Where Oviedo sits and how you get around
Oviedo is in eastern Seminole County, just north of the University of Central Florida's main campus. State Road 417, the toll beltway around Orlando, runs along the west side of the city and is the main route toward Orlando International Airport and Sanford. SR 426 and SR 434 carry local traffic and connect to Winter Springs and Winter Park.
There's no SunRail station in Oviedo and no interstate through it. For a commute to the I-4 corridor in Lake Mary, Maitland or downtown Orlando, expect to drive across the county, often on toll roads. For a job at UCF or the research park and businesses around it, Oviedo is one of the closest places to buy.
The Cross Seminole Trail, a paved multi-use trail, runs through the city, and Oviedo on the Park is the city's newer town center area with a park, restaurants and events.

What kind of housing Oviedo has
Oviedo is overwhelmingly single-family. Census data shows 78.1% of homes are single-family detached, only 8.5% are in buildings with 10 or more units, and 0.9% are mobile homes. The median year built is 1997, so most houses are from the 1990s and 2000s, built in planned subdivisions with HOAs.
Zillow's prices by size:
- 2 bedrooms: about $253,848
- 3 bedrooms: about $400,669
- 4 bedrooms: about $593,410
- 5 or more bedrooms: about $800,828
A typical single-family house is $511,040. The 4-bedroom figure is the one to watch: it's where most family buyers land, and it's roughly $193,000 above a 3-bedroom. Condos are scarce and softer, at about $215,988 and down 3.6% over the year. The lower third of the market tops out near $371,754, which is high for the area and reflects how few condos and small homes there are.

Who lives in Oviedo
Oviedo is young for Florida. The median age is 37.6, only 11.1% of residents are 65 or older, and 1.2% of homes are seasonal. With 40,599 residents, it reads as a suburb of working households and families, plus faculty, staff and graduate students tied to the university.
That shapes what's for sale. Most listings are 3 to 5-bedroom houses, buyer competition is heaviest in spring and early summer, and well-kept homes in established subdivisions tend to sell quickly. Retirees who want a small, low-maintenance home will find fewer choices here than in Longwood, Casselberry or the coast.
The university also means a steady stream of buyers who arrive on a schedule: new faculty and staff before the fall term, and families following a job at one of the employers nearby. That keeps demand fairly even through the year. Streets closest to campus carry more traffic, more noise on game days and more turnover among owners. Buyers who want quieter streets and longer-settled neighbors usually look at subdivisions farther north and east in the city, and accept a slightly longer drive to the university.
Pros and cons
Pros:
- Newer single-family homes, mostly built in the 1990s and 2000s
- Close to UCF and the businesses around it
- Planned subdivisions with parks and trails
- Prices up 26.7% over five years, ahead of Longwood, Lake Mary and Sanford, and holding steady this year
Cons:
- The highest typical price among nearby central Seminole cities
- No SunRail and no interstate, so longer drives to the I-4 job corridor
- HOA dues in most subdivisions
- Few condos or small homes for entry-level buyers
What to check before you buy in Oviedo
- HOA and possible CDD. Most subdivisions have an HOA. Some newer communities in the area use a CDD assessment, which appears on the property tax bill. Get the annual numbers for both.
- Roof and systems. A 1997 median means many original roofs and AC units are at or past replacement age. Florida insurers price heavily on roof age. Order a wind mitigation inspection and, for older homes, expect the insurer to want a 4-point.
- Flood and drainage. Oviedo has lakes, ponds, creeks and wetland areas, and nearby rivers rose during Hurricane Ian in 2022. Check the FEMA zone for the lot, ask about past water and price flood coverage.
- Tolls and commute. Drive your actual commute at the actual hour, including tolls on SR 417.
- Property tax reset. The seller's capped assessment doesn't carry over. File for homestead after you move in: up to $51,411 off assessed value in 2026, then the 3% cap applies.
How Oviedo compares nearby
Zillow's typical values in surrounding cities:
- Altamonte Springs $289,149, Sanford $339,925, Casselberry $344,012
- Winter Springs $423,358, directly west, the closest match in housing type at a lower price
- Longwood $455,153 and Lake Mary $466,012
- Geneva $582,421, rural, with large lots to the north-east
For buyers set on east Seminole County, Winter Springs is the main alternative, with similar subdivisions for about $81,000 less on a typical home. For buyers who need I-4, Lake Mary costs less than Oviedo overall. Florida has no state income tax, which for many movers covers a good part of the higher insurance bill. If you want Oviedo and Winter Springs homes compared at your budget, a shortlist will line them up.
