What an Oviedo house costs by size
Across all home types the typical value is $504,529, up 26.7% in five years. Almost all of that gain happened in 2021 and 2022. Since mid-2024 values have drifted slightly down and then leveled off, so 2026 buyers are negotiating in a market that has stopped running away from them.
- 3 bedrooms: about $400,669
- 4 bedrooms: about $593,410
- 5 or more bedrooms: about $800,828
The bottom third of Oviedo's market sits near $371,754 and the top third starts around $728,127. That spread is wide. At the low end you are mostly looking at older, smaller three-bedrooms. At the top end you are into larger lots, pools and newer subdivisions with five-bedroom plans.

Cash to close and the property tax reset
In Florida the seller usually pays the deed doc stamps of $0.70 per $100. As a buyer with a mortgage, you pay the note doc stamps of $0.35 per $100 of the loan and the intangible tax of 0.2% of the loan amount. On a $400,000 mortgage that is $1,400 plus $800, before lender fees, title charges, prepaid insurance and escrow.
The bigger surprise is the property tax bill after you buy. The seller's tax bill reflects their assessed value, which may have been capped for years under homestead. When the house sells, the assessment resets to market value. A seller who bought in 2015 might be paying taxes on an assessed value far below today's price, and your first full bill will be noticeably higher than the one in the listing.
If you will live in the home full time, file for homestead with the Seminole County Property Appraiser. In 2026 it removes up to $51,411 from the assessed value and limits yearly increases to 3% or the CPI change. If you are moving from another state and selling a homestead elsewhere in Florida, ask about portability, which can carry part of your old savings over. This isn't legal or tax advice, so confirm details with the appraiser's office.

Roofs, AC units and the age of the house
Census data puts Oviedo's median year built at 1997, which puts a big share of the city's houses in the window where original roofs and second air conditioners are being replaced. Before you write an offer, ask the listing agent for the roof permit date and the age of the AC system.
- Roof: Florida law stops insurers from refusing a roof younger than 15 years on age alone, but older shingle roofs face inspections, surcharges or nonrenewal. A roof replaced in the last five years is worth real money at negotiation.
- Wind mitigation report: An inspector documents roof shape, deck attachment, roof-to-wall connections and opening protection. A hip roof with hurricane clips and a newer secondary water barrier can cut the wind portion of the premium substantially.
- 4-point inspection: Insurers ask for one on older homes. It covers roof, electrical, plumbing and HVAC, and can flag items like polybutylene pipe or old electrical panels that a carrier will refuse.
Get a real insurance quote during your inspection period. A house that looks affordable can change shape once the real premium is added to the monthly payment.
HOAs, flood zones and lot details
Most Oviedo subdivisions have an HOA. Dues are usually modest compared with coastal Florida, but the rules on fences, pools, roof colors, parked vehicles and sheds can be strict. Ask for the HOA's estoppel letter, current budget and any pending special assessment.
Oviedo sits between Lake Jesup to the north and the Econlockhatchee River to the east, with creeks and wetlands running through parts of the city. Some lots back up to conservation land, which buyers like, and some of those lots sit in or near a FEMA flood zone. Check the flood zone for the exact parcel. In an A zone, a lender will require flood insurance, and even outside one a private flood quote is often cheap enough to be worth carrying.
Cheaper and pricier options around Oviedo
If Oviedo's prices stretch your budget, the neighboring cities line up like this on Zillow's typical all-homes value:
- Geneva: $582,421, rural, larger acreage
- Lake Mary: $466,012
- Longwood: $455,153
- Winter Springs: $423,358
- Casselberry: $344,012
- Sanford: $339,925
- Altamonte Springs: $289,149, heavy on condos
Winter Springs is the usual alternative because it borders Oviedo and has a similar layout, about $81,000 cheaper on the all-homes index. The gap for an identical bedroom count is smaller, which tells you part of Oviedo's premium is simply that its houses are bigger.
Who tends to buy here
Oviedo skews younger than most of Florida. The median age is 37.6, and only 11.1% of residents are 65 or older. Seasonal homes are 1.2% of the housing stock, so this is a year-round, working-family suburb. Commuters use State Road 417 to reach the airport and south Orlando, and SR 434 and SR 426 for local trips toward Winter Springs and Winter Park. The Cross Seminole Trail runs through the city for walking and cycling.
That profile means competition is strongest for three- and four-bedroom homes in the spring and early summer, when families try to move between school years. If you have flexibility, fall and winter usually bring fewer competing offers. Once you know your price band, a shortlist of houses with known roof ages and insurance quotes in hand saves weeks.
Quick answers
What is the average home price in Oviedo, FL?
Zillow's typical value for all homes in Oviedo is $504,529 in 2026, and $511,040 for single-family houses. A three-bedroom is around $400,669.
Is Oviedo more expensive than Winter Springs?
Yes. The typical Oviedo home is about $81,000 more than in Winter Springs, though the gap is much smaller when you compare homes with the same number of bedrooms.
Will my property taxes go up after I buy in Oviedo?
Often, yes. The assessment resets to market value after a sale, so your bill can be higher than the seller's. Homestead, if you qualify, reduces the taxable value and caps future increases.
Do I need flood insurance in Oviedo?
Only if the lender requires it because the house is in a high-risk FEMA zone. Check the exact parcel, since some lots near creeks and wetlands are mapped in flood zones.
