What draws people to Mount Dora

Mount Dora sits on the northeast shore of Lake Dora in Lake County, northwest of Orlando. Its historic downtown, a few blocks of shops, restaurants, galleries and antique stores, runs down to the water at Grantham Point and Palm Island Park, where a boardwalk follows the lakeshore. The Lakeside Inn, a hotel dating to the 1880s, still faces the lake.

The town is known for its festivals, above all the Mount Dora Arts Festival each February, which fills downtown with visitors. The terrain is hillier than most of Florida, and the older streets near downtown have brick sections, big oaks and houses from the early 20th century.

The lake connects to Lake Eustis through the Dora Canal, part of the Harris Chain, so boaters have a lot of water to work with.

Housing stock and what it costs

Census data shows a median year built of 1993, with 62.1% of homes single-family detached, 10.4% in buildings of ten or more units and 2.6% mobile homes. That is a mix of historic houses near downtown, 1980s to 2000s subdivisions, gated golf and 55+ communities, and newer development on the city's edges.

Zillow's figures by size:

The lower third of the market sits around $275,635 and the upper third begins near $572,126. Single-family homes average $392,458. Values are down 1.3% over the past year after an 18.7% rise over five years, and condos were nearly flat at minus 0.2%, steadier than in Leesburg.

Who lives here

The median age is 48.8 and 33.5% of residents are 65 or older, a strongly retiree-leaning profile, though younger than Lady Lake's. Seasonal homes make up 4.7% of the housing, so most residents live here year round even with the steady flow of weekend visitors.

The buyers I see considering Mount Dora tend to be retirees and near-retirees who want a walkable small-town center, people working remotely or commuting toward Orlando's north side, and families drawn to the newer subdivisions around the city.

Getting around and getting care

US 441 runs along the city's south side toward Tavares and Eustis to the west and Apopka and Orlando to the southeast. SR 46 heads east toward Sorrento and Sanford. Orlando Sanford International Airport and Orlando International Airport are both within driving range, with Sanford usually the closer of the two.

AdventHealth Waterman, the main hospital nearby, is in Tavares, a short drive west. Day to day, Mount Dora is a car town outside the downtown blocks, and the downtown itself gets busy enough on festival weekends that residents plan errands around it.

Pros and cons for buyers

What Mount Dora offers:

What it costs you:

If the downtown is not the main reason you are looking, Eustis and Tavares offer similar lake access for less.

What newcomers misjudge about Mount Dora

The first thing is how much of the city is not the downtown. Most Mount Dora addresses are in subdivisions a drive away from the lakefront, and a house listed in Mount Dora may be closer to US 441 traffic than to the shops. If walking to dinner is the reason you are moving, set your search area by distance to downtown, not by city name.

The second is the visitor traffic. Festival and holiday weekends bring crowds that locals enjoy and also work around. Spend a busy Saturday in town before you buy near the center.

The third is the cost of character. A 1920s cottage near the lake can need electrical, plumbing and roof work that a 2005 house does not, and insurers price that in. Have the inspection done by someone comfortable with older Florida homes, and get quotes before you remove contingencies.

Older homes, insurance and taxes

The historic houses that give Mount Dora its look are also the hardest to insure. Expect a 4-point inspection on older homes, and ask about roof age, electrical panels, plumbing material and any past foundation or settlement repairs, since central Florida has sinkhole-prone ground. Check the FEMA flood zone, particularly near the lake, and get insurance quotes during the inspection period.

Florida has no state income tax. If Mount Dora will be your permanent home, file for homestead: up to $51,411 off the assessed value in 2026 and a 3% or CPI cap on future increases. Budget property tax from your purchase price, because the assessment resets after the sale. Many in-town historic streets have no HOA, while newer subdivisions often do, sometimes with a CDD on the tax bill. A shortlist that mixes in-town and newer homes shows quickly which kind of Mount Dora fits your budget.
