Is Dunedin a Good Place to Retire?

Already a retirement town, with prices to match

Dunedin is a strong choice for retirees who can afford it: 35.3% of residents are already 65 or older, a condo averages about $194,072 on Zillow's index, and a hospital, the Pinellas Trail and a walkable downtown are all in town. The main drawback is house prices, with the typical house near $471,982, well above nearby Clearwater or Largo.

The age profile tells you a lot

Census data puts Dunedin's median age at 58.0, among the older cities in Pinellas County. More than a third of residents are 65 or older, and 12.4% of homes are seasonal, which means a big winter population of snowbirds from the Midwest, the Northeast and Canada.

For a retiree, that brings clubs, volunteer groups, golf and pickleball, classes and events aimed at people with free time. It also means fewer young families on many streets, and a town that is noticeably quieter from late spring to fall.

What retirees buy and what it costs

Zillow's index for Dunedin gives these price points:

Many retirees choose a two-bedroom condo or villa, which keeps maintenance low and puts them within reach of downtown. Others buy a manufactured home: 11.0% of Dunedin's housing units are mobile homes, and many are in 55+ parks with lot rent. A detached house is the most expensive route, and three-bedroom homes average about $510,733.

If those prices stretch the budget, Clearwater ($340,654), Largo ($335,649) and Pinellas Park ($300,743) are close by and cheaper. Tarpon Springs ($387,014) and Palm Harbor ($402,191) are similar to Dunedin.

Health care close by

Mease Dunedin Hospital, part of BayCare, is in the city. Morton Plant Hospital is a short drive south in Clearwater, and Mease Countryside Hospital is to the southeast. Doctors' offices, therapy clinics and urgent care centers are spread along the main roads. If you are choosing a Medicare plan, confirm which local doctors and hospitals are in network before you pick a home based on proximity.

Getting around without driving everywhere

Dunedin is one of the few Pinellas towns where you can do a lot on foot or by bike. Downtown has grocery, dining, the library and the marina in a small area, and the Pinellas Trail gives a paved, flat route through town for walking, biking or adult tricycles. PSTA buses serve the main roads.

When you tour homes, think about the day you may stop driving. A condo within walking distance of downtown, or a one-story house near the trail, may serve you better at 80 than a larger house farther out.

Fees and assessments on a fixed income

The median Dunedin home was built in 1976, and many condo buildings are well past 30 years. Florida now requires milestone inspections for condo buildings of three or more stories at 30 years (25 if the local official requires), then every 10 years, plus Structural Integrity Reserve Studies every 10 years. Owners can no longer vote to skip funding those reserves.

That has pushed up dues and led to special assessments in some older buildings, and it is part of why condos fell while houses rose last year. Before you buy, read the budget, the SIRS, the milestone report and a year of minutes. A resale condo buyer has 7 days (excluding weekends and holidays) after receiving the documents to cancel, so do the reading in that window.

In a manufactured-home park, the equivalent question is lot rent: get the prospectus and the history of increases.

Taxes and the homestead cap

Florida does not tax income at the state level, so pensions, Social Security and retirement account withdrawals keep their full value here. If Dunedin becomes your permanent home, file for homestead with the Pinellas County Property Appraiser. In 2026 it removes up to $51,411 of assessed value, and Save Our Homes caps later increases at 3% or CPI, which protects a fixed budget over a long retirement.

If you keep a primary home elsewhere and winter here, there is no homestead and non-school assessments can rise up to 10% a year. Canadian snowbirds should check the day-count rules and US tax filing requirements with a cross-border advisor. This isn't legal or tax advice.

Insurance and storm planning

Dunedin's lowest areas near St. Joseph Sound and the creeks are exposed to surge. Higher ground inland carries less flood risk. Check the FEMA zone and evacuation zone for any home before you buy, ask for an elevation certificate, and get insurance quotes during the inspection period. For condos, find out what the master policy covers and how high your HO-6 deductible would be. If you will be away for summer, arrange someone to check the home after storms.

A one-story home or a building with an elevator and a generator also matters during storm season. Ask the association whether the elevator has backup power and how the building handled the 2024 storms, including any water intrusion and how long residents were out.

Who Dunedin fits and who it does not

It fits retirees who want a small, walkable town, an active older community and a hospital in town, and who can pay Dunedin prices or are happy in a condo. It fits less well if you want a large house on a tight budget, new construction, or a big gated 55+ community with a golf course. Tell me which of those matters most and I can put together a shortlist that matches.
