Buying a Condo in North Miami Beach

Affordable units in older buildings, priced off what the association owes

A typical condo in North Miami Beach costs about $232,264 on Zillow's index, down 3.5% over the past year, while single-family homes in the same city rose 1.9%. That gap is the market telling you buyers are wary of older condo buildings and the repair bills that come with them. A condo here can still be a sound purchase, as long as you price the building's finances into the deal.

Where the condos are in North Miami Beach

Nearly half of the city's housing, 47.0% by Census count, sits in buildings with 10 or more units. They are concentrated in a few parts of town. Zillow's City Center neighborhood, at about $159,062, has a price level that only an older, condo-heavy area produces, and it has gained just 3.3% over five years. Eastern Shores, around $299,791, holds waterfront condos and mid-rises along the canals off the Intracoastal, and gained 11.9% over five years. Both fell last year, by 4.3% and 1.7%.

Compare that with the single-family neighborhoods in the same city, most of which rose 35% to 40% over five years. Over the long run, the condo segment here has lagged badly. That history is a reason to buy carefully, and it is also why entry prices are as low as they are.

One bedroom versus two: a big jump

Zillow puts a typical 1-bedroom in North Miami Beach at about $165,364 and a 2-bedroom at about $384,694. The 2-bedroom figure blends condos with small houses, so a 2-bedroom condo usually trades well under it. Still, the spread shows something useful. A 1-bedroom here is one of the cheapest ways into a Miami-Dade address, and many of the lowest-priced units are in buildings that have the most work ahead of them.

A practical way to compare buildings is to look at total monthly cost: mortgage, condo fee, HO-6 insurance and property tax together. Two units with the same price can differ by several hundred dollars a month once fees and any special assessment installments are included.

The building's paperwork, in the order I read it

Most North Miami Beach condo buildings date to the 1960s and 1970s, so Florida's post-2022 condo safety rules apply to nearly all of them. Buildings of three or more habitable stories need a milestone structural inspection once they reach 30 years (25 if the local building official requires), then every 10 years. Associations also need a Structural Integrity Reserve Study, and for budgets adopted on or after December 31, 2024, owners cannot waive or cut the reserves it requires. Miami-Dade County also had its own long-running building recertification program before the state law.

Florida gives resale condo buyers 7 days, excluding weekends and legal holidays, after receiving these documents to cancel. That window is short, so have your agent request the documents the day the contract is signed.

Financing a condo in an older North Miami Beach building

A condo loan is approved on the building as well as the borrower. Lenders look at reserve funding, pending repairs, litigation, delinquencies and whether one owner controls too many units. If the building fails those tests, it is non-warrantable, and standard conventional financing is off the table. Portfolio and non-QM lenders can still lend, typically with more money down and a higher cost.

This explains part of the price softness. Buildings that only cash buyers can purchase see fewer offers. If you are financing, ask your lender to review the condo questionnaire early in the inspection period, so you learn about a problem while you can still cancel.

Closing math on a typical North Miami Beach condo

Miami-Dade's deed stamp rate is $0.60 per $100, and condos carry an added $0.45 surtax, for $1.05 per $100 in total. On a $232,264 sale that comes to roughly $2,439, normally paid by the seller. With an 80% loan of about $185,800, a buyer would pay note stamps of about $650 and intangible tax of about $372. In Miami-Dade the buyer typically pays for the owner's title policy at the state-set rate. Add the association's estoppel and application fees, lender charges and prepaid insurance.

Plan your property tax from the purchase price. A full-time resident can claim up to $51,411 in homestead exemption for 2026, and the Save Our Homes cap then limits annual assessment increases to 3% or CPI. A North Miami Beach condo used as a seasonal home gets no exemption, only the 10% non-school cap. This isn't legal or tax advice.

Condo or house in this city

The single-family index here is about $508,176, so a house costs a little over twice a typical condo. For a buyer who needs a lower price, wants no yard work, or is buying a seasonal place, a condo still makes sense. For a buyer who can stretch, the data of the last five years favors houses in North Miami Beach. When I build a condo shortlist here, I screen out buildings with open special assessments or unfinished milestone repairs first, and only then compare price and layout.
