New Construction Homes in Pembroke Pines

The jump from a 2-bedroom condo to a 3-bedroom house, and where new fits

New construction homes in Pembroke Pines come up only occasionally, because the city filled in through the 1980s, 1990s and 2000s and has little vacant land left. On Zillow's home value index, a typical 2-bedroom is worth about $234,109 while a 3-bedroom jumps to about $546,375, and new projects, mostly townhomes, tend to land in that gap.

Why the bedroom prices split so sharply in Pembroke Pines

Pembroke Pines has two housing markets living side by side. Census data shows 29.7% of units in buildings of 10 or more units and 46.0% detached single-family homes. Most 1- and 2-bedroom homes are condos, many in older communities, and Zillow values condos overall at about $187,128, down 6.4% over the past year. Most 3- and 4-bedroom homes are detached houses in planned neighborhoods, valued at $590,377 for single-family overall.

That leaves a large price gap between a 2-bedroom condo and a 3-bedroom house. New townhomes, when a project opens, are often the only brand-new option that sits between the two. For a household moving up from a condo, that middle option is worth a close look, but read the HOA documents as carefully as a condo's.

Census data also shows only 1.0% of homes are seasonal, and 20.0% of residents are 65 or older. Demand is year-round and local, so well-priced 3-bedroom houses tend to draw competition, while new townhomes compete mainly with each other and with renovated resales.

Finding new inventory in a built-out city

With few large parcels left, new construction in Pembroke Pines tends to appear as small projects on redeveloped sites. They sell through builder offices and their websites, sometimes before a model is open. A few practical points:

If the new project is a condo building rather than townhomes, different rules apply. Florida gives buyers of new-construction condos 15 days to cancel after signing or receiving the documents, and deposits up to 10% of the price must sit in escrow. Townhomes governed by an HOA don't come with that same statutory window, so the contract terms carry more weight.

New townhome vs a 1990s single-family house

The median Pembroke Pines home was built in 1992. Here's how I frame the choice for buyers weighing a new townhome against an older detached house at a similar price:

Contract and deposit checks on a Pembroke Pines new build

Before signing with a builder, I'd confirm where your deposit is held and the conditions under which it's refundable, and whether any part of it can be used for construction. Read the completion clause, since many builder contracts give a wide window for finishing the home. Ask for the right to an independent pre-drywall and final inspection in writing.

Incentives such as closing-cost credits or rate buydowns usually require the builder's lender. You can use any lender, so get an outside loan estimate and compare the full cost. For townhomes, ask for the HOA's proposed budget and what the developer pays while it still controls the board.

Closing costs, taxes and flood in Broward

In Broward, the buyer customarily pays the owner's title policy, which is a state-set rate, so include it in your cash to close. If you finance, add $0.35 per $100 of the loan in note stamps and 0.2% intangible tax. Builders sometimes write the contract so the buyer pays the deed stamps too, which normally fall on the seller, so check that line.

Taxes reset to market value after purchase. A permanent residence qualifies for homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping later increases at 3% or CPI. Flood zone varies across the city's low, flat terrain, so pull the FEMA zone and get a flood quote during the inspection period.

Pembroke Pines compared with nearby cities

Zillow's all-homes values: Pembroke Pines about $486,731, Miramar $519,502, Davie $515,457, Hollywood $442,331 and Weston $718,627. Over five years, Pembroke Pines is up 27.6%, and over the past year it's down 1.5%, mostly from softer condo values. Buyers moving up from a condo often find that Pembroke Pines and Miramar offer the most 3- and 4-bedroom choice in southwest Broward below Weston prices. A 4-bedroom in Pembroke Pines is valued near $719,570. If you tell me the bedroom count and budget, I'll pull new projects and newer resales across these cities into one list.

Quick answers

Is there new construction in Pembroke Pines FL?

Occasionally. Most of the city is built out, so new homes come as small townhome or single-family projects on redeveloped land. Nearby Miramar and Davie are worth adding to the search.

Why are 2-bedroom homes so much cheaper than 3-bedroom homes in Pembroke Pines?

Most 2-bedroom homes are condos and most 3-bedroom homes are detached houses. Zillow's index puts a typical 2-bedroom at about $234,109 and a 3-bedroom at about $546,375.

Do I pay the deed stamps on a new home in Broward?

On resales the seller usually pays them, but builder contracts sometimes shift that cost to the buyer. Read the closing cost section before you sign.

Is a new townhome a good alternative to an older house in Pembroke Pines?

It can be if you value low maintenance and new systems over space and a yard. Compare HOA fees, insurance and expected repairs on the older house.
