What 55+ means in practice
A community may limit residents by age under the federal Housing for Older Persons Act if at least 80% of occupied units have at least one resident 55 or older, and it follows published policies that support that. The other 20% gives some room, for example for a younger spouse or a caregiver. Each association's rules then decide details such as minimum ages for other occupants, guest stays and pets.
Get the age policy, the pet rules and the approval process in writing. Many older condo associations in Pinellas require a board interview or application before closing, and that adds time to the contract.

The main option: bayfront condo complexes
Town Shores of Gulfport is a large 55+ condominium community on Shore Boulevard South along Boca Ciega Bay. It is the best-known age-restricted address in the city. Other condo buildings in and around Gulfport may also carry age restrictions, and the only reliable way to know is to read each association's declaration and rules.
What this type of housing usually offers: one- and two-bedroom units, elevators, shared pools and clubrooms, water views from many units, and dues that cover building insurance, exterior maintenance and some utilities. What it usually asks: older buildings, rising dues under Florida's new reserve rules, and flood planning.

Prices and what the numbers show
Citywide, Zillow puts a one-bedroom home at about $171,449 and a two-bedroom at about $318,353. Those figures include houses, so condo units sit below them on average, and the condo index is $223,880. Single-family houses average about $374,206.
Condos fell 8.2% in a year, more than houses (minus 2.3%). That fits what older Florida condo buildings across the state have faced since the 2022 law: higher reserve requirements, milestone inspections and special assessments, all of which push buyers toward newer buildings or houses. For a buyer it means more negotiating room, as long as you know what is coming in the building's budget.
For comparison, St. Petersburg's typical home value is $351,862 and Largo's $335,649. Seminole ($384,804) and Treasure Island ($531,324) are pricier.
Read the building before you read the unit
Gulfport's median year built is 1963, and most bay condo buildings date from the 1960s and 1970s. Every one of them that is three stories or taller has passed the 30-year mark for a milestone inspection, and the association must also fund reserves under a Structural Integrity Reserve Study, with no owner vote to waive them for budgets adopted since the end of 2024.
- Ask for the milestone inspection reports (phase one and, if required, phase two).
- Ask for the SIRS and the current reserve balance.
- Read twelve months of board minutes for planned projects and assessments.
- Ask about the master insurance policy, its deductible and what your HO-6 must cover.
A resale condo buyer can cancel within 7 days (excluding weekends and holidays) after receiving the association documents. On an older building, use every one of those days.
Flood and storm planning for an older buyer
Gulfport sits low along Boca Ciega Bay, and the 2024 storms flooded large parts of the city. In a condo, ask how the building fared: whether ground-floor units, parking, elevators or electrical rooms took water, how long residents were out, and what repairs and assessments followed.
For an older buyer, an upper-floor unit avoids flood water inside the home, but not a power outage that stops the elevator. Ask whether the building has backup power for elevators and what the evacuation plan is. Know your evacuation zone and where you would go.
Ground-floor units are easier day to day for anyone with mobility limits, and they usually cost less. They also carry the most flood exposure. Weigh both, and check the unit's floor elevation against the base flood elevation on the building's certificate. For an older buyer, how a building handles parking, mail rooms and laundry on the ground floor after a storm can matter as much as the unit itself.
Other 55+ paths near Gulfport
About 60.9% of Gulfport's housing units are detached houses, so many retirees simply buy a small single-story house instead of an age-restricted condo. A cottage or ranch with no HOA gives more control over costs, at the price of doing your own maintenance and insurance. Mobile homes are only 3.2% of units here, so buyers who want a 55+ manufactured-home park usually look elsewhere in Pinellas, such as Largo or Pinellas Park.
With 14.9% of homes used seasonally, many Gulfport owners are snowbirds. A condo works well for that because the association handles the exterior while you are away.
Homestead and the fixed-income budget
If Gulfport becomes your permanent home, file for homestead with the Pinellas County Property Appraiser. In 2026 it removes up to $51,411 of assessed value, and Save Our Homes keeps future increases at 3% or CPI. Seasonal owners get no homestead. Florida has no state income tax, which helps retirement income go further. This isn't legal or tax advice.
On a fixed income, add condo dues, any special assessment, HO-6 and flood insurance, and property tax into one monthly figure before you compare units. If you share your budget and whether you want an age-restricted building, I can narrow the list to buildings worth reading the documents on.
