Moving to Palm City, FL
A mostly single-family suburb on the west side of the St. Lucie River
Palm City is a good place to live for buyers who want a newer, mostly single-family suburb with easy highway access and are willing to pay more than the rest of mainland Martin County: Zillow's home value index puts the typical Palm City home at $622,346, up 2.0% over the past year and 26.3% over five years. Its median home was built in 1993, a decade newer than Stuart's or Hobe Sound's, and that age difference explains much of the price.

Location and getting around
Palm City is an unincorporated community in Martin County, west of Stuart across the St. Lucie River. Bridges over the river connect it to Stuart's downtown and shops. I-95 and Florida's Turnpike both run along its western side, which makes Palm City one of the easier places on the Treasure Coast to commute from by highway, north toward Port St. Lucie or south toward Palm Beach County.
The Atlantic beaches are on Hutchinson Island, reached by driving east through Stuart. The river and its forks shape the eastern part of Palm City, with waterfront homes and boating access there. Daily life is car-based. Palm Beach International is the nearest major airport.
One practical point for movers: because Palm City is unincorporated, Martin County handles zoning, permits and code enforcement, and many neighborhoods have their own HOA rules on fences, sheds, paint colors, boats and parked vehicles. If you plan to keep a boat, an RV or a work truck at home, read the deed restrictions before you make an offer.

What the housing stock looks like
Census data shows 74.0% of Palm City's homes are single-family detached, 4.2% are in buildings with 10 or more units and just 0.1% are mobile homes. That is a different profile from neighboring Hobe Sound, where more than a quarter of homes are manufactured, and from Stuart, where condos dominate. Palm City is mainly planned neighborhoods, golf and country club communities, and waterfront streets, much of it built in the 1980s, 1990s and 2000s.
Many of those neighborhoods have HOAs, and some club communities charge membership or equity fees on top. Ask what the fees cover, whether club membership is mandatory, and what any capital contribution at purchase will cost. Those numbers can add thousands a year to the cost of a home that looks fairly priced.

Prices by size, and the condo gap
A two-bedroom home is valued around $296,528, while a three-bedroom is around $576,239. The jump of about $279,711, or 94%, marks the line between attached homes and condos on one side and detached houses on the other. Four-bedroom homes are around $854,888 and five-bedroom homes around $1,061,834. Zillow's lower third ends close to $337,126, and its upper third begins around $1,030,642, so the spread between tiers is wide.
Condos are valued at $218,090, about a third of the single-family value of $662,403, and they fell 7.0% over the past year while houses rose 2.4%. For buyers who mainly want a Palm City address and do not need a yard, condos are a far cheaper entry. Check the association documents closely, since Florida's condo reserve and inspection rules have pushed fees up in many complexes.
How Palm City compares with nearby towns
- Stuart ($374,216) is about $248,130 less, with more condos and older homes but a walkable downtown.
- Hobe Sound ($504,264) is about $118,082 less, with a quieter, smaller-town feel and many manufactured homes.
- Indiantown ($297,526) is inland and much lower priced, with longer drives.
- Sewalls Point ($1,420,965) and Jupiter Island ($10,102,254) are waterfront enclaves in a different price class.
Palm City's five-year gain of 26.3% is the strongest among the mainland towns in this group. The past year's 2.0% rise shows single-family demand holding up even as condos weakened.
Insurance, flood and inspections
Newer homes usually insure better, but roof age still drives premiums. A 1990s house may be on its second roof or due for one, so ask for the permit date and get a wind mitigation inspection. Older homes need a 4-point inspection as well. Get quotes during the inspection period.
Homes along the St. Lucie River and canals can sit in FEMA flood zones, where lenders require flood insurance in A zones. Check the zone and ask for an elevation certificate. For waterfront property, also check the seawall, the dock and any boat lift, and their permits. On a $600,000-plus house, a 2% or 5% hurricane deductible is a large out-of-pocket number, so ask your agent to show it in dollars. If no private carrier will write the home, Citizens Property Insurance is the state's backstop.
Taxes, who lives here and who it suits
Florida has no state income tax. Homestead takes up to $51,411 off assessed value in 2026 for a permanent residence, and Save Our Homes caps future increases at 3% or CPI. Second homes get no exemption. The assessment resets after you buy, which matters more at Palm City's price level: a buyer paying $662,403 will often owe noticeably more than the long-time seller did. Watch the Nov 3, 2026 vote on Amendment 3, which could adjust property tax rules for both homestead and non-homestead owners.
Palm City's median age is 52.1, with 28.9% of residents 65 or older and only 7.0% of homes seasonal. It is mostly full-time households, including working families and retirees. It suits buyers who want newer single-family homes, highway access and established neighborhoods. It suits less well if you want a walkable downtown, a lower budget or a beachfront address.
