Seventeen Zillow neighborhoods, grouped by budget and recent trend

How to read these neighborhood numbers

The values below come from Zillow's home value index for each neighborhood, with the one-year change. Zillow does not publish a five-year figure for these Lutz neighborhoods, so use the citywide 22.9% five-year gain as background only. A one-year change of a percent or two either way is close to flat and can reflect which homes sold, not a true shift in the area.

Zillow's neighborhood boundaries do not always match subdivision or HOA lines, and some neighborhoods are small enough that a few sales move the number. Treat these as a map of price levels, then confirm with recent sales on the specific street before you write an offer.

Under $380,000: Foxwood, Carpenters Run, Cypress Cove, Oak Grove, Indian Lakes, Turtle Lakes

This tier sits below the Lutz typical value and near the lower third of the market, around $334,306. Foxwood is about $307,675 (down 0.7% in a year), Carpenters Run about $337,960 (down 4.3%), Cypress Cove about $349,153 (up 1.1%), Oak Grove about $369,722 (down 0.8%), Indian Lakes about $375,006 (down 2.0%) and Turtle Lakes about $377,631 (down 0.4%).

These are the entry points to a Lutz address for a buyer with a budget near the Tampa average. Carpenters Run had the largest drop on the list, which may give buyers room to negotiate. In this tier, expect older houses, so the inspection, roof age and insurance quote carry more weight than finishes. A buyer who can't find the right house here often compares Citrus Park, at about $421,744, or north Tampa.

$430,000 to $520,000: Calusa Trace, Willow Bend, Sierra Pines

The middle of the Lutz market. Calusa Trace is about $436,029 (down 1.2%), Willow Bend about $488,971 (up 1.1%) and Sierra Pines about $512,319 (up 2.8%). Willow Bend sits almost exactly on the Lutz typical value, and Sierra Pines had one of the stronger one-year changes on the list.

This is where many families moving with a four-bedroom need land, though Zillow's four-bedroom average for Lutz is higher, about $625,493, because it includes larger homes in pricier areas. Expect a mix of three- and four-bedroom homes in this tier and compare price per square foot along with list price.

$600,000 to $780,000: Stonebrier, Villa Rosa, Lake Brant, Crystal Lakes Manors, Van Dyke Estates

Stonebrier is about $621,463 (down 0.3%), Villa Rosa about $618,854 (up 0.5%), Lake Brant about $621,988 (up 1.3%), Crystal Lakes Manors about $755,573 (up 3.4%) and Van Dyke Estates about $774,315 (up 1.0%). Crystal Lakes Manors posted the largest one-year gain among all seventeen neighborhoods.

This tier lines up with the upper third of the Lutz market, which starts near $766,200. Several names here point to lakes, and lake frontage is one of the main reasons prices climb in Lutz. For waterfront homes, ask for the elevation certificate and flood zone, any seawall or shoreline permits, and whether the lake is private or public. Van Dyke Road is one of the main east-west roads in the Lutz area, which helps with orientation when you look at listings.

Over $900,000: Wellington Manor, Cheval East, The Sanctuary of Livingston

Wellington Manor is about $942,690 (up 0.2%), Cheval East about $960,552 (down 1.7%) and The Sanctuary of Livingston about $1,375,523 (up 2.1%). Cheval is a long-established gated golf community in Lutz, and Zillow's Cheval East covers part of that area.

At this level the buyer pool is small, and each sale can move the index. Compare recent sales of similar homes, not the neighborhood average. For larger custom homes, ask for the permit history of additions and pools, the roof material and age, and whether the home has impact windows or shutters, since all of those affect insurance.

Matching your budget to a tier

A quick way to use this list is to start from the bedrooms you need. Zillow puts the average Lutz three-bedroom at about $401,951, which lands between the first and second tiers. A buyer with that budget can usually choose between a larger or updated home in the under-$380,000 group and a smaller or older home in Calusa Trace or Willow Bend.

A four-bedroom budget of about $625,493 opens the $600,000 tier, where lakes and larger lots start to show up. Five-bedroom homes average about $804,188, which puts them in the upper tiers. If you are flexible on location, the same money often buys more square footage in the lower tiers than a lake view in the upper ones, so decide early which of the two matters more to you.

What to check in any Lutz neighborhood

Confirm the county. The Lutz mailing area runs into Pasco County, and Hillsborough and Pasco have different tax rates and rules. Ask for the full tax bill, including any CDD or special district lines, and remember the assessed value resets after you buy. If the home will be your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026.

Pull the FEMA flood map for each house you like. Lutz has many lakes and low areas, so zones change from street to street. Get an insurance quote during the inspection period and ask for a wind mitigation report. In older subdivisions, ask whether the house is on county water and sewer or on a well and septic system. Then narrow the list: two or three neighborhoods that fit your budget and drive are enough for a focused shortlist.
