Moving to Maitland, FL
A small lake city between Winter Park and I-4 with two very different housing markets
Maitland is a good place to live for buyers who want a central, lake-heavy suburb just north of Orlando, but it is two markets in one: Zillow's typical single-family house is $636,432, up 4.1% in a year, while the typical condo is $210,165, down 5.6%. Which Maitland you are moving to depends almost entirely on which side of that gap your budget falls.

Where Maitland sits and how people get around
Maitland is a city of about 19,469 people per Census data, north of Winter Park and east of Eatonville, with Altamonte Springs to the north. I-4 runs along its west side, US 17-92 runs through it, and Maitland Boulevard (State Road 414) crosses east-west and continues toward Apopka.
A SunRail commuter rail station in Maitland gives a train option to downtown Orlando on weekdays. Maitland Center, a large office park near I-4, is one of the bigger job centers in the north metro.
Lakes define much of the city. Lake Maitland, at the north end of the Winter Park chain of lakes, and smaller lakes such as Lake Lily near the city center shape the most expensive streets. The Enzian Theater and the Maitland art and history museums are local landmarks.

The house market: lakes, older lots and a rising index
Maitland's single-family homes are expensive for the north metro and still rising. The typical house is $636,432, up 4.1% over the year, while houses in Apopka, Ocoee and Doctor Phillips were roughly flat or slightly down. The all-homes index is up 2.5% in a year and 26.6% over five years.
- 3-bedroom: about $412,417
- 4-bedroom: about $770,532
- 5-bedroom and up: about $1,153,361
- Upper third: from about $919,664
The gap of about $358,000 between a typical 3-bedroom and a typical 4-bedroom is large. It usually reflects lot size, lake access and newer or rebuilt homes at the top of the market more than the extra room. Compare Maitland with Winter Park ($466,389 for all homes) and you find similar buyers shopping both.
Many older Maitland streets have no HOA, which gives owners more freedom to renovate, add a pool or rebuild. That freedom also means the house next door can change. If you are buying an older home on a large lot, look at recent permits on the street and ask the city what zoning allows there. On the inspection side, homes from the 1960s through the 1980s deserve a sewer scope, a close look at the electrical panel and a check for older plumbing materials that some insurers refuse.

The condo and townhome market: cheaper and softer
Census data shows 48.2% of Maitland's homes are in buildings with 10 or more units, and only 34.4% are single-family detached. A large part of that multi-unit stock is apartment complexes, so the number of condos actually for sale is smaller than the count suggests.
Condo prices are a different world from houses. The typical condo is $210,165, a 1-bedroom about $133,781 and a 2-bedroom about $227,116. Condos are down 5.6% in a year, the weakest figure in Maitland's data.
Condo prices across Florida have been weighed down by the state's newer condo rules, which require structural reserve studies, fully funded structural reserves and milestone inspections in buildings three stories and up. Older complexes have raised dues or levied assessments to comply. Before you buy, read the reserve study, the latest budget and the board minutes, and use the 7-day cancellation window after you receive the association documents.
Who lives in Maitland
Maitland is younger than its quiet lake streets suggest. The median age is 35.1, and 13.0% of residents are 65 or older. Seasonal homes are only 2.9%, so nearly everyone lives here year-round.
That age profile is shaped by the large multi-unit stock near I-4 and the office park. On the single-family streets you find more long-time owners. When I look at listings here, the house side and the condo side behave like separate towns with separate buyers.
Lakefront, storms and insurance
Maitland is inland, so there is no storm surge. Lakefront lots carry their own checks: the seawall or shoreline condition, dock permits, and whether a lake connects by canal to other lakes in the chain, which matters to boaters. Some low lots near lakes fall in higher-risk flood zones. Pull the FEMA zone for the address and ask for an elevation certificate on any lakefront home.
With a median build year of 1996 and many older houses on the established streets, expect insurers to ask for roof age, a 4-point inspection on older homes and a wind mitigation report. Get the quote before your inspection period ends.
Taxes, pros and cons, and newcomer mistakes
Florida has no state income tax, and homestead takes up to $51,411 off a permanent residence's assessed value in 2026, with a 3% or CPI cap on yearly increases after that. On a $636,000 house the post-sale reassessment can mean a much higher bill than the seller's, so budget from your price.
Pros: central location between Orlando and the north suburbs, lakes, SunRail, a job center in town and a small-city feel.
Cons: high prices for houses, I-4 traffic, and a condo segment under pressure from reserve and inspection costs.
Mistakes I see:
- Treating the city average as meaningful when houses and condos are $400,000 apart.
- Buying an older condo without reading the reserve study.
- Assuming any lakefront lot has boat access to the chain.
Once you know which Maitland fits your budget, I can pull a shortlist from that side of the market.
