Moving to Sanford, FL

Seminole County's old river town, priced below its neighbors and still changing

Sanford is one of the more affordable places to live in Seminole County: the typical home is valued at $339,925 on Zillow's home value index, about $126,000 less than nearby Lake Mary. For a buyer relocating to the Orlando area, it trades some polish and uniformity for a lower entry price, a real downtown on Lake Monroe and unusually good travel connections.

Is Sanford a good place to live: the short version

For most people moving here to buy, the honest answer is that Sanford works well if you pick the specific street carefully. It is the county seat, a city of 63,730 people with a historic core, older neighborhoods around it, and newer subdivisions spreading west and south toward the interstate. The city is uneven from one area to the next, more so than tidier suburbs like Lake Mary or Oviedo, and that unevenness is exactly why prices are lower.

Pros: lower prices than most of Seminole County, a walkable downtown with restaurants along First Street, the lakefront, an airport with its own flights, the Amtrak Auto Train terminal, and quick access to I-4.

Cons: a wide range in housing quality, older homes near the core that cost more to insure, some flood-prone low areas near the lake and river, and a condo market that has fallen sharply in the past year.

What housing costs and how it has moved

The typical value of $339,925 is down 1.7% over the past year and up 18.3% over five years. Single-family houses are at $348,050 and condos at $179,732. That condo figure dropped 8.6% in a year, the steepest fall of any home type in this part of the county.

The lower third of the market is near $234,481 and the upper third begins around $529,971. Newcomers from the Northeast or California are often surprised by how much house that buys. They are less often prepared for the insurance and HOA lines that come with it, covered below.

Compared with neighbors, Sanford is close to Casselberry ($344,012), below Winter Springs ($423,358) and Longwood ($455,153), and well below Oviedo ($504,529). Only Altamonte Springs, at $289,149, is cheaper, and that is because its stock is mostly condos.

The kind of housing you'll find

Sanford's housing is more mixed than its neighbors'. Census data shows 51.6% single-family detached, 23.3% in buildings of 10 or more units and 2.7% mobile homes. The median year built is 1994. In practical terms you'll choose between three broad groups:

If you're moving from a state where houses are wood-frame with basements, note that most Florida houses are concrete block on a slab. No basements, and the attic is where storage and the air handler usually go.

Getting around and getting home

This is where Sanford stands out. Orlando Sanford International Airport has its own flights, mostly leisure carriers, and is minutes from most of the city. The Amtrak Auto Train ends here, which matters to people who split time between Florida and the Mid-Atlantic and want their own car on both ends. SunRail commuter trains connect Sanford south toward downtown Orlando.

By road, I-4 runs along the west side toward Lake Mary and Orlando, and SR 417 loops east toward Oviedo and Orlando International Airport. Seminole State College has its main campus in Sanford, and the Central Florida Zoo sits near the I-4 interchange. Lake Monroe and the St. Johns River form the northern edge of the city, with the Riverwalk along the shore.

Storms, flood maps and insurance

Sanford is inland, so storm surge isn't the threat it is on the coast, but central Florida still gets hurricane-force wind and heavy rain. The low ground near Lake Monroe and the river has flooded in past storms. Check the FEMA flood zone of any address, and if it is in an A zone, budget for flood insurance because the lender will require it.

For older homes, insurers will want a 4-point inspection, and a wind mitigation report can lower the wind portion of the premium. Florida hurricane deductibles are a percentage of the dwelling coverage, commonly 2%, 5% or 10%, and apply once per calendar year. Get a binding quote during your inspection period, not after.

Taxes and what newcomers get wrong

The lack of a Florida state income tax pulls a lot of people to Sanford from up north. Property tax is where the state collects instead. If Sanford will be your permanent home, the homestead exemption takes up to $51,411 off assessed value in 2026 and caps yearly increases at 3% or CPI. Buy it as a part-time place and there is no exemption, and the non-school part of the assessment can rise up to 10% a year. Every sale resets the assessment to market value, so the seller's tax bill is not a guide to yours.

The common mistakes I see from out-of-state buyers here:

The population here is relatively young, with a median age of 37.1 and 13.3% aged 65 or older, and only 1.3% of homes are seasonal. If you want to narrow the city down to a few areas that match your budget and commute, a shortlist is the practical next step.
