Where Meadow Woods sits and what an Orlando address means here
Meadow Woods is in the far south of Orange County, right up against the Osceola County line. Zillow files it as an Orlando neighborhood, and homes carry Orlando mailing addresses, but Meadow Woods is a census-designated place in unincorporated Orange County rather than part of the City of Orlando.
That detail changes a few practical things. Your tax bill follows county millage instead of city millage, permits and code enforcement go through Orange County, and utility providers can differ from what a downtown Orlando owner has. None of this is good or bad on its own. It just means you should read the property appraiser record for the exact parcel before you compare tax estimates with a listing inside city limits.
Getting around is the main reason people pick the area. SR 417 runs along this part of the county, Orlando International Airport is to the northeast, and Meadow Woods has its own SunRail commuter station, which is rare for a suburban neighborhood here.
Meadow Woods prices against the rest of Orlando
Zillow publishes one all-homes figure for Meadow Woods, so the useful exercise is placing it inside the city's range. Orlando's lower third of the market tops out near $237,095 and the upper third starts around $560,637. Meadow Woods at $397,367 lands in the middle band, close to the citywide single-family value of $399,788.

Lake Nona South, a few miles away, sits at $719,244, so the gap between Meadow Woods and the newest master-planned areas nearby is large. For a buyer who wants the south-side location without paying for brand-new amenity packages, that gap is the whole argument.

Reading the last year of numbers
A 2.0% dip over twelve months is a little softer than Orlando overall at minus 1.1%. Five-year growth of 21.2% trails the city's 22.3% by about a point. In plain terms, Meadow Woods moved with the market on the way up and is giving back slightly more on the way down.
For a buyer, a flat-to-soft year usually means more room to ask for seller credits toward closing costs or an insurance-related repair, and fewer bidding situations. It does not tell you where values go next, and I don't try to guess that for clients. It tells you how to negotiate today.
Context helps here. The Orlando neighborhoods with the steepest one-year drops on Zillow's list, such as Conway at minus 11.7% and Kirkman North at minus 10.9%, are among the lowest-priced in the city, under $150,000, and the citywide condo index is down 6.8%. Meadow Woods is mostly houses and townhomes, so its smaller decline tracks the single-family market in general rather than pointing to a problem specific to the neighborhood.
What the housing looks like
Most of Meadow Woods is single-family subdivisions and townhome communities, with homes from several building eras rather than one uniform phase. That spread matters because two houses a mile apart can have very different insurance costs. A house with an original roof from an earlier decade will price differently from one re-roofed recently, and lenders and insurers look closely at both.
Many subdivisions here have HOAs. Some newer sections may also carry CDD assessments, which appear on the property tax bill rather than as an HOA invoice. Ask for both numbers early, because together they can move a monthly payment by a few hundred dollars.
What to check before buying in Meadow Woods
- Roof age and wind mitigation. Ask for the year of the last roof permit and order a wind mitigation inspection. Hip roofs, roof-to-wall straps and impact openings can lower the windstorm part of the premium.
- 4-point inspection on older homes. Insurers often want one for homes roughly 25 to 30 years and older. It covers roof, electrical, plumbing and HVAC.
- Flood zone. This part of the county has ponds, retention areas and low ground. Look up the FEMA zone for the address and get a flood quote even if the lender doesn't require one.
- Insurance quote during the inspection period. Get a real quote on the specific house before your inspection window closes, not after.
- HOA rules and CDD. Read fence, parking and exterior paint rules if you plan changes.
- Homestead. If this will be your permanent residence, file for homestead. The assessed value resets to market value after the sale, so the seller's tax bill is not your tax bill.
Who tends to like it here
Meadow Woods fits buyers who work near the airport, the south end of the tourist corridor or the Lake Nona medical and research area and want a mid-priced house with a short drive. It fits less well for someone who wants a walkable downtown or a quiet older neighborhood with big trees. Census data for Orlando as a whole shows a median age of 35.1 and only 3.4% seasonal homes, which matches what you see on the ground on this side of town: mostly year-round households. If the price band and the commute work for you, the next step is a shortlist of specific subdivisions with their HOA and CDD numbers side by side.
What buyers ask me
Is Meadow Woods part of the City of Orlando?
No. It has Orlando mailing addresses and Zillow lists it as an Orlando neighborhood, but it is unincorporated Orange County. Check the property appraiser record to confirm the jurisdiction and taxes for a specific parcel.
How much is a house in Meadow Woods?
Zillow's typical value for all homes in Meadow Woods is $397,367, down 2.0% over the last year and up 21.2% over five years. Townhomes come in lower and larger single-family homes higher.
Is Meadow Woods cheaper than Hunters Creek?
Yes, by about $70,000 on Zillow's typical value: $397,367 in Meadow Woods vs $467,247 in Hunters Creek.
Is there a SunRail station in Meadow Woods?
Yes. Meadow Woods has a SunRail commuter rail station, which connects south Orange County with downtown Orlando and points north and south on the line.
