Buying a House in Apopka
How to price, inspect and budget for a single-family home in northwest Orange County
Buying a house in Apopka costs about $398,388 for the typical single-family home, per Zillow, and about $344,831 for a 3-bedroom. Prices have been almost flat for a year (down 0.2% for houses), so a buyer usually has time to inspect, negotiate and compare fees. The hard part is choosing the right house, roof and subdivision.

Price by bedrooms, and where the budget breaks
Zillow's bedroom figures give a clean ladder for Apopka:
- 2-bedroom: about $229,911
- 3-bedroom: about $344,831
- 4-bedroom: about $469,777
- 5-bedroom and up: about $594,425
Each step up costs roughly $115,000 to $125,000. That is a big jump for one more room, and it often reflects lot size, newer construction and larger floor plans as much as the extra bedroom. Families deciding between a large 3-bedroom and a smaller 4-bedroom should compare actual square footage, since the bedroom count alone hides a lot.
The lower third of the market tops out around $292,834, which is mostly older or smaller homes and townhomes. The upper third starts near $536,539, where you find newer 4- and 5-bedroom houses and homes on larger lots.

Roof age and the insurance quote come first
Census data puts Apopka's median year built at 2002. For a house buyer, that number points straight at the roof. A typical asphalt shingle roof from the early 2000s is near the end of its life, and many Florida insurers will not write a new policy on an older shingle roof, or will only write it with exclusions or a surcharge.
Before an offer, ask the listing agent for the roof permit date. During the inspection period, order three reports together:
- A general home inspection.
- A wind mitigation inspection, which documents roof-to-wall attachment, roof shape and opening protection and can lower the wind premium.
- A 4-point inspection covering roof, electrical, plumbing and HVAC, which many carriers want on homes past a certain age.
Then get an actual quote from an agent who can shop several carriers. If private companies decline the house, Citizens Property Insurance is the state-backed option of last resort, usually at a higher cost and with more conditions. If the roof needs replacing, that is a negotiation point: a price reduction, a seller credit or a seller-paid replacement before closing.

HOA, CDD and the real monthly cost
Much of Apopka was built as master-planned subdivisions, and many come with an HOA. Some newer ones also have a Community Development District. The CDD is a special taxing district that funded roads, drainage and amenities, and it appears on your annual property tax bill as a non-ad valorem assessment.
For any house you are serious about, get:
- The HOA fee, what it covers and the current budget.
- The CDD amount for that exact lot, split into the operating part and the debt part.
- Any pending special assessments or rule changes.
- Rules on fences, pools, boats, RVs and exterior paint if those matter to you.
When I compare houses for a client, I line them up on the full monthly payment, mortgage, taxes, insurance, HOA and CDD. A house that is $15,000 cheaper can cost more each month once those are added.
Homestead, the tax reset and your first-year bill
The property tax a seller paid is rarely what you will pay. After a sale, the county reassesses the house at market value, and if the seller had homestead for years, their assessed value may be far below the price you paid.
Buyers moving here full time should file the homestead application with the Orange County Property Appraiser. In 2026 it removes up to $51,411 from the assessed value and limits future yearly increases to 3% or CPI, whichever is lower. You need to own and occupy the home on January 1 and apply by March 1.
Second-home buyers do not get the exemption and face a 10% cap on non-school levies. Ask your lender to escrow on an estimate based on your purchase price, so the first year does not bring a shortage letter.
Flood, drainage and ground checks for an inland lot
Apopka is far from the coast, but it has lakes, wetlands and low ground, and many subdivisions drain to retention ponds. Pull the FEMA zone for the address. A lender will require flood insurance only in high-risk zones, but a low-risk zone can still flood in a heavy rain, and flood policies outside high-risk zones are often reasonably priced.
Walk the lot after rain if you can, and look for standing water near the foundation. Ask the insurer whether the policy covers catastrophic ground cover collapse and what sinkhole coverage would cost, since that coverage is often limited unless you add it.
Apopka next to the cities around it
Apopka's typical home value of $394,805 sits in the middle of the Orange County range. Ocoee ($414,035) is the closest comparison for newer suburban houses. Orlando averages $372,775 but with a much wider mix of ages and types. Pine Hills ($272,067) and Eatonville ($251,418) cost less, with older housing. Winter Park ($466,389), Maitland ($478,403), Winter Garden ($568,910) and Windermere ($709,948) cost more.
The five-year gain in Apopka was 19.5%, so owners who bought earlier have equity, and some are selling to move up. That mix of move-up sellers and a flat market is a decent setting for a buyer who has done the homework above. If you send me your budget, bedroom count and commute, I can put together an Apopka shortlist with HOA and CDD figures included.
Quick answers
How much does a house cost in Apopka, FL?
Zillow's typical single-family home in Apopka is $398,388. A 3-bedroom runs about $344,831 and a 4-bedroom about $469,777.
Is Apopka a good place to buy a house?
For buyers who want newer single-family houses in metro Orlando below west-side prices, it often is. Prices are close to flat over the last year, which helps buyers negotiate. Check roof age, HOA and CDD before you commit.
What is a CDD in Apopka?
A Community Development District is a special district that financed infrastructure in some newer subdivisions. Its assessment appears on the property tax bill, separate from HOA dues.
Do I need flood insurance in Apopka?
Only if the house is in a high-risk FEMA zone and you have a mortgage. Many owners outside those zones still buy a policy because heavy rain can flood low lots.
