New Construction Homes in Ponte Vedra
Most new building happens in master-planned communities west of the beach, and the tax bill shows it
The typical single-family home in Ponte Vedra is valued at $1,108,603 on Zillow's home value index, up 5.5% over the past year, and a four-bedroom runs about $1,365,683. Nearly all new construction here is inside large master-planned communities such as Nocatee, on the mainland side of the Intracoastal, where builder pricing, CDD assessments and amenity fees matter as much as the sticker price.

What Ponte Vedra resale prices say about new builds
Across all home types, Ponte Vedra's typical value is $824,922, up 2.3% in a year and 24.7% over five years. Single-family houses did better than the average over the last year, while condos slipped 4.9% to $373,773. In most of Florida, new construction has been pulling buyers away from resale with incentives. In Ponte Vedra, house values are still rising, which tells you demand for newer single-family homes here remains strong.
- 3 bedrooms: about $689,328
- 4 bedrooms: about $1,365,683
- 5 or more bedrooms: about $2,037,450
The spread is unusual. A four-bedroom is roughly double a three-bedroom here, because the four- and five-bedroom numbers include oceanfront and golf-course homes in Ponte Vedra Beach, while many three-bedrooms are townhomes and smaller new-build plans inland. Compare a builder's price with resale homes in the same community, not with the citywide index.

Two different Ponte Vedras for a new-build buyer
Zillow's Ponte Vedra area covers both the older beach side and the newer inland communities. They are very different markets.
- Ponte Vedra Beach, along A1A between the ocean and the Intracoastal, is largely built out. New homes there are mostly teardowns, custom builds on existing lots and small infill projects. Prices start high and lot value is most of the cost.
- Nocatee and surrounding inland communities carry the 32081 Ponte Vedra ZIP code and are where production and semi-custom builders sell new homes in volume, from townhomes to large single-family plans.
When a buyer tells me they want new construction in Ponte Vedra, the first question is which of these they mean. The answer changes the price range, the fee structure and the insurance profile.

CDD assessments and amenity fees
Large master-planned communities in St. Johns County are commonly financed through Community Development Districts. The CDD sells bonds to pay for roads, utilities, drainage and amenities, and homeowners repay them through an assessment on the property tax bill, usually over 20 to 30 years. There is also a CDD maintenance portion that continues after the bonds are paid.
Nocatee and many nearby communities have CDDs, and the amount varies by neighborhood and lot size, so ask for the exact figure for the lot you are considering. On top of the CDD, expect HOA dues, and in some neighborhoods a separate sub-association fee for gated sections or lawn maintenance. Add all three to your monthly budget, alongside property taxes and insurance, before comparing a new home with a resale that has no CDD.
The first tax bill on a new home often covers only the lot. The following year's bill reflects the finished house and can be several times larger. Plan your escrow for the full amount. If you'll live there full time, the homestead exemption takes up to $51,411 off assessed value in 2026.
Builder incentives, options and lot premiums
Builders in Northeast Florida typically offer incentives as closing cost credits, rate buydowns or design-center credits, and most require the builder's affiliated lender and title company. You can use your own lender, but you will usually give up the incentive. Get loan estimates from both, on the same day, for the same loan, and compare rates and fees on their own.
Base prices in Ponte Vedra communities rise quickly once options are added. Structural changes such as an extra suite, summer kitchen or larger garage are priced up front. Design selections add more. Lot premiums for preserve, lake or golf views can be significant in this market. When you compare new with resale, use the final contract price plus what you'll still need: window treatments, landscaping beyond the builder package, a pool if one isn't included and fencing if the HOA allows it.
At these price levels, many buyers need a jumbo loan. Builder lenders and outside lenders can differ more on jumbo terms than on conforming loans, which makes the side-by-side comparison worth the effort.
Warranty, inspections and deposits
Most builders provide a warranty along the lines of one year for workmanship, two years for systems and ten years for structural defects. Read the document; exclusions are common.
Hire an independent inspector at least twice: before drywall goes up and before the final walkthrough. A third visit before the one-year warranty expires is worth it. Coastal humidity and summer storms show up in caulking, stucco, roof flashing and drainage within the first year.
Deposits on to-be-built homes can run 10% or more in higher price ranges, and builders may use part of them during construction. Ask how your deposit is held and what the contract says about delays. Build times for a to-be-built home generally run several months or longer.
Insurance and flood on newer Ponte Vedra homes
New homes built to the current Florida Building Code usually earn the best wind mitigation credits, so wind premiums tend to be lower than on older homes. Flood is a separate question. Inland communities near the Intracoastal, marshes and creeks can include lots in FEMA flood zones, and beachside homes may be in coastal VE zones. Get the elevation certificate for the specific lot and a flood quote during your due diligence.
For comparison, the typical home in St. Augustine is $432,603 and in Saint Augustine Beach $591,835, so buyers priced out of new construction in Ponte Vedra often look south. If you want to see which communities currently have quick move-in homes and what their CDD and HOA totals come to, a shortlist lays that out side by side.
What buyers ask me
How much is a new construction home in Ponte Vedra?
Prices vary widely by community and plan. For context, Zillow's typical single-family value in Ponte Vedra is $1,108,603 and the typical three-bedroom about $689,328. Townhomes in master-planned communities start well below that.
Does Nocatee have CDD fees?
Yes, many Nocatee neighborhoods are in a community development district. The assessment appears on the property tax bill and varies by neighborhood and lot size, so ask for the exact amount per lot.
Is new construction better than resale in Ponte Vedra?
It depends on the total cost. New homes usually insure for less and need fewer repairs, but carry CDD assessments and option costs. Compare the full monthly cost of both.
Do I need my own agent to buy from a builder?
It helps. The builder's sales representative works for the builder. Your own agent reviews the contract, deposit terms, incentives and inspections on your side. Register your agent on your first visit, since many builders require it.
