Buying a Condo in Winter Park
Older buildings, lower entry prices and the paperwork that decides whether a unit is a good buy
The typical condo in Winter Park is valued at $191,014 on Zillow's home value index, down 3.3% over the past year, while the typical single-family house is $509,440. A condo is the way most buyers get into Winter Park for under $300,000, and the age of the building matters more to the outcome than the unit itself.

What the Winter Park condo market looks like
Census data shows 24.1% of Winter Park's housing units are in buildings of ten or more units, and the citywide median year built is 1976. Much of the condo stock is decades old, which puts many buildings past the 30-year mark that triggers Florida's milestone inspection requirement for taller buildings.
Zillow's bedroom figures, which cover all property types, put one-bedroom homes around $140,512 and two-bedroom homes around $265,925. The lower third of the overall market runs up to roughly $289,695, and that band is mostly condos and small older homes. Condo values fell 3.3% this year while single-family homes rose 2.8%, so the gap between the two widened.

The 2022 condo law and older Winter Park buildings
After the 2021 Surfside collapse, Florida required two things of condo buildings with three or more habitable stories:
- Milestone inspection by December 31 of the year the building turns 30 (or 25 if the local building official requires it), then every 10 years. A second-phase inspection follows if the first finds signs of structural deterioration.
- Structural Integrity Reserve Study (SIRS) every 10 years, covering roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and doors. For budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce these reserves.
For an older Winter Park building, that law changes the math. An association that underfunded reserves for years now has to catch up, either by raising monthly dues or by levying special assessments. Neither shows up in the listing price. Two units with the same price can have very different real costs over the next five years.
Some smaller garden-style condos are one or two stories and fall outside these two requirements, but they still face roof, plumbing and paving costs on the same timeline as any older building.

Documents to read before you commit
- The milestone inspection report and any phase-two findings, for buildings three stories or taller.
- The most recent SIRS and the current reserve balance against it.
- The adopted budget, with the monthly fee for your unit and any increase approved for next year.
- Board minutes from the last 12 to 24 months, where talk of assessments shows up first.
- Any special assessment already passed, its amount per unit and who pays it at closing.
- The building's master policy: what it costs, what it covers and the size of its wind deductible.
A resale condo buyer can cancel within 7 days, not counting weekends and legal holidays, after receiving the association documents. In Winter Park's older buildings I treat those 7 days as the most important part of the contract.
Financing a condo in an older building
Lenders review the project as well as you. A building with unfinished structural repairs, low reserves, pending litigation, a single owner with many units or a high investor share can be labeled non-warrantable. That rules out most conventional loans and pushes you toward cash or portfolio lenders, often with a bigger down payment.
Ask your lender to run the project review before you write an offer. The condo questionnaire from management covers most of what they need, and a quick answer saves you an appraisal fee on a unit you can't finance. Second-home buyers and buyers from abroad should expect more questions and, often, a larger down payment requirement on condos in older projects. Remember that monthly dues count in your debt-to-income ratio, so a fee increase can change what you qualify for.
Insurance, flood and the HO-6 policy
The association insures the building under its master policy and you insure the interior with an HO-6 policy. Read the declaration to see who covers flooring, cabinets, fixtures and the air handler. If the master policy carries a high hurricane deductible, owners may be assessed for it after a storm. Hurricane deductibles apply once per calendar year in Florida.
Winter Park's lakes are part of the appeal, and buildings near water need a flood zone check. Ask whether the association carries flood coverage and on what terms.
Rules, lifestyle and resale
Check pet limits, parking, guest rules, renovation approval rules and any minimum lease term. Leasing restrictions matter for resale even if you will never lease, because they affect lender approval and who can buy from you. Some associations are age-restricted under the federal 55+ rules, which shapes both who your neighbors are and who your future buyers can be. With 24.8% of Winter Park residents aged 65 or older, condos are a common downsizing choice.
If the condo will be your permanent residence, file for homestead. It can take up to $51,411 off assessed value in 2026 and caps future assessment increases at 3% or CPI. Your assessment starts over at market value in the year after closing, so the seller's bill tells you little.
Condo or small house: the trade-off
A Winter Park condo at about $191,000 competes with small older houses and with condos in Orlando, where Zillow's typical figure across all home types is $372,775. If what you want is the Winter Park address and walkability, a well-funded condo is the efficient way to get it. A shortlist of buildings ranked by reserves, inspection status and monthly fee is where I'd start.
