What Admirals Cove is
Admirals Cove is a private, gated club community on the west side of the Intracoastal Waterway in Jupiter, about two miles south of the Jupiter Inlet. Development began in the mid-1980s. The community has roughly 850 to 900 homes in several types: large estate homes, harbor homes on the internal waterways, smaller patio and villa homes, and condominiums.
The club has 45 holes of golf, a marina on the Intracoastal, tennis and a clubhouse. More than five miles of internal waterways serve hundreds of private docks. Membership in the club is required when you buy, in one of several categories such as golf, sports or social. Club rules, categories and fees are set by the club and change over time.
Zillow tracks a separate neighborhood called Admirals Cove Golf Village, at about $2,795,382. Check which part of the community a listing is in, since the two are priced very differently.
What the price numbers say
Zillow's index for Admirals Cove rose 12.6% over the past year and 112.5% over five years. The Golf Village index rose 15.9% and 151.1%. Jupiter overall rose 3.2% and 30.5%, and the town's single-family index 4.0% over the year. These are the two largest five-year gains on Zillow's Jupiter list by a wide margin.
For comparison, other high-end Jupiter neighborhoods include Loxahatchee Club at about $2,275,088, up 54.5% over five years, and Rialto at about $1,338,629, up 36.5%. A doubling in five years reflects strong demand for waterfront club property in north Palm Beach County. It describes the past and does not predict what happens next. At this price level, a small number of large sales can move the index, so look at actual closed sales for the home type you want.

The real cost: club, HOA and the tax reset
The purchase price is only the start. Before you make an offer, get a written breakdown of:
- Club initiation fee or equity contribution for your membership category, and whether any part is refundable.
- Annual dues, food and beverage minimums and any capital assessments the club has approved or is planning.
- HOA or sub-association fees for your section of the community.
- Marina and dock costs, if you plan to use club slips.
Property tax is the other big number. The assessed value resets to market value in the year after purchase, so on a multimillion-dollar home the jump from the seller's bill can be large. Homestead takes up to $51,411 off assessed value in 2026 for a permanent residence and caps future increases at 3% or CPI. A second home gets neither. This isn't tax advice; run the county estimator for the specific property.
Boating from Admirals Cove
Waterfront homes on the internal waterways have private docks, and the Jupiter Inlet is a short run north on the Intracoastal. That proximity to an inlet is a large part of what buyers pay for here. The route passes drawbridges, so taller boats may wait for openings.
For any harbor or estate home, check:
- Water depth at the dock at low tide, and along the internal waterway to the Intracoastal.
- Dock length, lift capacity and permits for both.
- Seawall age, condition and cap height, inspected by a marine contractor.
- Any association rules on boat size, lifts and dock changes.
Flood, wind and insurance at this price
Waterfront lots along the Intracoastal are generally in high-risk FEMA flood zones. Ask for the elevation certificate early. Homes built in the community's earlier years may sit lower than newer rebuilds, and that affects the flood premium a great deal. At this value, NFIP coverage limits are often too low, so many owners add private excess flood coverage.
Wind coverage depends on roof age, impact glass and the wind mitigation report. Hurricane deductibles are a percentage of dwelling coverage, so on a home insured for $5 million, a 2% deductible is $100,000. Get full quotes during the inspection period, and have an insurance agent who writes high-value homes look at the property before you commit.
Older homes, rebuilds and renovation rules
With homes dating from the late 1980s onward, a share of the market is original or lightly updated houses that buyers plan to renovate or replace. Before you buy one, check the community's architectural review process, timelines and restrictions on construction hours and contractor access. In a flood zone, a large renovation can trigger the substantial improvement rule, which requires bringing the whole house up to current flood elevation standards.
Also get a 4-point inspection on older houses for insurance, and a full inspection of roof, AC, plumbing and electrical, since some original systems will be near the end of their life.
Who Admirals Cove fits
It fits buyers who want golf and boating inside one gated community, near the inlet and Jupiter's beaches, and who are comfortable with mandatory club membership and its costs. It fits less well if you want a waterfront home without club obligations, or if you prefer to control your recurring costs. Jupiter has other waterfront areas without a mandatory club. I can compare Admirals Cove sections side by side with those options on total yearly cost before you choose.
