Moving to Apollo Beach, FL

A young, fast-grown bayside suburb in south Hillsborough County

Apollo Beach is a good place to live for buyers who want a newer house near Tampa Bay and can budget for flood and wind insurance: Zillow's home value index puts the typical home at $440,381, and the median home was built in 2010. It costs more than most of its south Hillsborough neighbors, and much of that premium is the water and the newer housing.

Two Apollo Beaches: the canals and the new subdivisions

Apollo Beach is an unincorporated community on the eastern shore of Tampa Bay, in southern Hillsborough County. It has two distinct parts. The older core near the bay is laid out along saltwater canals, where many homes have docks and boat access to Tampa Bay. MiraBay is a newer canal community in that same waterfront area. Inland, east toward US-41 and I-75, are large master-planned subdivisions such as Waterset, with newer homes, amenity centers and HOAs.

The two parts can feel like different towns. A 1970s canal home and a 2022 house in a master-planned community share a ZIP code but differ in price, insurance, maintenance and daily routine. Decide which one you are shopping for early.

A local landmark is Tampa Electric's Big Bend power station, whose warm-water discharge draws manatees in winter; the Manatee Viewing Center next to it is a popular stop for visitors.

What housing costs

Zillow's figures for Apollo Beach by size:

The jump from three to four bedrooms is large, about $156,000, because bigger homes are more often on the water or in the newest subdivisions. The lower third of the market is around $305,144 and the upper third around $721,636, a wide range that reflects the mix of canal homes, newer suburban houses and a small number of condos. Condos average $226,066 and are down 6.7% over the past year; single-family homes average $444,942.

Over five years, all homes are up 11.7%, and they are down 2.2% over the last year. Nearby communities cost less: Ruskin about $309,768, Wimauma about $344,049, Brandon about $353,216, Riverview about $363,056. Tampa's citywide figure is about $375,619. If you mainly want a newer house and don't need the bay, those neighbors are worth comparing.

Who lives here

Apollo Beach has 33,355 residents and a median age of 41.4. Only 17.9% are 65 or older, and just 4.3% of homes are seasonal. That makes it more of a family and commuter suburb than a retirement or snowbird town. Housing is 82.9% single-family detached, with 1.4% in large buildings and 2.9% mobile homes. With a 2010 median build year, it is one of the newer housing markets around Tampa Bay.

Commute and daily life

I-75 and US-41 are the main routes north to Brandon and Tampa, with US-301 a bit farther east. Big Bend Road is the main east-west road and carries much of the local traffic. Tampa International Airport is a drive across or around the city. Growth in south Hillsborough has brought more shopping and services close by, along with more traffic at peak hours. Test your commute at rush hour before you buy.

South of Apollo Beach, Ruskin and the farmland beyond it keep a more rural feel, while Riverview and Brandon to the north are larger suburbs with more stores, medical offices and services. Many Apollo Beach residents use both directions for different errands.

Boating and fishing on Tampa Bay are a big part of life for canal owners. For others, life looks like a typical new suburb: amenity centers, pools, parks and errands by car.

Flood, storm surge and insurance

Much of Apollo Beach is low and close to Tampa Bay, which puts flood and storm surge at the center of any purchase near the water. Many canal homes sit in FEMA high-risk zones (A, AE and in some places VE), where a lender will require flood insurance. Even inland subdivisions can include flood-zone lots near ponds and wetlands.

Your windstorm deductible will be set as a percentage of the dwelling limit, and Florida applies it once per calendar year. At this price level, even 2% is a sum worth keeping in savings.

Taxes, HOAs and CDDs

Florida has no state income tax. With homestead on a permanent residence, up to $51,411 comes off assessed value in 2026, and Save Our Homes caps yearly assessment increases at 3% or CPI. The assessment resets at purchase, so the seller's tax bill is not a guide.

In newer master-planned areas, a CDD assessment is often part of the tax bill, alongside HOA dues. Ask for both numbers early; together they can change the monthly cost of two similar houses by a meaningful amount. Older canal neighborhoods may have a small voluntary civic association or no HOA at all.
