Buying a House in Valrico

East Hillsborough suburb, mostly 1990s houses, priced above Brandon

A typical single-family house in Valrico is worth about $414,812 on Zillow's home value index, down 1.5% over the past year and up 17.6% over five years. That puts Valrico roughly $60,000 above neighboring Brandon, so the real question for most buyers is what the extra money gets them and which houses in this price band carry hidden costs.

What a Valrico house costs by size

Bedroom count moves the price here in big, even steps. Zillow puts a typical 2-bedroom at about $228,276, a 3-bedroom at $346,613, a 4-bedroom at $468,671 and a 5-bedroom or larger at $613,322. Each step up adds somewhere between $118,000 and $145,000.

The jump from three to four bedrooms, about $122,000, is the one I'd look at hardest. In Valrico that step often means moving from an older 1980s or 1990s ranch to a newer two-story in a subdivision with an HOA, a bigger lot or a pool. Before you pay for the fourth bedroom, decide whether you need the room or the neighborhood that comes with it.

The lower third of the market sits around $318,593 and the upper third around $554,646. A spread of roughly $236,000 within one suburb tells you Valrico is several different housing markets under one name.

The housing stock: 1990s subdivisions and a lot of manufactured homes

Census data shows 79.3% of homes in Valrico are single-family detached and only 2.4% sit in buildings with 10 or more units. The median home was built in 1996. That combination means most buyers here are shopping houses of roughly the same era, with roofs, AC systems and water heaters that may already be on their second or third replacement.

The number that surprises people is 14.4%: that's the share of homes that are mobile or manufactured homes. Some sit on their own land, some in parks. If a listing is cheap for its square footage, check what it is before you fall for the photos.

Inspections that matter on a 30-year-old Florida house

With a median build year of 1996, a large part of what's for sale in Valrico is approaching 30 years old. Insurers treat these houses differently from new ones. Most will ask for a 4-point inspection covering the roof, electrical, plumbing and HVAC, and the result can decide whether you get a policy at all.

Get an actual insurance quote during the inspection period, on the specific address. A good roof can save you more each year than a few thousand dollars off the price.

Flood maps, HOAs and CDDs in east Hillsborough

Valrico is inland, but inland in Florida still means flood maps matter. Low spots near creeks, retention ponds and wetlands can fall in an A zone, and a lender will require flood insurance there. Look up the FEMA zone for the exact address, and ask whether the seller has an elevation certificate. Even outside a high-risk zone, a flood quote is usually cheap enough to consider.

Many newer subdivisions in and around Valrico come with an HOA, and some with a Community Development District. A CDD assessment shows up on the property tax bill, not as a separate HOA invoice, so a house with a low quoted HOA fee can still carry a high annual bill. Pull the last tax bill and read every line before you compare two houses.

Homestead, taxes and the reset after you buy

Florida has no state income tax, which is a big part of why buyers move to this side of Tampa Bay. Property tax is the bill to plan for. When you buy, the assessed value resets to market value, so the seller's tax bill is not your tax bill. A seller who has owned for 15 years under the Save Our Homes cap may be paying a fraction of what you will.

Living here full time means you can file for homestead, which in 2026 takes up to $51,411 off the assessed value and holds future increases to 3% or the inflation rate, whichever is lower. Second-home buyers don't get either benefit; their non-school assessment increases are capped at 10%. Amendment 3 on the November 3, 2026 ballot could change parts of this, and the outcome isn't known as I write. This isn't legal or tax advice.

Valrico against the towns around it

Valrico's typical all-homes value of $413,453 sits in the middle of east and north Hillsborough. Brandon averages $353,216, Seffner $351,494, Riverview $363,056 and Plant City $337,742, all between $50,000 and $76,000 cheaper. Tampa as a whole is $375,619. On the more expensive side, Lutz is $486,345 and Odessa $684,962.

Buyers usually choose Valrico over Brandon for larger lots, quieter streets and newer subdivisions, and choose Plant City or Seffner when the budget is the deciding factor. The 1-year drop of 1.5% means sellers are negotiating, but it's a small move after five years of gains. If you tell me your budget and the bedroom count you need, I can show you which side of that $60,000 line makes sense for you.

Common questions

How much does a house cost in Valrico, FL?

Zillow's index puts a typical single-family home in Valrico at about $414,812. A typical 3-bedroom is around $346,613 and a 4-bedroom around $468,671.

Are Valrico home prices going down?

Slightly. The typical home value is down 1.5% over the past year after rising 17.6% over five years. That gives buyers more room to negotiate than a few years ago, without a large correction.

Is Valrico cheaper than Brandon?

No. Valrico's typical home value is about $413,453, roughly $60,000 more than Brandon's $353,216. The difference usually reflects lot size and newer subdivisions.

Do I need flood insurance in Valrico?

Only a lender requires it, and only if the home is in a high-risk FEMA zone (A or V zones). Check the zone for the specific address and get a quote anyway, since flood damage isn't covered by a standard homeowners policy.

What closing costs does a buyer pay in Florida?

With a mortgage, buyers pay note stamps of $0.35 per $100 of the loan and intangible tax of 0.2% of the loan, plus lender fees, title and prepaid insurance and taxes. Deed stamps are usually paid by the seller.
