Alafaya as a name and as a Zillow area
Alafaya is the name east Orlando uses for the corridor along Alafaya Trail (SR 434), from the SR 408 area north toward the University of Central Florida. Much of that corridor is in unincorporated Orange County, and a separate census area also carries the Alafaya name. Zillow's Alafaya is the portion it assigns to the City of Orlando, so its boundary will not match how every listing or neighbor uses the word.
For a buyer, the practical step is the same as anywhere in east Orlando: look up the parcel and confirm whether it is inside city limits. That decides your millage, permits and service providers.
Getting around east Orlando
Alafaya Trail is the main north-south road and it is busy. SR 408 runs east-west toward downtown, and SR 417 crosses the area as a north-south toll route toward the airport and Seminole County. Waterford Lakes Town Center, a large shopping area, sits near the 408 and Alafaya Trail, and UCF is to the north.
Toll roads make the downtown commute workable outside peak hours. During peak hours, the 408 and Alafaya Trail both slow down, and a daily toll commute adds up. Many residents work on the east side, at the university or in the nearby research and technology employers, which shortens the drive. If you will commute downtown or to the attractions, drive the route at your real hours before you choose a subdivision.
The university matters to the area's rhythm. Traffic changes noticeably between semesters and breaks, and roads near campus get crowded on football Saturdays.

Where Alafaya sits on Orlando's price ladder
Alafaya's $451,027 is in the middle-upper part of Zillow's Orlando list. Close peers are Hunters Creek at about $467,247, Florida Center at $468,425 and Vista East, another east Orlando area, at $426,508. Union Park, also on the east side, is cheaper at about $354,232. Lake Nona South, southeast of the airport, costs far more at about $719,244.
Citywide, the typical three-bedroom is about $357,392 and four-bedroom about $480,255. Alafaya's figure sits between them, which matches a stock of three- and four-bedroom single-family homes in subdivisions, with townhomes and some condos mixed in. The upper third of the city's market starts around $560,637; larger houses on lake or conservation lots here reach into that band.
Five-year growth of 22.2% equals the city's 22.3%. The past year's 1.0% dip mirrors the city too. Alafaya has behaved like Orlando's suburban middle: steady, with no sharp gain or loss of its own.
Subdivision life: HOA dues and CDDs
Most of Alafaya was built as subdivisions from the 1980s onward, with a lot of building in the 1990s and 2000s. Nearly all of them have a homeowners association, and some of the newer ones sit inside a Community Development District. Before comparing two houses at the same price, ask for:
- HOA dues, any sub-association dues and what each covers, such as a pool, clubhouse, gate or landscaping.
- The CDD assessment, if there is one, which appears on the property tax bill instead of being paid to the HOA.
- Architectural rules on paint, fences, roofs, pools and parking.
- Any special assessments planned or approved.
The difference between a subdivision with no CDD and modest dues and one with a CDD and amenity fees can be thousands of dollars a year, and that changes what you can afford.
Inspection points for a 1990s or 2000s house
Houses from these decades sit in an in-between zone. They are newer than central Orlando's homes but many are on their second roof, and some were built before Florida's code updates of the early 2000s.
- Roof permit date. A shingle roof from the original build will be near the end of its life, and insurers notice.
- Wind mitigation report. It shows roof attachment, roof-to-wall connections and opening protection. Post-2002 houses often score better.
- AC and water heater age. Original systems from the 1990s or 2000s are due for replacement.
- Plumbing type. Some homes of this period used polybutylene supply lines, which many insurers won't accept. The inspector can identify it.
- Flood zone. East Orlando has wetlands, creeks and retention ponds. Check the FEMA zone for the lot and get a flood quote if it backs onto water.

Taxes and who Alafaya suits
The county will reassess the house at your purchase price. If it becomes your permanent residence, homestead can remove up to $51,411 of assessed value in 2026 and holds yearly increases to 3%. Amendment 3 on the November 3, 2026 ballot could change parts of this, so check the outcome before you lock in a budget.
Census data shows Orlando's median age is 35.1, with 11.3% of residents 65 or older. Alafaya fits that profile: working households, families and people tied to the university and east-side employers. It suits buyers who want a suburban house with a yard, shopping close by and access to the 408 and 417, at a price well below Lake Nona. It suits less well a buyer who wants a walkable older neighborhood or a short, toll-free drive downtown. I can sort Alafaya subdivisions by house age, HOA and CDD so you can compare the total monthly cost of each one alongside its price.
