Moving to Spring Hill, FL
A big, year-round suburb north of Tampa where a house still costs about $300,000
Spring Hill is a good fit for people who want an affordable single-family house within commuting range of Tampa: Zillow's home value index puts the typical home at $303,307, and 88.3% of homes are single-family detached. It is a large, car-dependent suburb with few amenities on the water, so it suits buyers who want space and value more than a beach-town address.

What Spring Hill is, in practical terms
Spring Hill is an unincorporated community in Hernando County with 119,983 residents, more than most Florida cities. Because it isn't a city, county government handles zoning, roads and most services, and there is no city property tax layer on top of the county's. Much of it was laid out as a planned subdivision decades ago, with long grids of residential streets and houses on similar-size lots.
The housing is mid-age for Florida. The median home was built in 1993, and only 2.8% of homes sit in buildings of 10 or more units. Mobile homes are 2.9%. In other words, this is a market of detached houses, many with three bedrooms and a garage, plus newer subdivisions on the edges.

Who lives here
The median age is 44.0, younger than many Gulf Coast towns, and 22.8% of residents are 65 or older. Only 2.1% of homes are seasonal or occasional-use. That combination describes a year-round place: working families, commuters, retirees who live here full time, and fewer snowbirds than you might expect for Florida.
Hernando County as a whole has a more rural feel once you leave the main corridors. East of Spring Hill toward Brooksville the land rises into rolling hills, and north and east you find horse properties, small farms and large-lot homes. Some buyers start in Spring Hill and end up a few miles out on an acre or more, trading a longer drive for land.
For a newcomer, that means schools, youth sports, churches and local businesses run on a normal 12-month calendar. Traffic and stores don't swing between winter and summer the way they do in resort areas.

Getting around and the Tampa commute
Two roads shape life here. US-19 runs along the west side with most of the shopping and services. The Suncoast Parkway, a toll road, runs to the east and connects south toward Tampa. Many commuters use the Parkway daily; budget for tolls if you plan to work in Tampa or north Pinellas. Tampa International is the closest major airport.
Weeki Wachee Springs State Park, with its spring and river, is at the western edge of the area, and Gulf access is a short drive west toward Hernando Beach and Weeki Wachee. Spring Hill itself is inland. Buyers who imagine walking to the beach should look elsewhere or plan on a drive.
What housing costs, and how prices moved
Zillow puts a two-bedroom at $236,892, a three-bedroom at $307,317 and a four-bedroom at $359,902. The lower third of the market is near $242,234 and the upper third near $388,858, a fairly narrow band. Condos average $220,119 but are a small part of the market.
Prices are up 20.8% over five years and down 1.9% over the past year, with condos down 5.6%. The Zillow neighborhood figures show the spread inside Spring Hill: Weeki Wachee Acres around $210,287, Timber Pines (a gated 55+ community) around $277,415, and Lake in the Woods around $476,707. Brooksville, the county seat to the east, is close in price at $305,543.
Pros and cons for buyers
- Pro: price. A three-bedroom house near $307,000 is hard to find closer to Tampa.
- Pro: newer than many older Florida suburbs. A 1993 median means fewer 1960s plumbing and wiring problems.
- Pro: year-round community with steady services.
- Pro: no state income tax and a homestead exemption once you live here full time.
- Con: driving for everything, plus tolls if you commute on the Parkway.
- Con: sinkhole risk. Hernando County is part of Florida's sinkhole-prone region, which affects inspections and insurance.
- Con: few water or walkable options within Spring Hill itself.
- Con: insurance cost, which can feel high next to the purchase price.
For most families the price and the commute decide it. For retirees, the bigger questions are distance to doctors and whether a 55+ community like Timber Pines or a regular street fits better.
What newcomers get wrong
The first mistake is assuming insurance will look like it did back home. In Florida it is often one of the largest monthly costs after the mortgage. Get quotes early, using the roof age and a wind mitigation report. Florida insurers must include catastrophic ground cover collapse coverage, but broader sinkhole coverage is usually optional and priced separately. Ask the seller about any past sinkhole claim or repair.
The second is budgeting property tax from the seller's bill. Florida's homestead exemption takes up to $51,411 off assessed value in 2026 for a permanent residence, and Save Our Homes limits yearly increases to 3% or CPI, but the assessment resets to market value when you buy. Newer subdivisions may also carry a CDD assessment on the tax bill. Florida has no state income tax, which offsets some of this for people moving from income-tax states.
The third is ignoring utilities. Some older homes run on septic systems; ask whether the house is on septic or sewer, and inspect the septic tank if it applies. Check the FEMA flood zone of the exact address, and get a 4-point inspection if the insurer asks for one.
