55+ Communities in Seminole

How age-restricted housing works in one of Pinellas County's oldest towns

Seminole has plenty of 55+ housing because a third of its residents, 33.5% by Census count, are already 65 or older. Most of it is older condo complexes and manufactured-home communities, where Zillow's typical one-bedroom value is about $113,297 and two-bedroom about $285,696, with a smaller number of full-service retirement communities on top.

What a 55+ community is under federal law

A community can legally restrict buyers by age under the Housing for Older Persons Act if at least 80% of its occupied units have at least one resident aged 55 or older, and it publishes and follows policies showing that intent. Some communities go further and set the bar at 62 for every resident. The rules sit in the association's governing documents, so two complexes on the same road can have very different policies.

Before you make an offer, read the age policy itself. Look for whether a younger spouse can live there, whether adult children can stay for long visits, how the community verifies ages, and whether there is a waiting list or an approval interview. A community that has drifted below the 80% line can lose its exemption, which changes who can buy there later and can affect your resale.

The three kinds of 55+ housing in Seminole

Age-restricted condos. Seminole has a large condo stock: 30.9% of all units are in buildings of 10 or more, per Census data. Many complexes from the 1970s and 1980s were built for retirees, some with age rules. These are owned units with a monthly association fee that covers the building, grounds and often some utilities. Zillow's condo typical value in Seminole is about $167,826.

Manufactured-home communities. About 13.0% of Seminole's homes are mobile or manufactured homes, and many of them sit in 55+ parks. The key question is the land. In a land-lease community you buy the home but pay a monthly fee for the lot, and that fee can rise. In a resident-owned or owned-lot community you buy the home and the land (or a share of the corporation that owns it), and fees cover common areas.

Retirement communities with care. Seminole also has full-service senior living, including Freedom Square of Seminole and Lake Seminole Square. These offer independent living with higher levels of care on the same campus. Buying in typically means a contract with an entrance fee and monthly charges, not a deed to a property, so it is a different purchase from a condo or a home.

What 55+ homes cost in Seminole

Zillow's figures cover all homes, not only age-restricted ones, but they map the ranges well. One-bedroom homes run about $113,297, two-bedroom about $285,696 and three-bedroom about $443,597. The lower third of the market has a typical value near $229,815.

Condo values fell 6.0% over the past year while single-family values rose 1.5%. For a retiree on a budget, that drop makes older condos look cheap. The reason behind it matters. Florida's post-2022 condo law requires milestone inspections for buildings three stories or taller once they reach 30 years, a Structural Integrity Reserve Study every 10 years, and full funding of those reserves for budgets adopted on or after Dec 31, 2024. Many Seminole complexes from the 1970s and 1980s are in exactly that window, and owners there are paying for it through higher fees or special assessments.

A manufactured home in a 55+ park can cost less to buy than a condo. Add the monthly lot or community fee to the price before you compare, because over ten years that fee can be the bigger number.

Fees on a fixed income

On a fixed income, what leaves the account every month usually matters more than the purchase price. For any 55+ property in Seminole, get these in writing:

Then add property tax, your own HO-6 or homeowners policy, and flood insurance if the address needs it. That total, not the list price, is what decides whether a place fits a fixed income.

Homestead, the 3% cap and Canadian buyers

If Seminole becomes your permanent home, file for homestead with the Pinellas County Property Appraiser. In 2026 it takes up to $51,411 off the assessed value, and Save Our Homes then limits yearly increases in that assessment to 3% or inflation, whichever is lower. For a retiree planning to stay 15 or 20 years, the cap is often worth more than the exemption.

Seasonal owners are a big part of Seminole's market: 8.2% of homes are seasonal by Census count. Canadians and others who keep a primary home elsewhere get no homestead exemption, and non-school assessments can rise up to 10% a year. Confirm day-count and tax questions with a cross-border advisor, since the IRS substantial presence test can apply to long winter stays. This isn't legal or tax advice.

Insurance and storm planning for 55+ buyers

In a condo, the association insures the building and you insure the interior with an HO-6 policy. Ask what the master policy's deductible is, because a large hurricane deductible can come back to owners as an assessment. In a manufactured home, the year built matters: homes built after mid-1994 meet the stricter HUD wind-zone standards and are easier to insure.

Know your evacuation zone before hurricane season, and ask the community how it handles storm preparation for residents who travel in summer. Seasonal owners should arrange for someone to check the unit after any storm. Once you know which of the three types fits you, I can put together a shortlist of Seminole options with fees, age rules and land terms side by side.

What buyers ask me

Are there 55+ communities in Seminole, FL?

Yes. Most are age-restricted condo complexes and manufactured-home communities, plus full-service retirement communities such as Freedom Square of Seminole and Lake Seminole Square.

How much does a 55+ condo cost in Seminole?

Zillow's condo typical value in Seminole is about $167,826, and one-bedroom homes run about $113,297. Monthly fees vary widely by building, so compare total monthly cost, not price alone.

What is the 80% rule for 55+ communities?

Under the Housing for Older Persons Act, at least 80% of occupied units must have at least one resident aged 55 or older for the community to keep its age-restricted status.

Can I get homestead on a 55+ condo or manufactured home?

Yes, if it is your permanent Florida residence. For a manufactured home on leased land, the rules differ; ask the property appraiser how your home is classified.

Can a younger spouse live in a 55+ community?

Usually yes, as long as one resident is 55 or older, but each community sets its own rules. Read the age policy before you sign a contract.
