What and where Palm Aire is
Palm Aire is a large golf-course community in the southwest part of Pompano Beach, built around the Palm Aire Country Club and its courses. Housing is mostly condominiums, from low-rise garden buildings to taller towers, along with villas and some single-family homes. It is split into many separate associations and sub-communities, each with its own budget and rules.
The name also crosses a city line. Part of the area commonly called Palm Aire lies in Fort Lauderdale, while Zillow's "Palm Aire" neighborhood here is the Pompano Beach portion. When you look at a listing, check the city on the property record, since it affects property taxes, permits and services.
Palm Aire is inland, west of the Intracoastal and the beach, with I-95 and Florida's Turnpike nearby for getting around Broward and to Palm Beach County.
Palm Aire's numbers against the rest of Pompano
At about $223,114, Palm Aire is about 9% below Pompano's typical condo and about 36% below its all-homes value. The five-year gain of 8.0% compares with 21.6% for the city. The one-year drop of 7.7% is the steepest on Zillow's Pompano list.
Other condo-heavy areas in the city show a similar pattern:
- Leisureville: about $227,260, down 4.4% in a year, up 20.5% over five.
- Cypress Cove: about $244,540, down 6.3% in a year, up 10.2% over five.
- Cypress Bend: about $203,276, down 2.7% in a year, up 10.0% over five.
- Gardens: about $190,944, down 5.3% in a year, up 20.8% over five.
Detached-house areas did better. Kendall Green ($390,745) rose 30.5% over five years and Cypress Lakes ($457,492) 32.5%. The gap is about building type and association costs more than location.

Why condo values here have lagged
Pompano's median build year is 1974, and many Palm Aire buildings are decades old, so check the year built for each one you consider. Older associations across Florida are now paying for work under the post-2022 condo law: milestone inspections for buildings of three or more habitable stories, Structural Integrity Reserve Studies, and fully funded structural reserves for budgets adopted on or after December 31, 2024. Building insurance for older South Florida condos has also become far more expensive.
Those costs land on owners as higher monthly fees, special assessments or both. Buyers price them in, and values fall. Inside Palm Aire, the effect varies a lot by association. A building that finished its concrete and roof work and funded its reserves can be worth noticeably more than a similar unit next door in an association that hasn't started.
Documents to request for a Palm Aire unit
A resale condo buyer can cancel within 7 days after receiving the association documents, excluding weekends and legal holidays. In Palm Aire, I ask for the following before that window closes:
- The current budget and how much goes into reserves.
- The SIRS and the milestone inspection report, where the building requires them, and the status of repairs.
- Every special assessment passed or proposed, with amounts and dates.
- Board minutes for at least the last year.
- The master insurance policy, its premium and its hurricane deductible.
- Any master or club-related fee on top of the association fee.
- The share of owners behind on dues.
Also confirm whether the specific association is age-restricted. Some Pompano communities are 55+ and some are not, and that changes who can live in the unit.
Golf course, insurance and flood
Golf views are a big part of what people pay for in Palm Aire. Ask how the courses are owned and operated today, and whether any plan to redevelop or change a course has been discussed, since that can affect views and values around it.
The association insures the building; your HO-6 covers the interior. Add loss assessment coverage, which can help pay your share of a building deductible after a storm. Palm Aire is inland, but parts of Broward are low; check the FEMA flood zone for the building and ask whether the association carries flood insurance on the structure.
Financing, taxes and closing
Lenders review each condo project. Low reserves, a large pending assessment, litigation or high delinquency can make an association non-warrantable, which rules out most conventional and FHA loans. Many Palm Aire buyers pay cash for that reason. If you need a loan, have the lender check the association first.
Plan for association approval too. Many Palm Aire associations review each buyer with an application, a fee and sometimes an interview, which can add a few weeks before closing. The closing agent will request an estoppel letter showing dues owed and any assessment balance, and that letter is worth reading line by line the day it arrives.
If the unit will be your permanent home, homestead in 2026 is worth up to $51,411 off assessed value, a large share on a unit near $223,114. Seasonal owners get no homestead. In Broward, the buyer customarily pays the owner's title policy; with 20% down on a $223,114 unit, note stamps and intangible tax are about $982. A shortlist that ranks Palm Aire associations by fee, reserves and assessment history is the clearest way to tell a real bargain from a cheap unit with a bill coming.
