Is Destin a Good Place to Retire?
A beach town that works for retirees with a real budget and patience for summer crowds
Destin is a good place to retire if you can carry beach-town prices: Zillow's typical 2-bedroom home is $509,820 and the typical single-family house is $654,905. It suits active retirees who want the Gulf, the harbor and boating, and it suits less well anyone on a tight fixed income or who dislikes a town that fills up with visitors every summer.

The short answer, in numbers
Destin is small, about 14,077 residents per Census data, with a median age of 41.5. Only 18.3% of residents are 65 or older, roughly 2,600 people. That is a lower share than many Florida retirement towns, and it tells you Destin is a working resort town that retirees join, rather than a town built around them.
The more telling number is the seasonal share. Census counts 36.7% of homes as seasonal or occasional use. More than one home in three sits empty part of the year or belongs to someone who lives elsewhere most of the time. For a full-time retiree that means quiet winters, busy summers and some neighbors you rarely see.
Prices have been steady rather than hot. Zillow's index for all homes is $616,654, up 2.0% over the last year and 10.3% over five years.

What retirees actually buy here and what it costs
Most retirees I talk to want one of three things: a lock-and-leave condo, a 2-bedroom they can manage alone, or a single-family house with room for visiting family. In Destin those land at very different price points.
- 1-bedroom: about $387,396. Usually a condo, often in a building with resort-style use around you.
- 2-bedroom: about $509,820. The most common retiree target.
- Typical condo overall: $589,218, up 2.4% in a year.
- 3-bedroom: about $695,680.
- 4-bedroom: $1,116,020, where Destin turns into a luxury market.
The lower third of the market starts around $368,360. Anything well below that is usually an older unit, a small floor plan or a building with issues worth understanding before you fall for the view.
For comparison, the same money goes much further a few miles away. Fort Walton Beach's typical home is $321,993, Niceville's $435,260 and Crestview's $287,751. Plenty of retirees live in one of those and drive to the Destin beaches.

Fixed-income math: dues, insurance and taxes
Purchase price is only the start in Destin. Census data shows 44.1% of homes are in buildings with 10 or more units, so a condo association is part of life for many buyers. Gulf-front and bay-front buildings carry high costs for wind insurance, elevators, pools and salt-air repairs, and those costs flow into monthly dues.
Since Florida's condo safety laws took effect, associations must fund structural reserves based on a Structural Integrity Reserve Study, and owners can no longer vote to waive those reserves for budgets adopted on or after December 31, 2024. In older buildings that has pushed dues up or produced special assessments. On a fixed income, a surprise $20,000 assessment is the risk to rule out first, so I ask for the reserve study, the milestone inspection report and the last two budgets before an offer.
If Destin becomes your permanent home, file for homestead. It removes up to $51,411 of assessed value in 2026 and caps yearly assessment increases at 3% or CPI. A second home here gets no exemption and only a 10% cap on non-school levies. Florida has no state income tax, which helps retirees drawing pensions or IRA withdrawals.
Healthcare and getting around
Destin itself is small, so most hospital care is a short drive. HCA Florida Fort Walton-Destin Hospital is in Fort Walton Beach to the west, HCA Florida Twin Cities Hospital is in Niceville across the Mid-Bay Bridge, and Ascension Sacred Heart Emerald Coast is just east in Miramar Beach. For specialist care, some retirees travel to Pensacola or further. Check that your Medicare plan or supplement covers the doctors you want before you commit to a town.
Destin-Fort Walton Beach Airport, near Eglin Air Force Base, handles most flights, which helps when family visits. Locally, US 98 is the main road through town, and in peak season it slows down. Retirees who live here full time learn to run errands early and avoid harbor-area traffic on summer weekends.
Hurricane prep when you are on your own
The Panhandle gets hurricanes, and Destin sits on a narrow strip of land between the Gulf and Choctawhatchee Bay. Before buying, check the FEMA flood zone of the specific address, ask for the roof age and the wind mitigation report, and get a real insurance quote during the inspection period. Lenders require flood insurance in high-risk zones, and it is a separate policy from homeowners.
Remember that Florida hurricane deductibles are a percentage of dwelling coverage, often 2% or 5%. On a $650,000 house a 5% deductible is $32,500 out of pocket before coverage pays. Keep that amount in reserve if you can.
For retirees who travel or spend summers elsewhere, a condo with an on-site manager who handles shutters and storm prep is worth a lot. A house means arranging that yourself.
Who Destin fits, and who it doesn't
Destin fits retirees with a budget above $500,000 for a 2-bedroom, people who boat or fish, couples who want the beach as their daily routine, and buyers comfortable with HOA rules and resort-season crowds.
Destin fits less well retirees who want a formal 55+ community with organized activities, people who need a hospital minutes from home, and buyers whose budget is closer to $300,000. Fort Walton Beach, Niceville or Crestview will usually give that buyer more house and lower dues.
If you are torn between Destin and a nearby town, I can pull current listings from both at your price so you can compare what the same budget buys.
