55+ Communities in Deerfield Beach
Some of the lowest entry prices for age-restricted living in South Florida, with homework attached
Deerfield Beach is one of the few places in South Florida where an age-restricted condo can still cost under $100,000: Zillow values the typical one-bedroom at about $95,750 and the typical condo at $148,030. Much of that supply sits in large 1970s-era 55+ condo communities, Century Village East being the best known, so the low price comes paired with old buildings, monthly fees and the reserve rules Florida has tightened since 2022.

Where 55+ buyers look in Deerfield Beach
The city's housing is mostly attached. Census data shows 44.1% of homes in buildings with ten or more units, only 26.8% detached single-family and a median build year of 1978. On the west side, Century Village East is a large age-restricted condo community with its own clubhouse, pools, golf and a busy activity calendar, and it accounts for a big share of the city's 55+ sales. Other older condo and co-op complexes across the city also enforce a 55+ rule.
Mobile and manufactured homes make up 5.9% of Deerfield's housing, and some of those parks are age-restricted too. Near the beach, east of the Intracoastal, condo buildings are pricier and usually not formally restricted, though many owners are retirees and seasonal residents.

Deerfield Beach condo prices for retirees
The typical Deerfield Beach condo is $148,030, down 6.3% over the last year. A one-bedroom is about $95,750 and a two-bedroom about $218,002. The lower third of the whole market starts around $123,556, which is mostly older condos. Across all home types, the typical value is $271,903, up 17.4% over five years.
Single-family homes are a separate world at about $429,484, with three-bedrooms near $470,689. A retiree who wants a house rather than a condo here should expect to spend roughly three times the typical condo price.
Nearby Broward cities show how low Deerfield's condo-heavy market runs. Pompano Beach averages $350,137, Tamarac $291,266, Coral Springs $521,975 and Fort Lauderdale $509,743. Only Lauderhill, at $211,924, is cheaper among the neighbors.
The price spread inside Deerfield's 55+ condo segment is driven less by square footage than by the building: its floor, elevator access, recent roof or concrete work, and whether the dues already include a funded reserve. Two similar one-bedrooms a block apart can differ by tens of thousands of dollars for those reasons alone.

Why prices are low: fees, reserves and assessments
Low list prices in older 55+ condos usually reflect higher carrying costs. Florida now requires condo buildings of three or more habitable stories to complete milestone inspections and a Structural Integrity Reserve Study, and for budgets adopted on or after Dec 31, 2024, owners can no longer waive the SIRS reserves. Associations that underfunded reserves for decades have had to raise monthly dues, levy special assessments or both. Insurance for older Broward buildings has also gone up.
Before making an offer in any Deerfield 55+ building, I ask for:
- The current budget and the amount of monthly maintenance
- The SIRS and, where required, the milestone inspection report
- Any approved or proposed special assessment, with the payment schedule
- The master insurance policy and its hurricane deductible
- Board minutes from the past 12 months
A one-bedroom at $95,750 with high monthly dues and a large pending assessment can cost more over five years than a two-bedroom in a better-funded building. Florida gives resale condo buyers seven days after receiving the association documents to cancel, which is the time to do this math.
Cash, financing and approval
Many buyers in Deerfield's older 55+ condos pay cash. Some buildings are non-warrantable for conventional and FHA loans because of low reserves, pending assessments, litigation or a high share of units behind on dues. If you plan to finance, have a lender review the condo questionnaire before the inspection period ends.
Associations in these communities commonly require an application, a background check and an interview or approval before closing, and they verify that at least one occupant is 55 or older. The Housing for Older Persons Act lets a community restrict by age when 80% of occupied units have at least one resident that age. Ask how the association handles younger spouses, live-in caregivers and visiting grandchildren, since each sets its own limits on top of the federal rule.
Closing costs and taxes in Broward County
Broward is one of the counties where the buyer customarily pays for the owner's title insurance policy, which is set at a state-promulgated rate. Deed stamps of $0.70 per $100 of price are normally a seller cost in Deerfield sales. On a cash purchase there are no note stamps or intangible tax, which keeps closing costs modest on a low-priced condo.
If the condo becomes your permanent residence, file for homestead to take up to $51,411 off assessed value in 2026, then rely on the 3% Save Our Homes cap. With 15.8% of Deerfield homes held as seasonal residences, many owners do not qualify and pay taxes on full assessed value, with a 10% cap on non-school levies. This isn't tax advice; confirm your residency position before filing.
Who Deerfield's 55+ market suits
It fits retirees on a fixed budget who want an organized social life, buyers who can pay cash and are comfortable reviewing association financials, and snowbirds who want a winter base without a large purchase price. It suits buyers less well if they need conventional financing, want a newer building, or cannot absorb a special assessment.

Questions buyers ask
What is the biggest 55+ community in Deerfield Beach?
Century Village East is the best-known and largest age-restricted condo community in Deerfield Beach, with clubhouse facilities, pools and golf. There are also smaller 55+ condo complexes and manufactured-home parks in the city.
How much is a 55+ condo in Deerfield Beach?
Zillow values the typical Deerfield Beach condo at $148,030, with one-bedrooms around $95,750 and two-bedrooms around $218,002. Monthly dues and any special assessment should be added to the price when comparing.
Why are condos in Deerfield Beach so cheap?
Many are in buildings from the 1970s and 1980s with rising dues, insurance costs and reserve requirements under Florida's newer condo laws. Some cannot be financed with conventional loans, which limits the buyer pool.
Can I finance a condo in a Deerfield Beach 55+ community?
Sometimes. It depends on whether the building meets lender requirements for reserves, insurance and delinquencies. Many purchases in older 55+ buildings are made with cash.
