Moving to Niceville, FL

A quiet bayside town of single-family houses on the north side of Choctawhatchee Bay

Niceville is a good place to live for buyers who want a settled, year-round suburb near the Emerald Coast: Zillow's typical home is $435,260, up 13.7% over five years, ahead of both Destin (10.3%) and Fort Walton Beach (10.1%) over the same period. It is almost entirely single-family houses, sits next to Eglin Air Force Base, and puts Destin's beaches across the bay by way of the Mid-Bay Bridge.

Is Niceville a good place to live? The buyer's version

From a buyer's point of view Niceville's case is simple. It is a residential town, about 16,544 people per Census data, where 82.9% of homes are single-family detached and only 0.7% are seasonal. Neighbors live here full time. There is little of the vacation-town churn you get in Destin, few short visits from owners who live elsewhere, and street parking and noise follow the school-year rhythm of a suburb rather than the tourist calendar.

The downside is the same thing seen from another angle. Niceville is not on the Gulf. The beach is a drive across the Mid-Bay Bridge, which is a toll road, or the long way around through Fort Walton Beach. Shops and restaurants are fewer than in the beach towns, and some newcomers find evenings quiet.

Median age is 38.4 and 18.2% of residents are 65 or older, so the town is a mix of families, base personnel and retirees.

What houses cost, size by size

Niceville prices sit between Fort Walton Beach ($321,993) and Destin ($616,654). The typical single-family home is $449,106, up 1.0% in a year.

The jump from 3 to 4 bedrooms is large, about $207,600. That gap often reflects the difference between older 3-bedroom ranch houses and newer, larger homes on bigger lots or near the water. Families who need a fourth bedroom should run both numbers before setting a budget.

Condos are a small part of the market at a typical $201,533, down 3.5% in a year. Only 2.8% of homes are in buildings with 10 or more units, so condo choices are thin.

Housing age, lots and what to inspect

The median year built is 1989, newer than Fort Walton Beach's 1972. Much of the stock is 1980s and 1990s single-family construction, with older houses near the bayous and newer subdivisions on the edges of town. Mobile homes make up 2.9%.

For a 1980s or 1990s house, my inspection focus is the roof, the AC age, the water heater and any polybutylene or older plumbing that insurers dislike. A 4-point inspection is often requested on homes past roughly 25 or 30 years, and a wind mitigation report can lower the premium. For homes near Boggy Bayou or the bay, ask about the seawall and check the flood zone.

Many subdivisions have an HOA. Ask for the rules, the fee and whether a special assessment has been voted, and confirm whether a CDD appears on the tax bill for newer communities.

Base life, the college and getting around

Eglin Air Force Base borders Niceville and its neighbor Valparaiso, and the base drives a large share of local jobs. That brings steady housing demand and a lot of buyers on military orders who need to close on a schedule.

Northwest Florida State College has its main campus in Niceville, and HCA Florida Twin Cities Hospital is in town. Destin-Fort Walton Beach Airport is close by on the Eglin side.

The Mid-Bay Bridge is the main link to Destin and the beaches, and it carries a toll. North of town, roads lead toward Crestview and Interstate 10. Bluewater Bay, a large planned community just east of the city, is often lumped in with Niceville by buyers, though it is outside city limits. Check which jurisdiction an address is in, since that affects taxes and services.

Storms, flood risk and insurance

Being on the bay rather than the Gulf reduces exposure to open-water waves, though it does not remove storm risk. Hurricanes affect the whole Panhandle, and bayou-front and low-lying streets can flood. Pull the FEMA zone for the specific address, and if it sits in a high-risk A zone with a mortgage, plan for a separate flood policy.

Get a homeowners quote during the inspection period, including the hurricane deductible in dollars. A 2% deductible on a $450,000 dwelling limit is $9,000. Florida applies the hurricane deductible once per calendar year, which helps in a year with more than one storm.

Taxes and the mistakes newcomers make

Florida has no state income tax. If Niceville is your permanent home, file for homestead: you must own and live in the house on January 1, and the application is due by March 1 of that year. It cuts up to $51,411 from assessed value in 2026 and caps future increases at 3% or CPI.

Is Niceville, FL a good place to live?

For buyers who want a quiet, year-round town of single-family houses near Eglin and the bay, yes. The typical home is $435,260 per Zillow. The beach is a drive across the Mid-Bay Bridge, which is a toll road.

How much is a house in Niceville?

Zillow's typical single-family home is $449,106. A 3-bedroom runs about $391,137 and a 4-bedroom about $598,773.

What are the cons of living in Niceville?

No Gulf beach in town, fewer shops and restaurants than Destin, a toll bridge to the beaches, and the hurricane and insurance costs that come with any Panhandle town.

Destin's beaches are across Choctawhatchee Bay via the Mid-Bay Bridge. Without the bridge, the route goes west through Fort Walton Beach and takes longer.
