How to read these neighborhood numbers
Each figure below is Zillow's typical home value for all homes in that neighborhood, with the 1-year and 5-year change in brackets. A neighborhood full of condos and townhomes will read lower than one made of single-family houses, even if both are equally desirable. Zillow's boundaries also don't always match the subdivision names on a plat or what locals call an area, so treat the names as map labels and confirm the exact community for any home you look at.
Citywide, Jupiter's typical value rose 3.2% over the past year and 30.5% over five years. Use those as the yardstick. A neighborhood that beat both numbers has had steady demand; one that trails both deserves a closer look at why, which is often older buildings, insurance costs or a few large sales skewing a small sample.
For context, Jupiter's typical value sits a little above Palm Beach Gardens ($696,122) and well above Boca Raton ($580,267) on the same index. Within Jupiter itself, the spread from the cheapest Zillow neighborhood to the most expensive is more than 16 times, so the city average says little about any one street.
Under $500,000: the entry points
- Sims Creek $333,591 (-2.6%, 15.6%)
- Indian Creek $366,019 (-1.5%, 14.5%)
- Jupiter Village $378,502 (-0.8%, 21.6%)
- Pine Gardens South $402,538 (2.1%, 27.8%)
- Eastview Manor $466,147 (7.0%, 34.3%)
- Jupiter River Estates $474,633 (5.3%, 32.0%)
- Pine Gardens North $479,034 (0.0%, 29.0%)
This band splits in two. Sims Creek, Indian Creek and Jupiter Village are the three neighborhoods that lost value over the year, and their five-year gains are about half the city's. Low values that slip like this usually point to a lot of attached housing, where condo fees, insurance and reserve rules weigh on prices. Eastview Manor and Jupiter River Estates went the other way, gaining 7.0% and 5.3%, which is faster than Jupiter as a whole. If you want a house under $500,000, those two are where to start, and the inspection matters because older, smaller houses make up much of what sells at this price.

$500,000 to $800,000: close to the city average
- Bluffs $580,258 (-1.8%, 16.7%)
- Jupiter Landings $595,045 (5.4%, 32.7%)
- The Heights of Jupiter $618,720 (2.8%, 33.7%)
- Cinquez Park $662,434 (4.7%, 29.2%)
- Cambridge $666,272 (0.2%, 23.6%)

- Woodland Estates $730,061 (3.5%, 31.1%)
- Canterbury $750,738 (1.0%, 31.4%)
- Hamptons $766,880 (3.8%, 34.4%)
- Martinique $792,620 (2.6%, 34.4%)
Most Jupiter buyers land here. Botanica (6.2%) and Jupiter Landings (5.4%) led this band over the year. Bluffs is the outlier: it dropped 1.8% and gained only 16.7% in five years. A trend that weak usually means a large share of older attached homes, so check each building's reserves and assessments closely there. Cambridge, Canterbury and Martinique moved slowly over the year but kept five-year gains in line with the city.
$800,000 to $1.4 million: family-size houses and Abacoa
- Jupiter Farms $828,932 (4.5%, 34.2%)
- Mallory Creek $834,642 (5.2%, 35.8%)
- Windsor Park $844,582 (3.8%, 37.5%)
- Tuscany $849,127 (3.7%, 34.0%)
- Shores $873,405 (3.7%, 32.5%)
- Paseos $1,014,028 (3.5%, 32.7%)
- Egret Landing $1,084,209 (2.5%, 34.5%)
- Islands at Abacoa $1,136,947 (3.7%, 43.7%)
- Rialto $1,338,629 (3.6%, 36.5%)
This band is consistent: every listed neighborhood gained between 2.5% and 5.2% over the year. Islands at Abacoa had the strongest five-year run in the band at 43.7%. Jupiter Farms is different from everything else on the list. It sits west of the town in unincorporated Palm Beach County, with larger lots, wells and septic systems, horses in some yards and no HOA on many streets. The checklist there is about drainage, septic age, water quality and road access rather than association documents.
The club communities above $2 million
- Loxahatchee Club $2,275,088 (2.7%, 54.5%)
- Admirals Cove Golf Village $2,795,382 (15.9%, 151.1%)
- Admirals Cove $5,378,217 (12.6%, 112.5%)
Admirals Cove is a private club community on the Intracoastal Waterway, and both of its Zillow areas more than doubled in five years, with double-digit gains over the past year as well. Loxahatchee Club is a private golf club community and rose a more modest 54.5% over five years. At this level the house price is only part of the cost. Ask about club membership requirements, initiation or equity fees, annual dues, food minimums and any capital assessments before you write an offer, because those can add tens of thousands of dollars a year.
What to check in any Jupiter neighborhood
Pull the FEMA flood zone for the specific address, since zones change from street to street near the river and the Intracoastal. Get an insurance quote during the inspection period with the roof age and a wind mitigation report in hand. Read the HOA budget and rules, and ask if the community has a CDD that shows up on the tax bill. If the home will be your primary residence, plan your taxes on the full purchase price: the assessed value resets to market after a sale, and the homestead exemption and 3% cap start from there. For any house built before the 2000s, add a 4-point inspection and ask how old the plumbing, electrical panel and water heater are, since insurers ask the same questions. Once you know your band, a shortlist of two or three neighborhoods narrows the search fast.
