Where Doral is and how people get around

Doral sits in western Miami-Dade, directly west of Miami International Airport. The city was incorporated in 2003. Major highways surround it: the Palmetto Expressway (SR 826) on the east side, the Dolphin Expressway (SR 836) to the south and Florida's Turnpike to the west. That grid makes Doral easy to reach and also means heavy traffic at rush hour, especially on 836 toward downtown Miami.

A big part of the city is commercial: warehouses, logistics companies, distribution centers and offices tied to the airport and trade with Latin America. U.S. Southern Command is headquartered in Doral, and the Trump National Doral golf resort sits in the middle of the city. Residential neighborhoods sit around these employment areas, often in planned communities with lakes and gates.

The beach is a drive away. Plan on crossing the metro area to reach Miami Beach or Key Biscayne, so build that into your expectations if beach access matters.

Who lives in Doral

Doral has about 79,216 residents. Census puts the median age at 37.1, and only 8.9% of residents are 65 or older, far below Aventura or Coral Gables. Seasonal homes are 2.5% of the stock, so nearly everyone lives here year-round.

That shows in daily life. Weekday mornings are about commutes and school drop-offs. Parks, sports fields and shopping centers fill up on weekends. Many households moved here for work near the airport or for newer housing at a lower price than the Gables or Brickell.

Housing stock and prices

Doral's housing is new by Miami standards. Census counts 43.2% of homes in buildings with 10 or more units and 22.2% as detached houses; the rest are largely townhouses and smaller multi-unit buildings. The median year built of 2006 means many homes have modern wind codes and roofs that are newer than in older cities.

Zillow's prices:

Doral is cheaper than Coral Gables ($1,571,133) and Miami ($583,705), close to The Hammocks ($541,094) and Cutler Bay ($563,335), and above Hialeah ($443,765).

Neighborhoods by budget

Zillow tracks 16 Doral neighborhoods. A rough sort by typical value:

Costa Del Sol shows the biggest five-year gain at 59.1%. Doral Estates rose 16.4% over the last year, far ahead of the rest. Several lower-priced areas, including Doral Park at 3.2%, slipped over the year. Zillow's names and boundaries may not match each community's gates exactly, so check the address.

The gap between tiers mostly tracks housing type. The lower group includes many condos and townhouses, while the $700,000-plus neighborhoods are largely detached houses in gated lake communities. Doral's citywide 4-bedroom value of about $770,008 lines up with that middle tier, and Zillow's upper third of Doral homes begins around $811,958.

HOAs, CDDs, flood and insurance

Most of Doral is planned communities, which means HOA fees on almost every house and townhouse, and condo association fees on apartments. Some newer communities also carry CDD assessments that appear on the property tax bill. Ask for both amounts before you compare prices, since two homes at the same price can carry very different monthly costs.

Doral is flat, low and was built on former wetlands at the edge of the Everglades. Heavy rain can flood streets, and many areas sit in FEMA flood zones. Check the zone for each address, ask for the elevation certificate and get a flood quote even if the lender doesn't require one.

The upside of new construction shows on the wind policy. Homes built after the 2000s code changes, with impact windows and newer roofs, usually get better wind mitigation credits. Get a wind mitigation report on any house and a homeowners quote during the inspection period.

Newer doesn't mean problem-free. Ask about roof age on homes from the early 2000s, which may be near replacement, and check builder warranties on anything built in the last ten years.

Pros, cons and taxes

Pros: newer homes, airport and highway access, jobs nearby, family-oriented neighborhoods, prices well below the Gables, and condo stock young enough that many buildings are years away from their first milestone inspection.

Cons: traffic, truck activity near industrial areas, distance to the beach, flood-prone streets after storms, airport noise in some areas and HOA or CDD costs on top of the mortgage.

Florida has no state income tax. If Doral becomes your permanent home, file for homestead: in 2026 it takes up to $51,411 off assessed value and caps increases at 3% or CPI. This isn't legal or tax advice. The most common newcomer mistake I see in Doral is comparing list prices and ignoring fees, so ask for the HOA, CDD and insurance numbers before you fall for a floor plan.
