New Construction Homes in Ocoee
How to compare a new Ocoee build with a 25-year-old resale down the street
New construction homes in Ocoee are priced against a resale market where Zillow's typical 3-bedroom is $351,192 and the typical 4-bedroom $475,792. With resale values down 0.9% over the last year, builders here are competing for buyers, and the deal usually lives in the incentives, the lot premium and the fees more than in the advertised base price.

Where new building fits in Ocoee's housing stock
Ocoee's median home was built in 2000, per Census data, and 77.5% of its homes are single-family detached. So the city already has a lot of 20- to 30-year-old subdivisions, and new communities are filling in the remaining land around them and along the State Road 429 side of west Orange County.
That shapes the comparison. A buyer touring a model home here is almost always choosing between that new plan and a resale built around 2000 a few miles away. The resale often has a bigger lot and mature trees. The new home has a new roof, current wind code and no repairs for years. Which is the better buy depends on the numbers below.
I don't name specific builders for Ocoee here because communities open and sell out quickly. Several national and regional builders are active across west Orange County, and the current list changes by the season.

New price vs resale price, using Ocoee's numbers
Zillow's resale figures give the benchmark:
- 3-bedroom: about $351,192
- 4-bedroom: about $475,792
- 5-bedroom and up: about $584,599
- Upper third of the market: from about $546,889
Compare a new plan's final price, after options and lot premium, with the resale figure for the same bedroom count. The premium buys a few concrete things. Insurance on a new home built to current Florida code is often noticeably cheaper than on a 2000-era house with an aging shingle roof. Energy costs are usually lower with newer windows, insulation and HVAC. Big-ticket replacements, roof, AC and water heater, are years away.
Against that, a resale may come with a larger lot, no CDD, and room to negotiate in a market that has dipped 0.9% in a year. Price both options at the same bedroom count with five years of total cost, and the right answer is usually clear.

Incentives and the builder's lender
Ocoee builders commonly offer closing-cost credits, rate buydowns or design-center credits. Most tie the best incentive to their affiliated mortgage company and sometimes their title company. You are always free to choose your own lender, but you may give up part of the incentive.
To decide, get a Loan Estimate from the builder's lender and another from an outside lender on the same day and the same loan type. Compare the interest rate, the points, the lender fees and the cash to close. A temporary buydown lowers the payment for a year or two, then it rises, so check the full-rate payment too.
Inventory homes that are finished or nearly finished usually carry the largest incentives, because the builder is carrying their cost. If your timeline allows a move within 30 to 60 days, ask for the quick-move-in list first.
Base price, options, lot premiums and fees
The advertised base price is the starting point. The final price adds structural options such as an extra bedroom, a larger lanai or an extended garage, design selections such as flooring, cabinets and counters, and a lot premium for pond, preserve, corner or oversized lots.
Then come the ongoing costs. Many new Ocoee communities have an HOA, and some sit in a Community Development District. The CDD assessment appears on the property tax bill. Part of it pays for operations, and part may repay bonds that financed roads, drainage and amenities over many years. Ask for the CDD figure for your specific lot, and ask if the debt portion can be prepaid.
Find out if the builder is subsidizing the HOA budget during build-out. Dues can rise once the builder turns the association over to owners.
Deposits, timelines, warranties and your own inspections
For a to-be-built home, expect an initial deposit plus additional deposits when you sign for options. Ask in writing when each becomes non-refundable and what happens if your financing falls through. Construction often takes several months to a year. Read the contract terms on delays.
Builder warranties commonly follow a 1-2-10 pattern: one year on workmanship and materials, two years on systems such as plumbing, electrical and HVAC, and ten years on major structural elements. Read the actual warranty document, since coverage and claim procedures vary.
Hire your own inspector at least twice. A pre-drywall inspection catches framing, strapping, plumbing and wiring issues while they are visible. A final inspection before closing produces the punch list. Many buyers book an 11-month inspection too, so problems are reported before the first warranty year ends.
Taxes on a new home and having your own agent
Florida values property as of January 1. If the house was not substantially complete on that date, the first tax bill reflects mostly the land, and the full house shows up the following year. Budget for the full bill from year two, plus the CDD. Homestead on a permanent residence removes up to $51,411 of assessed value in 2026 and caps increases at 3% or CPI afterward.
Whoever greets you in the model home works for the builder and negotiates for the builder. Your own agent is typically paid by the builder and costs you nothing, but most builders require that the agent be registered on your first visit. I bring resale comparables from nearby Apopka ($394,805 typical home) and Winter Garden ($568,910) so you can see whether the new-build premium is reasonable. If you send me your budget and move date, I can line up current Ocoee communities and quick-move-in homes to compare.
Ocoee: questions and answers
How much is a new construction home in Ocoee?
Prices vary by community and plan. For context, Zillow's typical resale 4-bedroom in Ocoee is $475,792 and the upper third of the market starts near $546,889. Compare a new plan's final price after options with those figures.
Do I have to use the builder's lender in Ocoee?
No. Incentives often require the builder's lender, so compare a Loan Estimate from them with one from an outside lender before choosing.
What is a CDD fee on a new Ocoee home?
A Community Development District assessment that appears on the property tax bill and pays for infrastructure and upkeep in some communities. Ask for the exact figure for your lot.
Is new construction or resale better in Ocoee?
It depends on the total cost. New homes cost more upfront but usually insure for less and need fewer repairs. Resales built around 2000 may have bigger lots and no CDD. Compare five-year costs.
