hernando Beach about $484,089, closer to the Gulf.
Spring Hill itself is a solid choice for a buyer who wants a standard three- or four-bedroom house at a price that has become rare closer to Tampa. The trade-off is that the inspection list here is longer than the price suggests, so build time for it into your offer.
One more practical point: houses in Spring Hill vary more by street than by neighborhood name. Two homes with the same bedroom count and the same Zillow area can differ by $50,000 because one has a pool, a newer roof and a two-car garage. Compare like with like, and ask for the last few sales on the same street before you settle on a price.
Spring Hill: questions and answers
