Moving to Lake Wales, FL
A ridge town in south Polk County where your budget goes further
Moving to Lake Wales, FL usually starts with price: Zillow's home value index puts the typical home at $239,669, about $70,000 below Lakeland and lower than almost every nearby Polk County city. Whether that makes it a good place to live depends on how you feel about a quieter, older town an hour or so from the big metros, and on which part of the local market you buy into.

What $240,000 buys in Lake Wales today
The single-family index sits at $244,974 and a typical 3-bedroom at about $261,096. A 4-bedroom runs near $307,388, which in Lakeland or Davenport would barely cover a 3-bedroom. The lower third of the market trades around $139,844 and the upper third around $348,047, so the spread between an older in-town house and a newer 4-bedroom on the edge of town is wide.
Prices dipped 2.1% over the last year after rising 20.6% over five years. In plain terms, a home worth about $199,000 five years ago is now near $240,000, and buyers today have more room to negotiate than they did in 2022. Condos are a small part of the market here, and the condo index fell 9.4% in a year, so treat condo pricing as building-by-building.

The housing stock: older core, newer edges
Census data shows 64.3% of homes in Lake Wales are detached single-family, only 9.0% sit in buildings of 10 or more units, and 5.5% are mobile homes. The median home was built in 1991, which hides two very different groups: older homes in and around the historic downtown and the lakes, and newer subdivisions that have gone up on former citrus land around the city.
For a mover, that means two separate shopping lists. Older homes bring mature trees, bigger lots and character, along with roof, plumbing and electrical questions. Newer subdivisions bring builder warranties and lower insurance quotes, along with HOA dues and often a CDD assessment on the tax bill.

Who lives here and how it feels day to day
Lake Wales has about 16,785 residents, a median age of 42.7 and 26.7% of residents aged 65 or older. That is a noticeably older profile than Lakeland. Only 6.7% of homes are seasonal, so this is mostly a year-round town rather than a snowbird enclave.
The town sits on the Lake Wales Ridge, which is higher ground than much of Florida. Bok Tower Gardens is just north of town, Lake Wailes sits next to downtown, and the curiosity known as Spook Hill is a local landmark. Daily errands are local; bigger shopping, specialty care and airport trips mean driving to Lakeland, Winter Haven or toward Orlando. AdventHealth Lake Wales is the hospital in town.
Getting around from Lake Wales
US 27 runs north-south past the city and SR 60 runs east-west through it. US 27 north connects to I-4 near Davenport and Haines City, which is the route most people use toward Orlando. Tampa is reached by heading west on SR 60 or north to I-4 through Lakeland. Expect real drive times: a daily commute to Orlando or Tampa from here is long, and most people who move to Lake Wales work locally, remotely or are retired.
Taxes, insurance and storm planning
Florida has no state income tax, which matters to people moving from high-tax states. Property tax is where you pay instead. If Lake Wales will be your permanent home, file for homestead with the Polk County Property Appraiser: it takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. Remember the assessment resets to market value when you buy, so the seller's current tax bill is not your tax bill.
Being inland helps with storm surge, but wind does not stop at the coast. For each house, check the FEMA flood zone (lakefront and low-lying lots can be in an A zone), ask the roof age, and order a wind mitigation inspection. Get an actual insurance quote during your inspection period, before your deposit goes hard. Read the hurricane deductible line closely: on a $250,000 dwelling limit, a 2% deductible means the first $5,000 of storm damage is yours.
Buying in Lake Wales before you live here
Many people moving to Lake Wales buy from another state or from Canada. That works, with a few habits. Visit at least once in summer, when heat, afternoon storms and traffic on US 27 show you the real town. Ask your lender for a full approval before you write offers, since sellers in a softer market still prefer a clean file. Use video walk-throughs for second looks, but have the inspector, not the listing photos, decide the condition.
Closings in Florida are handled by a title company or attorney and can be done by mail or with a remote online notary, so you do not have to fly in to sign. Budget for the buyer side: lender fees, the note and mortgage taxes if you finance, title charges by local custom, and prepaid insurance and taxes. Who pays for the owner's title policy follows local custom and the contract, so read that line before you sign.
What newcomers get wrong about Lake Wales
- Assuming the cheapest listing is the best value. A $140,000 house from the 1950s can need a roof, a panel and new plumbing before an insurer will write it. A 4-point inspection tells you early.
- Ignoring the CDD. A new home at the same price as a resale can cost more each month once the CDD and HOA are on the bill.
- Underestimating distance. Price the drive you will make three times a week, not the one you make on moving day.
- Comparing only to Lakeland. Frostproof ($217,083) and Fort Meade ($225,706) are cheaper still; Dundee ($261,783) and Winter Haven ($271,922) are a step up with shorter drives north.
If you tell me your budget, how often you need to be in Orlando or Tampa, and whether you want new or established, I can narrow Lake Wales to a short list of streets and subdivisions that fit.
What buyers ask me
Is Lake Wales a good place to live?
For buyers who want lower prices and a quiet, year-round town, it can be. The typical home is about $239,669, cheaper than most of Polk County. The trade-offs are longer drives to big-city jobs, airports and shopping, and an older housing stock that needs careful inspection.
How much does a house cost in Lake Wales, FL?
Zillow's index puts the typical single-family home near $244,974, a 3-bedroom near $261,096 and a 4-bedroom near $307,388. Values fell about 2% over the last year after a 20.6% rise over five years.
How far is Lake Wales from Orlando?
It is roughly an hour's drive to the Orlando area via US 27 and I-4, more in traffic. Most residents do not commute to Orlando daily.
Is Lake Wales in a flood zone?
It depends on the address. The ridge is higher ground, but homes near lakes or low spots can sit in a FEMA A zone. Check the flood map for the specific property and get a flood quote even if it is not required.
