Is Sun City Center a Good Place to Retire?

A straight answer on cost, care and daily life for retirees on a fixed income

For most retirees who want low housing costs and a ready-made social life, yes: Sun City Center is one of the few places in the Tampa area where a two-bedroom home still runs about $215,197 on Zillow's home value index, and 58.4% of residents are 65 or older. It is a weaker choice if you want rising home values, beach access or a mixed-age neighborhood.

Who already retires here

Census data shows a median age of 69.1 and a population of about 33,548. Only 5.1% of homes are seasonal, which surprises people who picture a snowbird town. Most owners live here year-round, and that makes for a stable community with full-time clubs, volunteer groups and civic life through the summer.

The community was planned for retirees from the start in the early 1960s. Streets are laid out for golf carts, which are legal on many roads in daylight, and most shopping has cart parking. For someone who wants to drive less as the years go on, that is a practical advantage few Florida towns can offer.

What retirees pay for the homes they actually buy

Most retirees here buy one of three things: a condo or attached villa, a two-bedroom house, or a three-bedroom detached house. Zillow's figures for each:

Compare that with Tampa at $375,619 for a typical home, or Riverview at $363,056. A retiree selling a paid-off house up north can often buy here for cash and keep a cushion.

The cheaper condo price carries a catch. Monthly condo fees in 55+ communities can be high because they often include building insurance, exterior maintenance, cable, water and amenity costs. A $150,000 condo with a large monthly fee can cost more to live in than a $250,000 house with modest dues. Always compare the total monthly figure, not the price.

Healthcare access

Sun City Center has its own hospital, which is unusual for a community of this size, plus several nursing and assisted-living facilities. Doctors' offices, pharmacies and outpatient services are concentrated near the main roads. For major specialty care, residents typically drive north toward Tampa, about 24 miles away by I-75.

If you expect to need assisted living later, look at how close the home is to continuing-care options before you buy. Moving twice in your eighties is hard, and choosing a location near the care you may need is one way to avoid it.

55+ rules and the types of community you can choose

Most of Sun City Center is age-restricted under the Housing for Older Persons Act, which requires at least 80% of occupied units to have one resident 55 or older. Within that rule, sections differ. Kings Point is a gated community of condos and villas with its own clubhouses and golf. Other sections are deed-restricted neighborhoods of detached houses. Some subdivisions near Sun City Center are not age-restricted at all.

Before you buy, ask how the association verifies age, whether a younger spouse can live in the home, whether an adult child or caregiver can move in, and how long guests can stay. These rules matter more in retirement than people expect.

Taxes, homestead and fixed-income budgeting

Florida has no state income tax, so Social Security, pensions and IRA withdrawals are not taxed by the state. If Sun City Center is your permanent home, homestead takes up to $51,411 off the assessed value in 2026, and Save Our Homes limits yearly increases in that assessment to 3% or inflation, whichever is lower. Over a long retirement, that cap does real work: the market value can climb while your taxable value rises slowly.

Your first-year bill will be based on the new assessment after the sale, not the seller's capped value. Budget for that. Then add condo or HOA dues, community association dues where they apply, insurance and any special assessments. On a fixed income, a surprise special assessment is the biggest risk, so read the association's budget and reserve figures and ask whether any assessments are planned.

One more item for your budget: Amendment 3 on the November 3, 2026 state ballot proposes homestead and non-homestead changes. The result is unknown at the time of writing.

Hurricanes, insurance and staying safe as you age

Sun City Center is inland, which helps with surge, but hurricanes still bring wind, power outages and heavy rain. Check each address's FEMA flood zone, ask about roof age, and get a wind mitigation inspection, which can lower your premium. Older homes may need a 4-point inspection for insurers.

Remember that hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year. For retirees, it pays to keep that deductible in cash. A generator, hurricane shutters or impact windows, and a plan for medications and evacuation are worth thinking through before the first storm season.

Who Sun City Center fits and who it doesn't

It fits retirees who want lower housing costs, single-story homes, a busy club life and a car-light routine, and who are comfortable with association rules. It fits couples on a fixed income who want to buy with cash and keep monthly costs predictable.

It doesn't fit people who expect their home to appreciate quickly: values are up only 6.1% over five years while Tampa rose 20.4%. It doesn't fit those who want walking distance to a beach, or who plan to have grandchildren living with them full time. If the fit sounds right, the next step is narrowing down which section of Sun City Center matches your budget and rules.

Sun City Center: questions and answers

How much does it cost to retire in Sun City Center?

Housing is the biggest line. Zillow puts condos around $182,939, two-bedroom homes around $215,197 and three-bedroom homes around $306,405. Add property tax after homestead, insurance and association dues to get your monthly cost.

Is Sun City Center a 55+ community?

Most of it is age-restricted under the federal Housing for Older Persons Act. Rules differ between sections such as Kings Point and the deed-restricted neighborhoods, and some nearby subdivisions are not age-restricted.

Does Sun City Center have a hospital?

Yes, the community has its own hospital and several nursing and assisted-living facilities. Specialty care is often in Tampa, about 24 miles north.

What are the downsides of retiring in Sun City Center?

Slow price growth (up 6.1% over five years), association fees that can be high in condos, age rules that limit who can live with you, and distance from beaches and Tampa's cultural venues.

Do retirees pay state income tax in Florida?

No. Florida has no state income tax, so retirement income is not taxed at the state level. This isn't tax advice; confirm your situation with a tax advisor.
