Tallahassee vs Gainesville: Where to Buy
Two inland university cities at the same typical price, with different paths over the last year.
On Zillow's home value index, Tallahassee and Gainesville are priced almost the same: a typical home is about $291,188 in Tallahassee and $291,789 in Gainesville, a gap of about $600. The differences that matter to a buyer are underneath: the last year's trend, what a four-bedroom costs, the age of the houses and how big each market is.

Same headline price, opposite direction over twelve months
Over the past year Tallahassee's all-homes value rose 1.5% while Gainesville's fell 1.3%. Over five years the two are closer, at 17.5% and 15.9%. Single-family houses tell the same story: Tallahassee's typical house is about $302,000, up 1.5%, and Gainesville's is about $313,164, down 1.0%. So a Gainesville house still costs about $11,200 more at the typical level, but that gap has been narrowing.
Condos split further. Tallahassee's typical condo is about $177,802, down 1.2%. Gainesville's is about $165,734, down 4.8%. In both cities, condo stock leans heavily toward units near campus, and those buildings have been the softer part of the market.
I don't read a one-year move as a forecast. What it does mean is that a Gainesville buyer today is more likely to find sellers who have already cut prices, and a Tallahassee buyer should expect fewer discounts at the typical price.
Bedroom by bedroom, the gap opens at four
Zillow's bedroom figures are close for smaller homes and diverge for family-sized ones:
- One bedroom: Tallahassee about $127,219, Gainesville about $118,696.
- Two bedrooms: $175,424 versus $176,908.
- Three bedrooms: $288,717 versus $292,116.
- Four bedrooms: $475,580 versus $429,084.
- Five or more: $710,862 versus $679,050.
A three-bedroom costs about the same in either city. A four-bedroom costs about $46,500 more in Tallahassee, and five-plus bedrooms about $31,800 more. For a family that needs four bedrooms, Gainesville is the cheaper market on these numbers. For a couple or a single buyer looking at two or three bedrooms, price won't decide it.
The spread across each market is similar too. The lower third ends around $180,330 in Tallahassee and $178,531 in Gainesville, and the upper third starts near $477,716 and $468,786.

Housing stock: older in Gainesville, larger market in Tallahassee
Census data puts the median year built at 1988 in Tallahassee and 1983 in Gainesville. Five years of age matters on a resale purchase: more Gainesville houses are at the point where insurers ask for a 4-point inspection, roofs and HVAC are on their second or third replacement, and older plumbing or electrical panels may need updating before a carrier will write a policy.
Both cities are dominated by apartments and condos. Single-family detached houses are 39.3% of units in Tallahassee and 36.6% in Gainesville, and buildings of 10 or more units account for 29.8% and 31.5%. Mobile homes are under 2% in both. Tallahassee's population of 201,875 against Gainesville's 145,702 means more houses come up for sale in a given month, which gives a buyer more to choose from.
Who lives there and what drives each economy
These are two of the youngest cities in Florida by Census numbers. The median age is 28.2 in Tallahassee and 26.5 in Gainesville, and the 65+ share is almost identical at 11.7% and 11.9%. Seasonal homes are rare: 1.0% of units in Tallahassee and 0.3% in Gainesville. Few snowbirds buy in either place.
The economies differ in kind. Tallahassee is the state capital, so state government is a large employer, along with Florida State University, Florida A&M University and Tallahassee Community College. Gainesville is built around the University of Florida and UF Health Shands Hospital, plus Santa Fe College. Both cities follow the academic calendar: listings and moves cluster in late spring and summer.
For getting around, Tallahassee sits on I-10 and has Tallahassee International Airport. Gainesville sits on I-75 and has Gainesville Regional Airport, with larger airports in Jacksonville and Orlando within driving distance.
Insurance and storm exposure in both cities
Neither city is on the coast, so storm surge isn't the issue it is in Tampa Bay or Miami. Wind and falling trees are. Both cities have heavy tree cover, and many claims after storms come from limbs on roofs. Insurers in both price wind from the wind mitigation report, and older houses usually need a 4-point inspection as well.
Flood zones still exist around creeks, lakes and low basins in both cities, so pull the FEMA zone for each parcel. North and north-central Florida also sit on limestone, which is why sinkhole coverage questions come up in both markets; standard policies cover catastrophic ground cover collapse, and broader sinkhole coverage is an add-on. Get quotes on a specific house in each city before deciding, since the premium difference between two similar houses can be larger than the price difference between the cities.
Who each city fits
Tallahassee fits buyers tied to state government or FSU and FAMU, families who want a bigger market with more houses to choose from, and buyers who prefer slightly newer housing on average. Expect to pay more for four or more bedrooms.
Gainesville fits buyers tied to UF or UF Health, families who need four bedrooms on a tighter budget, and buyers who want central Florida access by I-75. Expect older houses and a softer market over the past year.
In either city, homestead on a permanent residence takes up to $51,411 off the assessed value in 2026, and Florida has no state income tax. If you're still deciding between the two, a shortlist from each at the same budget shows quickly what the money buys.
