New Construction Homes in Estero
Master-planned communities east of I-75, and when a new home beats a 2004 resale
A new home in Estero has to compete with resale houses that Zillow values at about $573,273 for a typical single-family home, down 1.6% over the past year. Census data puts the median Estero home at 2004, so the resale stock is already fairly young, and the case for new construction rests on current code, warranties and incentives more than on escaping an old house.

Who is building in and around Estero
Most new building in Estero happens in master-planned communities rather than on single lots. National builders active here include Lennar at Verdana Village, on the Corkscrew Road side east of I-75, and D.R. Horton at Lakes of Estero. Toll Brothers announced Summercrest, a townhome community in Estero, with sales expected to open in 2026. Inventory and phases change fast, so treat any list, including this one, as a starting point and confirm what is actually for sale when you are ready.
New communities here tend to come in a few formats:
- Single-family homes on standard lots, usually 3 and 4 bedrooms with a lanai and often a pool option.
- Villas and attached homes, one-story paired homes with smaller lots and lower prices.
- Two-story townhomes, a newer format in the area.
Many come with a clubhouse, pool, fitness center and sometimes golf, which shows up in the HOA fee.

Base price, options and lot premiums
The advertised price is the base price of the smallest version of a plan on a standard lot. The house you actually buy usually costs more. Before comparing builders, put these on one sheet:
- Structural options such as an extra bedroom, a larger lanai, a third garage bay or a pool.
- Design studio choices for flooring, cabinets, counters and appliances. Buyers often add a significant amount here without noticing.
- Lot premiums for lake views, preserve views, corners or oversized lots.
- What is standard: impact windows or shutters, gutters, window coverings, landscaping and irrigation.
A quick-move-in or spec home already has its options chosen. It often comes with the larger incentives, because the builder wants it closed.

CDD assessments and HOA fees
Many new Florida communities are built with a Community Development District, a special district that borrows to pay for roads, water and drainage and then charges owners an annual assessment. In Estero's newer communities, expect to see a CDD line on the property tax bill alongside the HOA fee. A CDD usually has two parts: a debt portion that runs for a fixed number of years and can sometimes be paid off early, and an operations portion that continues.
Ask the builder for the current CDD amount, how many years the debt runs and the payoff figure. Ask for the HOA budget and whether a separate golf or club membership is required. Two homes at the same price with different CDD and HOA costs can differ by hundreds of dollars a month. Once you add it all up, compare it with a resale home in an older community that has no CDD.
New or resale in Estero: what the numbers show
Zillow puts the typical Estero 3-bedroom at about $541,156 and 4-bedroom at about $669,489, a gap of about $128,333. That jump is large, so a builder's 4-bedroom plan priced near a resale 3-bedroom is worth a close look. The upper third of the Estero market starts near $791,254, and the lower third near $314,545, which is mostly villas, condos and manufactured homes.
Estero's 5-year gain of 19.2% is stronger than Fort Myers at 6.7% or Cape Coral at 1.1%. The past year's small decline means resale sellers are negotiating, and builders compete with them through incentives. A new home usually wins on insurance, because a new roof and current wind code bring lower premiums, and on the warranty. A resale home often wins on lot size, mature landscaping, finished amenities and a community whose fees and rules are already settled.
Incentives, lenders and having your own agent
Builders in the area usually advertise closing cost credits, rate buydowns or design upgrades. The best offers often require their preferred lender and title company. You can use any lender you want, but you may give up the incentive, so get a full loan estimate from both and compare the total cost over the years you expect to own.
Whoever greets you at the Estero model center is paid by the builder and negotiates for the builder. Your own agent can compare the new home with resale nearby, look at the contract's delay and deposit terms, and negotiate. Many builders require that your agent be registered at your first visit, so bring them along or call ahead before you walk in.
Deposits, warranties and independent inspections
Read the builder's contract for deposit amounts, escrow terms and what happens if construction runs late. A common warranty structure is 1 year for workmanship, 2 years for systems like plumbing, electrical and HVAC, and 10 years for major structural parts. Exclusions matter more than the headline.
Hire your own inspector before drywall, when straps, framing and wiring are visible, and again before closing. Florida new homes still turn up missing hurricane straps, roof flashing problems and poor drainage. Get homeowners and flood quotes early using the lot's elevation certificate. If the home will be your primary residence, file for homestead after closing to take up to $51,411 off assessed value. The first tax bill may show only land value, so budget for the full assessment.
