Where the two cities meet
Largo and Seminole sit side by side in mid-Pinellas, with Lake Seminole and its county park between them. Seminole is the smaller city, about 19,396 residents in Census estimates against 82,617 in Largo, and it is closer to the Gulf beaches on the west side of the county. Largo is closer to US 19, St. Pete-Clearwater International Airport and the north-south commute toward Clearwater.
Both cities have the same boundary issue: plenty of homes with a Largo or Seminole mailing address are actually in unincorporated Pinellas County. The address on the listing tells you the post office, not the city. Check the property appraiser's record before you compare city services or permit rules.
Price by property type
Zillow's indexes put Seminole above Largo for houses and close to it for condos:
- All homes: Largo about $335,649, Seminole about $384,804.
- Single-family: Largo about $369,638, Seminole about $428,170. The gap is about $58,532, and both rose 1.5% over the year.
- Condos: Largo about $160,055 (down 7.2%), Seminole about $167,826 (down 6.0%). Only about $7,771 apart.
So the premium for Seminole is mostly a house premium. A condo buyer pays nearly the same in either city, and the choice comes down to the building. A house buyer pays roughly 16% more for the typical Seminole single-family home.

Price by bedrooms
The bedroom figures show the gap widening as homes get bigger:
- 1-bedroom: Largo about $118,911, Seminole about $113,297. Largo is slightly higher here.
- 2-bedroom: Largo about $243,004, Seminole about $285,696.
- 3-bedroom: Largo about $402,064, Seminole about $443,597, a gap of about $41,533.
- 4-bedroom: Largo about $530,325, Seminole about $614,891, about $84,566 apart.
- 5-bedroom or more: Largo about $780,427, Seminole about $906,238.
The upper third of Seminole's market starts near $592,355, compared with about $488,371 in Largo. The lower third ends near $229,815 in Seminole and $195,975 in Largo. For a family that needs four bedrooms, Largo stretches a budget further.
Five years of price movement
Over five years, Zillow's all-homes index rose 16.3% in Largo and 13.4% in Seminole. Working backward, the typical Largo home was worth about $288,600 five years ago and the typical Seminole home about $339,300. In dollars, Largo gained roughly $47,000 and Seminole roughly $45,500, so the cheaper city added slightly more value in absolute terms over the period.
The last year looks nearly identical: Largo up 1.3% for all homes, Seminole up 1.1%, and single-family homes up 1.5% in both. Condos fell in both, a little more in Largo. None of that tells you where prices go next. It does tell you the gap between the two cities has been fairly stable, so a buyer choosing between them is choosing between housing types and locations more than between trends.
For a buyer, flat citywide numbers mean each house is priced on its own merits. A Seminole house with a 2022 roof and a good wind mitigation report can be a better buy than a cheaper Largo house that needs a roof before any insurer will write a policy.
Housing stock: parks and condos versus houses
Census data shows very different mixes:
- Single-family detached: 29.5% of Largo homes, 41.0% in Seminole.
- Mobile and manufactured homes: 26.1% in Largo, 13.0% in Seminole.
- Buildings with 10+ units: 23.6% in Largo, 30.9% in Seminole.
- Median year built: 1978 in Largo, 1979 in Seminole.
Largo has twice Seminole's share of mobile homes, which pulls its averages down. Seminole has a larger share of both houses and big condo complexes. In both cities the housing is about the same age, so the inspection list is the same: roof age and permit, a 4-point inspection for insurers, a wind mitigation report and the flood zone for the exact address.
Who lives in each city
Seminole is older. Its median age is 55.3 and 33.5% of residents are 65 or older, compared with 49.3 and 28.0% in Largo. Largo has more seasonal homes, though: 10.7% of units against 8.2% in Seminole. Both cities have a strong retiree presence, with many 55+ condos and parks.
Seminole's daily life orients around Seminole Boulevard, Park Boulevard and the beaches to the west, and St. Petersburg College has a Seminole campus. Largo has the bigger civic footprint: Largo Central Park, the Florida Botanical Gardens and HCA Florida Largo Hospital are all in the city.
Insurance, flood and taxes in both cities
Both cities are inland from the barrier islands, but both have low-lying areas near Lake Seminole, creeks and the Intracoastal. Flood zones are mapped by address, so check FEMA for each property and get flood and homeowners quotes during the inspection period. Seminole's position closer to the Gulf does not automatically mean a worse flood zone, and a Largo address does not guarantee a better one.
Taxes work the same way in both: no state income tax, and for a permanent residence a homestead exemption of up to $51,411 in 2026 with the 3% Save Our Homes cap. Seasonal owners get neither.
Who each city fits
- Largo fits buyers who want the lower price point, a wider choice of manufactured homes and condos, larger homes for less money, and quick access to US 19, the airport and Clearwater.
- Seminole fits buyers who are willing to pay more for a single-family house, want to be a little closer to the beaches, and like a smaller city with an older, settled population.
Condo buyers can treat the two as one market and shop building by building. Once you know your type and budget, a shortlist that mixes both cities is often the most useful.
