Buying a House in Plantation
Flat prices, older houses and the inspection that decides the deal
Buying a house in Plantation means a typical price of about $614,499 for a single-family home, according to Zillow's home value index, essentially unchanged over the past year at +0.1%. With a citywide median build year of 1984, the price matters less than the condition of the roof, plumbing and electrical systems you are buying.

Plantation house prices by size
Zillow's bedroom figures for Plantation run like this:
- 3 bedrooms: about $521,673
- 4 bedrooms: about $766,233
- 5 bedrooms or more: about $1,270,875
The step from three to four bedrooms costs about $244,600, and the step from four to five about $504,600. That second jump is unusually large for Broward. It comes from Plantation's large-lot areas, where 5-bedroom homes sit on an acre or more, so the 5-bedroom figure mostly describes estate properties with land.
The upper third of the market starts around $807,139. A buyer with $550,000 to $650,000 will mostly see 3- and smaller 4-bedroom houses from the 1960s to the 1990s, many with updates and some without.

Inspecting a house built in the 1960s, 1970s or 1980s
Census data puts Plantation's median build year at 1984, and many single-family neighborhoods are older than that. Houses of this age need a careful look at systems that a 2005 house wouldn't raise:
- Drain lines: cast-iron pipes under the slab corrode with age. A camera inspection (sewer scope) costs little compared with a replacement.
- Electrical: some older panel brands are hard to insure. Check the panel and any aluminum branch wiring.
- Supply plumbing: galvanized or polybutylene pipe can affect insurability.
- Roof: the permit date matters as much as appearance. Many insurers struggle with roofs over about 15 years old.
- Additions and enclosures: confirm permits for converted garages, enclosed porches and room additions.
Insurers commonly require a four-point inspection on older homes. Order it together with the general inspection and the wind mitigation report so you have everything within your inspection period.

Insurance, wind mitigation and flood zones
On an older house, insurance is often the line that surprises buyers most. Your premium depends on roof age and shape, roof-to-wall connections, and whether windows and doors are impact-rated or shuttered. Houses with a newer hip roof and full opening protection usually quote much better than original houses with no shutters.
Plantation is inland and drained by canals. Some addresses fall in FEMA flood zones, and lenders require flood insurance in A zones. Price both policies while you can still cancel the contract. Ask the seller about past claims and any water intrusion. Plantation's mature trees add shade and character; they also drop limbs on roofs in storms, so note trees overhanging the house.
Updated house or original house: pricing the difference
Because so many Plantation houses are 40 to 60 years old, two homes with the same bedroom count and lot size can be priced far apart. One has a new roof, impact windows, a replaced drain line, a newer AC and a redone kitchen. The other has the 1970s systems. The updated house often sells well above the neighborhood's typical value, and the original house below it.
When I compare the two for a buyer, I put rough replacement costs next to the price gap. A roof, a full set of impact windows and a drain line replacement together can cost as much as the difference in price, and they take months to schedule. The original house can still be the better buy if you have the time, the cash and an insurer willing to write the policy before the work is done. Ask your insurance agent that question first, since some carriers will not bind a policy on an old roof at all.
Neighborhood price points to know
Zillow's neighborhood values give a rough map of house budgets. Plantation Park East is about $472,826, close to the city's all-homes figure of $492,003. Country Club Estates at about $677,464 and Plantation Gardens at about $679,704 sit above the city's typical single-family value. Plantation Isles is about $825,118, and Plantation Acres about $1,074,493.
Lauderdale West ($268,351) and Mirror Lake ($337,546) are the lowest-priced neighborhoods on Zillow's list. Lauderdale West is a 55+ community, so check age rules if you are looking there for a house or villa. Many Plantation subdivisions are not on Zillow's list at all, so treat these as reference points.
HOAs, or no HOA
Unlike many newer western Broward cities, Plantation has a fair number of single-family neighborhoods without a mandatory HOA, along with others that have one. No HOA means more freedom on paint, fences, boats and work vehicles, and no monthly dues. It also means no one enforces upkeep on the house next door. Where there is an HOA, ask for dues, rules, any assessment and approval requirements. Some older neighborhoods have voluntary civic associations; confirm whether membership is mandatory on the title search.
Taxes, closing costs and nearby options
The seller's tax bill is not a guide to yours. After the sale, the assessment resets to market value, and long-time homesteaded sellers often pay far less than a new owner will. If you will live there full-time, homestead in 2026 is worth up to $51,411 off assessed value, with later increases capped at 3% or inflation. This isn't legal or tax advice.
Broward buyers customarily pay for the owner's title policy, while the seller pays the deed doc stamps. On a $614,499 purchase with 20% down, note stamps and intangible tax total about $2,704. If Plantation inventory is thin at your budget, Davie (about $515,457 on Zillow's all-homes index) and Sunrise (about $360,778) are the closest alternatives; Weston is higher at about $718,627. A shortlist screened for roof age, panel type and flood zone saves wasted showings on older Plantation houses.
