Moving to Key Biscayne, FL

A small island village of oceanfront towers and costly houses, one causeway from Miami.

Key Biscayne is one of the most expensive places to buy in Miami-Dade, with a typical home value of about $1,725,646 on Zillow's home value index, nearly three times Miami's $583,705. Prices rose 7.7% over the past year while much of the county was flat, so this is a market where buyers compete for a small supply rather than wait for discounts.

A village of towers, with few houses

Census data shows 75.2% of Key Biscayne's homes are in buildings of ten or more units, and only 18.6% are single-family detached. Most residents live in condo buildings, many of them facing the ocean along the island's eastern side, while the detached houses sit on the residential streets inland and along the bay. The median year built is 1977.

That age matters for a condo buyer. Florida requires milestone inspections for condo buildings of three or more habitable stories by the end of the year they turn 30, then every 10 years, and a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after Dec 31, 2024, owners can't waive those reserves. In older oceanfront towers, the reserve and repair bill can be large. Florida gives a resale condo buyer 7 days, not counting weekends and legal holidays, to back out after the association documents arrive. On this island, read the milestone report, the SIRS, the board minutes and the special assessment history in that window.

Who lives here, and the seasonal share

About 14,791 people live in the Village of Key Biscayne, with a median age of 42.2 and 15.7% aged 65 or older. What stands out is the seasonal share: 23.7% of homes are held for seasonal or occasional use, far above most of Miami-Dade. Many condos are second homes for buyers who live elsewhere part of the year.

For someone moving here full time, that means some buildings feel quieter in the off-season. It also affects taxes. Owners who don't make the island their permanent residence get no homestead exemption, so two neighbors with similar units can have very different tax bills.

Getting on and off the island

Key Biscayne is a barrier island reached by the Rickenbacker Causeway, which crosses Virginia Key from the mainland near Brickell. There is one road in and out. On a normal day, the drive to downtown Miami is short. During events, heavy beach traffic or a storm evacuation, that single route is the constraint everyone lives with.

Much of the island is parkland. Crandon Park covers the northern part, and Bill Baggs Cape Florida State Park, with the Cape Florida Lighthouse, covers the southern tip. The village itself sits between them, so the beaches and green space are a large part of what people pay for here.

Storms, flood zones and insurance

An island at sea level faces more storm exposure than most of the county. Many properties are in high-risk FEMA flood zones, including coastal V zones where wave action is expected. Lenders require flood insurance in A and V zones, and for a house the elevation certificate will drive the premium. Ask for it early.

Condo owners share the cost of the master policy through their monthly fee, and that cost has risen across coastal Florida. Get the latest renewal premium and the hurricane deductible, which runs 2%, 5% or 10% of insured value and applies once per calendar year. Add loss assessment coverage to your HO-6 policy. For a house, order a wind mitigation inspection, and look closely at the roof, the impact glass and salt-air wear on metal and concrete.

Taxes and the cost of carrying a home here

Florida has no state income tax, which is one reason buyers from high-tax states look at Key Biscayne. Property tax is the main tax on a home, and at these values it is large. Buying a Key Biscayne home resets its assessed value to the price level of the sale. A permanent resident can claim homestead, up to $51,411 off assessed value in 2026, and the Save Our Homes cap holds increases to 3% or inflation after that. For a second home on the island, there is no exemption, and the cap on non-school levies is 10%. Amendment 3 on the Nov 3, 2026 ballot could change some of these rules, and its outcome is unknown as I write. This isn't legal or tax advice.

Pros, cons and what newcomers misjudge

Pros: beaches and two large parks on the island, a small village setting, a short drive to downtown Miami, and prices that have kept rising while the rest of the county paused.

Cons: some of the highest prices in Miami-Dade, a single causeway, real storm and flood exposure, and older condo buildings facing heavy reserve and repair costs.

What newcomers misjudge most often:

Once you know whether you want a condo or a house, I can build a shortlist that includes the building's inspection and reserve status for each condo.
