Seminole Heights versus Zillow's Old Seminole Heights

Locals use Seminole Heights for a larger area north of downtown that includes several named neighborhoods, among them Old Seminole Heights, Southeast Seminole Heights and South Seminole Heights. Zillow reports a figure for Old Seminole Heights, which is the one used on this page. Prices in the other sections can differ, so treat the number as a guide for the area rather than a fixed price for every street.

The area sits along the Hillsborough River on its west and north sides, with I-275 running through it north to south. Florida Avenue and Nebraska Avenue are the main north-south streets, and Florida Avenue in particular has become a corridor of local restaurants, coffee shops and bars. Downtown is a short drive or bike ride south, and Tampa International Airport is reached through I-275.

The housing: Craftsman bungalows and what they need

Seminole Heights is best known for its early 20th-century bungalows, many in the Craftsman style with front porches, wood siding and raised wood floors. Mixed among them are later block houses and newer infill homes. Tampa's citywide median year built is 1985, and Seminole Heights is far older than that on most streets.

A bungalow that is close to a century old needs a careful inspection. Pay attention to:

A renovated bungalow with permitted new systems is a different purchase from an original one at a lower price. Price both versions honestly, including the cost to bring an original house up to what an insurer will accept.

Historic district rules

Parts of Seminole Heights are within a locally designated historic district. In a designated district, exterior changes such as new windows, additions, demolitions and some materials typically go through city review before a permit is issued. That protects the streetscape, which is much of what buyers pay for, but it adds time and cost to some projects.

Before you buy, confirm whether the specific address is inside the district and what review it would need for the changes you plan. If you intend to replace windows for wind protection or add a second story, ask about it before the inspection period ends.

The same review can shape your insurance plan. Impact windows and shutters earn wind credits, but in a historic district the style and material of replacement windows may be limited. Find out which products the city has approved on similar houses nearby, and get a contractor's estimate during the inspection period so the cost is part of your offer.

Prices in Seminole Heights and its neighbors

At about $366,874, Old Seminole Heights sits close to Tampa's citywide typical value and near the citywide single-family figure of $395,087. For comparison on Zillow's list:

Old Seminole Heights grew 16.2% over five years, less than the city's 20.4% and less than most of these neighbors. A likely reading is that it was already priced up earlier as renovated bungalows sold, while lower-priced areas nearby had more room to rise. The data shows the pattern; it doesn't promise anything about the next five years.

By size, Tampa's citywide figures are about $266,265 for two bedrooms and $382,026 for three. Many Seminole Heights bungalows are two- and three-bedroom houses, which is roughly where the neighborhood's typical value sits.

Flood exposure near the river

Streets close to the Hillsborough River are lower and more exposed to river and rain flooding than those on higher ground nearer Florida Avenue. Check the FEMA flood zone for each address, ask the seller about past water intrusion, and get the elevation certificate if the house is in a flood zone. Raised wood floors on piers, common in older bungalows, sit above grade, which can help.

For the homeowners quote, a wind mitigation inspection may show few credits on an original wood-frame house. That is one reason insurance can cost more here than on a newer block house of the same price.

Who Seminole Heights suits

It suits buyers who want an older house with character, a short trip to downtown and a neighborhood with local restaurants within walking or biking distance, and who are prepared for the maintenance and insurance work that older houses bring. If you want a newer house with lower upkeep for similar money, the suburbs or the north-side planned communities make more sense.

If you are a permanent Florida resident, homestead takes up to $51,411 off the assessed value in 2026, and the assessment resets to market value at purchase. A shortlist that separates renovated houses from original ones at your budget is the fastest way to see what Seminole Heights offers.
