55+ Communities in Stuart
Where retirees mostly buy condos and villas, and why that changes the checklist
Most 55+ buyers in Stuart end up in a condo or villa, and the price gap explains why: Zillow's home value index puts the typical Stuart condo at $203,133 against $479,159 for a single-family home. With 29.1% of residents 65 or older, Stuart is one of the older small cities on the Treasure Coast.

Stuart's housing is mostly attached
Only 27.7% of homes in Stuart are single-family detached, and 38.8% sit in buildings with 10 or more units, according to Census data. Much of that stock dates from the 1970s and 1980s; the median home was built in 1982. In practice, many of the communities retirees ask about are older condo associations, some formally age-restricted and many simply full of retirees by choice.
The distinction matters. A building that is legally 55+ under the Housing for Older Persons Act must keep at least 80% of occupied units with a resident aged 55 or older and verify ages. A building that just happens to be quiet and older can sell to anyone, and the mix can change over time. Ask the association which one it is and get the declaration and rules.

Price points for a Stuart retirement budget
- One-bedroom: about $112,669. Mostly older condos, often cash purchases.
- Two-bedroom: about $250,576. The core of the 55+ condo and villa market.
- Three-bedroom: about $478,585, mostly detached homes.
The jump from two to three bedrooms is almost $228,000, which is unusual and comes from the change in housing type. Stuart's all-homes value is $374,216, flat over the year (0.1%) and up 18.6% over five years. Condos dropped 4.3% in the last year while houses gained 1.2%, so condo buyers have more room to negotiate right now.

Older condo buildings: reserves, inspections and assessments
Florida's post-2022 condo laws hit Stuart harder than newer markets because so many buildings are 40 years old or more. Buildings three or more habitable stories need a milestone inspection by the end of the year they turn 30 (25 if the local building official requires it), then every 10 years. Associations also need a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't vote to waive or cut those reserves.
For a buyer that means:
- Ask for the milestone inspection report and the SIRS, and read the recommended reserve amounts.
- Ask whether a special assessment has been approved or discussed. Board minutes from the last 12 months usually show it.
- Compare the monthly fee with the reserve schedule. A low fee in an old building can mean an assessment is coming.
- Check the master insurance policy and its wind deductible.
Stuart condo buyers get a 7-business-day window to cancel once the full association package arrives, and I treat those days as a second inspection period.
Life inside an older Stuart condo association
Beyond the finances, older associations in Stuart have rules that shape daily life, and a retiree should read them as carefully as the budget. Look for pet limits (number, weight, breed), rules on vehicles and golf carts, guest stay limits, and whether owners can install hurricane shutters or impact windows themselves or must use an approved spec. Some buildings require board approval of every buyer with an interview; ask how long that takes, since it can delay a closing.
Elevators and parking matter more as people age. In a mid-rise, ask about elevator age and any planned replacement, which is a common reason for assessments. In garden-style complexes without elevators, a second-floor unit is cheaper but may be harder to live in later.
Finally, look at who owns the units. A building with mostly full-time owners tends to run differently from one where most owners are seasonal and vote by proxy. Board minutes, the owner roster and a talk with the manager will tell you a lot. With condo prices down over the last year, sellers in buildings with large upcoming projects are often the ones willing to credit part of an assessment at closing, so ask.
Water, flood zones and insurance
Stuart sits where the St. Lucie River meets the Indian River Lagoon, with Hutchinson Island across the water. Many retirees want that waterfront, and it comes with flood exposure. Check the FEMA zone of the specific address; lenders require flood insurance in A and V zones, and it is a separate policy from homeowners. For villas and single-family homes, ask the roof's age and request a wind mitigation inspection, which can reduce the premium. Hurricane deductibles are set as a percentage of dwelling coverage and apply once per calendar year.
Homestead, seasonal living and nearby options
About 15.6% of Stuart's homes are seasonal. A full-time Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes limiting yearly increases to 3% or CPI. A seasonal owner gets no exemption and a 10% cap on non-school levies. Either way, the assessment resets after you buy.
If Stuart's detached homes are above budget, Indiantown is much cheaper at $297,526. Palm City ($622,346) and Hobe Sound ($504,264) cost more, and Sewall's Point at $1,420,965 is in another bracket. A 55+ buyer who wants a house rather than a condo often ends up comparing a Stuart villa with an older house in Port St. Lucie to the north. Once you know which side of that line you're on, a shortlist of specific buildings is the useful next step.
