Is Largo a Good Place to Retire?
A straight answer for retirees weighing mid-Pinellas on a fixed income
For many retirees, yes: Largo is one of the cheaper ways into Pinellas County, with a typical condo near $160,055 on Zillow and 28.0% of residents already 65 or older. It works best if you want a central, practical base with a hospital in town and you are willing to own an older home and watch the monthly fees closely.

Why so many people already retire here
Census data puts Largo's median age at 49.3, with 28.0% of residents 65 or older and 10.7% of homes held as seasonal or occasional-use residences. That share of seasonal owners points to a large snowbird population, including Canadians and Midwesterners who spend the winter and go home for summer.
Retirees tend to cluster here for practical reasons. Largo is in the middle of the county, so the beaches, St. Petersburg, Clearwater and both regional airports are reachable without long highway drives. HCA Florida Largo Hospital is in the city, and the larger hospital systems in Clearwater and St. Petersburg are close. The Pinellas Trail, Largo Central Park and the Florida Botanical Gardens give you free places to walk or ride most of the year.

What retirees actually pay for a Largo home
Zillow's home value index gives a clear picture of the three price points most retirees shop:
- Condo: about $160,055, down 7.2% over the last year.
- 2-bedroom home of any type: about $243,004.
- Single-family house: about $369,638, up 1.5% over the year.
A 1-bedroom averages about $118,911. That is low for coastal Florida and explains why Largo draws buyers who want to buy with cash and skip a mortgage. For comparison, Seminole's typical home is about $384,804, Dunedin's about $410,947 and Saint Pete Beach's about $606,325. The typical Largo home costs a little over half of what the typical Saint Pete Beach home does.
The condo drop is a pattern across older Florida buildings since the 2022 condo safety laws pushed up reserve requirements and fees. A lower price can come with a higher monthly bill, so judge each unit on total monthly cost.

55+ options in and around Largo
Largo has a large supply of age-restricted housing. Census data shows 26.1% of the city's homes are mobile or manufactured, and many of those sit in 55+ parks. You will also see age-restricted condos and co-ops in low-rise complexes, plus a smaller number of villas and single-family homes in adult communities.
The questions that matter most on a fixed income:
- Do you own the land, or pay monthly lot rent that can rise?
- Is the community still legally 55+ under the federal 80% rule, and are the rules written down?
- What do the fees cover: water, trash, cable, lawn, pool, building insurance?
- How often have fees gone up in the last five years, and is any special assessment planned?
Taxes on a retirement budget
Florida has no state income tax, so pensions, Social Security and IRA withdrawals are not taxed by the state. If Largo becomes your permanent home, file for homestead with the Pinellas County Property Appraiser. In 2026 it can reduce the assessed value by up to $51,411, and Save Our Homes then limits yearly assessment increases to 3% or the CPI, whichever is lower. That cap is what keeps a long-time owner's taxes predictable.
Snowbirds who keep their main home elsewhere do not get homestead. For a non-homestead owner, the yearly cap on non-school assessment increases is 10%. Canadians should also track their days in the US and talk to a cross-border tax advisor about the substantial presence test and Form 8840. This isn't legal or tax advice.
Insurance and hurricane planning for older owners
The median Largo home was built in 1978. Before you buy, ask the seller for the roof's age and permit history, and order a 4-point inspection and a wind mitigation report. Both feed directly into the insurance quote, and insurers often decline older roofs or older electrical panels outright.
For retirees, the plan after closing matters as much as the policy. Know your evacuation zone from Pinellas County's maps, keep copies of documents and medications ready, and if you leave for the summer, arrange for someone to check the home after storms. A hurricane deductible is a percentage of dwelling coverage, often 2% or 5%, so keep that amount in savings.
Budgeting fixed income for a Largo home
Retirees on fixed income should plan for the costs that can rise after closing. The ones I ask buyers to price before they sign:
- Association or lot fees. Ask for the last five years of budgets to see how fast they have grown, and whether the 2022 reserve rules have pushed them up.
- Insurance. Homeowners or HO-6 premiums in Pinellas have risen faster than most other costs. Get a quote on the specific property, not an online estimate.
- Property taxes. With homestead, the 3% cap makes them predictable after the first year. Without homestead they can climb faster.
- CDD assessments. These are rare in older Largo neighborhoods, but check the tax bill on any newer community.
A good rule is to keep the total of fees, insurance and taxes well within what your pension and Social Security cover, so a fee increase or a storm deductible does not force a sale.
Who Largo fits in retirement, and who it doesn't
Largo fits retirees who want low entry prices, a hospital nearby, flat ground for walking and cycling, and a short drive to the Gulf. It fits snowbirds who want a lock-and-leave condo or park home for the winter.
It is a weaker match if you want new construction, a resort-style master-planned community with a large amenity package, or a view of the water from your living room. Those buyers usually end up in other parts of Tampa Bay or on the beaches, at higher prices. Once you know which group you are in, a shortlist of Largo communities that match your budget and fee limit is the next step.
Questions buyers ask
Is Largo, FL affordable for retirees?
Compared with most of Pinellas County, yes. Zillow's typical Largo condo is about $160,055 and a 2-bedroom home about $243,004, but add HOA, condo or lot fees and insurance before you decide.
Is there a hospital in Largo?
Yes. HCA Florida Largo Hospital is in the city, and larger hospitals in Clearwater and St. Petersburg are a short drive away.
Are there 55+ communities in Largo?
Many. Most are manufactured-home parks, resident-owned communities and age-restricted condos. Check the 55+ status, the fee history and whether you own the land.
Do retirees pay state income tax in Florida?
No. Florida has no state income tax, so Social Security, pensions and retirement account withdrawals are not taxed by the state.
