Where Pinellas Park sits
Pinellas Park is in the center of the county, between St. Petersburg to the south and Largo to the north. It has no Gulf or bay frontage of its own. US 19 runs north-south through the city, and Park Boulevard, Bryan Dairy Road and 49th Street are the other main routes. Interstate 275 runs along the east side toward the Howard Frankland Bridge and Tampa.
That central position is the selling point. St. Pete-Clearwater International Airport is a short drive north, downtown St. Petersburg is south, and the Gulf beaches are west across Seminole and the Intracoastal. Census estimates put the population at about 53,560.
Like Largo, Pinellas Park has irregular boundaries, with unincorporated pockets inside and around it. A Pinellas Park mailing address can be in the county, so check the jurisdiction for permits and services.

A city of block houses and manufactured homes
Census data shows 52.4% of Pinellas Park homes are single-family detached, 15.3% are mobile or manufactured, and 13.7% are in buildings of 10 or more units. The median year built is 1978. Much of the city's housing went up during the 1960s and 1970s growth of mid-Pinellas, and many houses are modest concrete block ranches on small lots.
For buyers, the age of the stock drives the to-do list. Ask for the roof permit date, order a 4-point and a wind mitigation inspection, and check for unpermitted additions such as enclosed porches and converted garages. Many older neighborhoods have no HOA, which means fewer rules and no monthly fee but also no one enforcing upkeep on the neighbors' houses.
Neighborhood values in Zillow's data
Zillow tracks seven Pinellas Park neighborhoods. Values run from about $109,774 in Vendome Village, down 10.8% in a year, to about $369,635 in Autumn Run. In between are Skyview Terrace (about $286,969), Fairlawn Park ($288,786), Greendale Estates ($312,766), Harmony Heights ($314,100, up 1.7%) and Trade Winds Estates ($315,493).
Most of these cluster tightly between about $287,000 and $316,000, so within that band the specific house matters far more than the neighborhood name. Zillow's boundaries may not match local subdivision names, so confirm on the property appraiser's site.
Who lives in Pinellas Park
The median age is 44.5, and 22.5% of residents are 65 or older. That makes Pinellas Park younger than Largo (49.3) or Seminole, and only 5.5% of homes are seasonal. It is a year-round, working city, with a mix of families, retirees and people who work in St. Petersburg, the Gateway office and industrial area, and around the airport.
If schools matter, confirm the assignment for each address with Pinellas County Schools.
Flood, insurance and taxes
Being inland does not make every Pinellas Park street safe from flooding. Parts of the city drain through canals and creeks toward the bay, and some low areas sit in FEMA flood zones. Check the zone for the address, ask about past water intrusion, and get a flood quote even when a lender won't require one.
Florida has no state income tax. For a permanent residence, the homestead exemption takes up to $51,411 off the assessed value in 2026, and Save Our Homes caps increases at 3% or CPI. On a $300,000 home, the exemption is a large share of the assessed value, which makes the difference between homestead and non-homestead taxes especially visible at this price level.
What newcomers tend to underestimate
- Insurance on a cheap house. A $300,000 block home from the 1970s can cost more to insure per dollar of value than a newer house elsewhere, especially with an older roof. Get quotes before you are attached to a property.
- Lot rent and park rules. With 15.3% of homes mobile or manufactured, many low listing prices are homes in parks with monthly lot rent, age limits and buyer approval.
- Road noise. US 19, Park Boulevard and the other big corridors carry heavy traffic. A house a few blocks off a main road can be a very different place to live.
- The tax reset. The seller's tax bill reflects years of capped increases. Yours will start from your purchase price.
Pros and cons of moving to Pinellas Park
- Pros: the lowest typical price among its Pinellas neighbors; a central location near US 19, I-275 and the airport; a large share of single-family houses; a year-round population.
- Cons: no beaches or waterfront of its own; older housing that needs insurance-focused inspections; busy commercial corridors; condo prices that fell 6.2% last year.
If your budget is near $300,000 and you want a house, a shortlist comparing Pinellas Park with the cheaper parts of Largo and St. Petersburg gives you the clearest picture.
