Moving to Dunedin, FL

A small walkable town on St. Joseph Sound, priced above its neighbors

Dunedin is one of the more expensive small cities in Pinellas County: Zillow's home value index puts the typical home at $410,947 and the typical house at $471,982, and house values rose 2.7% over the past year while most of the county was flat. People pay that for a compact downtown, the Pinellas Trail and quick access to Honeymoon Island, in a town that skews older and quieter.

What you get for the price

Dunedin is small, about 36,062 people, and sits on the Gulf side of the county between Clearwater to the south and Palm Harbor to the north. Its downtown on Main Street is close to the water and the city marina, with restaurants, shops and breweries within walking distance of many homes. The Pinellas Trail runs right through downtown, so a lot of residents get around by bike for short trips.

The Dunedin Causeway leads to Honeymoon Island State Park, and Caladesi Island State Park is reached by ferry from there or by private boat. The Toronto Blue Jays hold spring training at TD Ballpark, which brings crowds in February and March. Mease Dunedin Hospital is in the city.

Prices by size and the nearby alternatives

On Zillow's index, a two-bedroom home in Dunedin runs about $298,696, a three-bedroom about $510,733 and a four-bedroom about $724,306. Condos average about $194,072 and fell 4.8% over the past year. Over five years, all homes are up 17.7%.

The step from two to three bedrooms is more than $210,000. That tells you most two-bedroom options are condos, villas and manufactured homes, while three-bedroom houses are a smaller and pricier pool.

Neighbors give you a range. Clearwater ($340,654) and Largo ($335,649) cost less; Palm Harbor ($402,191) and Tarpon Springs ($387,014) are close; Safety Harbor ($496,694) costs more.

The housing stock: older, mixed, and 11% mobile homes

Census data puts the median home in Dunedin at 1976. Detached houses make up 45.3% of housing units, buildings with ten or more units 21.6%, and mobile homes 11.0%. That last figure surprises many newcomers. Manufactured-home parks are a real part of Dunedin's housing, often with monthly lot rent and age restrictions.

Single-family streets are mostly 1950s to 1980s ranch houses, many updated, some not. Condos range from small garden buildings to larger complexes near the water. For a house, expect the insurer to ask for a 4-point inspection and the roof's age. For a condo, read the reserve study, the milestone inspection report if the building qualifies, and the minutes.

Who lives in Dunedin

The median age is 58.0, and 35.3% of residents are 65 or older. About 12.4% of homes are seasonal. Winter is busy, with snowbirds, spring training and festivals. Summer is slower and hotter, and many businesses see a dip in traffic.

Families do live here, but if you have young children and want a neighborhood full of them, look carefully at the specific street. The town as a whole leans toward retirees and empty nesters.

Getting around

Alternate US 19 runs through Dunedin near the water, and US 19 runs north-south to the east of town. Tampa is reached across Old Tampa Bay, most often by the Courtney Campbell Causeway from Clearwater. St. Pete-Clearwater International Airport is the closer airport, and Tampa International Airport has more flights.

Within town, a lot of daily errands are close. Commuting to Tampa every day is the hardest part of living in Dunedin, so test it at rush hour.

Storms, flood and insurance

Dunedin's waterfront faces St. Joseph Sound, and low-lying streets near the water and along the creeks that drain into it are exposed to surge and flooding. Much of the city sits on higher ground inland. The difference between two streets a few blocks apart can be large, so look up the FEMA zone for each address you consider.

Order the homeowners quote, plus a flood quote if the lot is low, while you are still inside the inspection window. On a 1970s house, a wind mitigation report can save real money. Ask the seller about any storm damage and repairs, and whether permits were pulled for them.

Taxes and the tax reset

Florida has no state income tax. Property tax is set by the Pinellas County Property Appraiser, and the assessed value resets to market value when you buy. If Dunedin is your permanent home, homestead removes up to $51,411 of assessed value in 2026 and later increases are capped at 3% or CPI. A seasonal home gets no homestead and a 10% cap on non-school levies.

Because many Dunedin owners have held their homes for decades, the seller's tax bill can be far below what yours will be. Run the estimate on your own contract price, using the appraiser's online tax estimator, before you set a monthly budget.

What newcomers get wrong

Assuming a low price means a house. Many listings under $200,000 are park homes or older condos. Check property type and monthly fees first.

Visiting only in winter. February in Dunedin is packed. Visit again in August to see what year-round life is like.

Skipping the condo documents. Older Dunedin condo buildings are working through new reserve and inspection rules, and a low price can come with a special assessment. Read the budget and minutes before you fall for the view.

Ignoring the 2-to-3 bedroom jump. Plan your budget around the home size you really need, since that jump is larger here than in most nearby cities.

Once you know your size and budget, a shortlist of Dunedin streets and buildings is the quickest way to see what fits.

Questions buyers ask

Is Dunedin, FL a good place to live?

For buyers who want a small, walkable downtown, the Pinellas Trail and nearby beaches, yes. It costs more than Clearwater or Largo, leans older, and has older housing.

How much is a house in Dunedin, FL?

Zillow puts the typical single-family house at about $471,982 and a three-bedroom home at about $510,733. Condos average about $194,072.

What are the cons of living in Dunedin?

Higher house prices than neighboring cities, older homes that need inspections and updates, flood exposure near the water, a long commute to Tampa, and crowded winters.

Is Dunedin a retirement town?

It leans that way. Census data shows a median age of 58.0 and 35.3% of residents 65 or older, but it is a full city with families and working-age residents as well.
