Where Cypress Gardens is and what it is

Cypress Gardens is the area southeast of central Winter Haven named after the Cypress Gardens attraction, which opened in the 1930s and was famous for its gardens and water-ski shows. LEGOLAND Florida now operates on that site, on the shore of Lake Eloise. Cypress Gardens Boulevard (SR 540) is the main east-west road through the area.

Cypress Gardens is a Census-designated place rather than a neighborhood inside the city, and much of it is in unincorporated Polk County even though mailing addresses read Winter Haven. Zillow's boundary for "Cypress Gardens" may not match exactly what locals or listing agents call the area. For any address, confirm whether it is inside Winter Haven city limits, since that decides who provides water, sewer, police and fire, and which millage rates appear on your tax bill.

Cypress Gardens home values against the rest of Winter Haven

Zillow's four Winter Haven-area communities line up like this:

Cypress Gardens is about $48,500 above Jan-Phyl Village and about $92,000 above Inwood. It sits slightly above Winter Haven's single-family index of $277,005, and between the city's 3-bedroom figure ($265,486) and 4-bedroom figure ($320,188). Note that Zillow's neighborhood value covers all home types, while the bedroom figures are for the whole city.

Over five years, Cypress Gardens and the city moved almost in step (14.6% vs 14.4%). Inwood, starting from a lower base, grew much faster. The area's one-year dip was a bit smaller than the city's 2.3% decline.

The kind of housing you will find

The Cypress Gardens area is mostly single-family homes on residential streets, with lakefront and lake-view houses on several lakes and newer subdivisions in parts of the area. Winter Haven as a whole has 65.6% detached single-family housing and a median build year of 1990, and Cypress Gardens fits that general pattern of established homes mixed with newer construction.

Because Zillow gives only the all-homes value for the neighborhood, a lakefront house and a house a few streets back are averaged together. Expect waterfront homes to sell well above $282,978 and inland streets to sit closer to or below it. The only way to price a specific house is with recent sales of similar homes nearby, which I pull before every offer.

Living near LEGOLAND and the lakes

Being close to a major attraction has practical effects. Traffic on Cypress Gardens Boulevard picks up on busy park days and during school breaks. Streets right next to the park get more activity than those a mile or two away. Some buyers like the restaurants and services that have followed visitors; others prefer a quieter street farther from the boulevard. Drive the area on a weekend morning and a weekday evening before you choose.

The lakes are the main draw for many buyers. Before buying lakefront, ask whether that lake connects by canal to Winter Haven's Chain of Lakes or stands alone, since that determines how far you can boat. Ask about normal water levels, too: in dry years, some lakes drop and docks can end up in shallow water.

For daily life, the southeast side is a drive from downtown Winter Haven but close to US 27 to the east, which is the usual route north toward I-4 and Orlando. Buyers who commute toward Lakeland or Tampa should time the drive west across the city at rush hour, since that trip is longer from here than from the north side.

What to check when buying in Cypress Gardens

Taxes and the homestead reset

Whatever the seller pays in property tax, your bill will be based on your purchase price, since Florida resets the assessment at sale. If the home will be your permanent residence, file for homestead with the Polk County Property Appraiser: in 2026 it removes up to $51,411 of assessed value and caps future increases at 3% or CPI. Second-home owners get no homestead and face a 10% annual cap on non-school assessment increases.

If you like the area but the numbers are tight, Jan-Phyl Village or Inwood can put you nearby at a lower price. Comparing a short list of homes across these areas is usually the fastest way to see what your budget gets on the southeast side.
