Moving to Apopka, FL
A fast-grown suburb on Orlando's northwest edge, with springs and nurseries next to new subdivisions

What kind of place Apopka is
Apopka is a city of about 58,232 people per Census data, the second-largest city in Orange County after Orlando. It began as a farming and plant-nursery town, and it still calls itself the Indoor Foliage Capital of the World. Greenhouses and nurseries sit within a few miles of new subdivisions.
Most growth is recent. The median home was built in 2002, and 81.3% of homes are single-family detached. Only 6.3% are in buildings with 10 or more units. If you picture rows of 2000s and 2010s houses with two-car garages, retention ponds and HOA entrances, you have most of Apopka.
The population is younger than Florida overall, with a median age of 38.3 and 14.0% aged 65 or older. Seasonal homes are only 1.1%. This is a commuter suburb of families and working households.
Older Apopka still exists around the historic downtown near US 441, with smaller, older houses, often on bigger lots than in the new subdivisions. Those streets usually price below the newer subdivisions and come without an HOA, which some buyers prefer. They also call for a closer inspection of roof, plumbing and electrical systems.

Prices now and the five-year story
Apopka's run-up was real. Zillow's index for all homes gained 19.5% over five years. Over the last year it slipped 0.3%, and single-family homes were down 0.2% to a typical $398,388.
Newcomers should take two things from that. First, the market has cooled, so asking prices are more often a starting point, and sellers and builders compete for buyers. Second, a flat year after a large gain does not tell you where prices go next, and nobody can promise you that.

Getting around and daily life
Roads shaped modern Apopka. State Road 414 runs toward Maitland and I-4, State Road 429 (the Wekiva Parkway) connects the west side of the county north toward Sanford and south toward Ocoee and Winter Garden, and US 441 is the older main road through the city. Most of those expressways are toll roads, which adds up for a daily commuter.
Orlando International Airport is across the metro, so plan on a longer drive than from the south side of Orlando. Downtown Orlando and the attractions are a commute, not a quick hop.
On the plus side, the outdoors are close. Wekiwa Springs State Park and Kelly Park with Rock Springs are near the city, and Lake Apopka, a large lake to the southwest, has a wildlife drive popular with birders. AdventHealth Apopka is the city's hospital.
What newer housing means for your budget
A median build year of 2002 means many houses are on their first or second roof, with AC systems that may be due for replacement. Insurers look closely at roof age on shingle roofs around 15 to 20 years old, so a 2005 house with its original roof can be harder or more expensive to insure than its age suggests. Ask the seller for the roof permit date before you write an offer.
Newer subdivisions also bring fees. Many have an HOA, and some have a Community Development District, which shows up as a separate line on the property tax bill. Two houses at the same price can carry very different monthly costs once HOA and CDD are added, so compare them on total payment.
Weather, insurance and taxes
Apopka is inland, so storm surge is not a factor. Hurricanes still bring wind and heavy rain through Central Florida, and low areas near lakes and wetlands can flood. Check the FEMA zone of the address and ask about drainage on the lot. Central Florida also has sinkhole activity in places. Ask your insurance agent what ground-collapse and sinkhole coverage the policy includes and what it would cost to add.
Florida has no state income tax. For a permanent home, homestead takes up to $51,411 off assessed value in 2026 and holds yearly increases to 3% or CPI. The assessed value is reset after you buy, so plan your escrow on a new estimate.
Pros, cons and newcomer mistakes
Pros: newer houses at a lower price than west Orange County, a flat market that favors buyers right now, springs and parks nearby, and no state income tax.
Cons: long drives to the airport and attractions, toll costs on the expressways, HOA and CDD fees in newer areas, and fewer older, established neighborhoods.
Mistakes I see from people moving in:
- Choosing a subdivision before timing the commute at rush hour.
- Comparing houses on price alone and missing a large CDD.
- Buying a 20-year-old house without checking the roof's age.
Once you know your commute and budget, I can narrow Apopka to the areas that fit and send current listings.
What buyers ask me
Is Apopka, FL a good place to live?
For many buyers, yes. It offers newer single-family homes, median build year 2002, at a typical value of $394,805 per Zillow, with springs and parks nearby. The trade-offs are commute times and toll roads.
Is Apopka cheaper than Orlando?
Not quite. Zillow's typical home is $394,805 in Apopka and $372,775 in Orlando, but Apopka's housing is much newer and mostly single-family.
What are the downsides of living in Apopka?
Longer drives to the airport and attractions, toll roads for many commutes, HOA and CDD fees in newer subdivisions, and summer storms and heat like the rest of Central Florida.
Are home prices falling in Apopka?
Zillow shows a 0.3% dip over the last year after a 19.5% gain over five years. That is close to flat, and it gives buyers more room to negotiate.
