Buying a Condo in Sun City Center
Low prices, falling values and association paperwork that decides whether the deal is good
A condo in Sun City Center costs about $182,939 on Zillow's home value index, roughly $123,000 less than a typical single-family home in the same town and down 12.5% over the past year. That makes it one of the cheapest ways to buy into a 55+ community near Tampa, as long as the association's finances hold up under a close look.

Why Sun City Center condo prices dropped 12.5%
Across Florida, older condo values have been under pressure since the post-Surfside laws pushed associations to fund structural reserves and complete inspections, and building insurance premiums rose sharply. Sun City Center's condo stock is mostly from earlier decades, which puts it squarely in that group. Single-family homes here fell 3.9% over the same year, so the condo drop is far steeper.
For a buyer, falling prices are both opportunity and warning. Some sellers are pricing to move because their monthly fees went up. Others are selling because a special assessment is coming. The listing price won't tell you which one you are looking at. The association's documents will.
One more piece of context: Tampa condos fell 6.7% over the year on the same index, so Sun City Center fell roughly twice as fast. Condo values here sit only a little below Tampa's $194,297 citywide condo figure, even though Tampa's typical house costs far more.

What a condo here looks like and what the fees cover
Most Sun City Center condos are in low-rise buildings and garden-style complexes, including many in Kings Point. Census data shows 8.6% of housing units in buildings with ten or more units, so mid-size buildings exist but towers do not. One- and two-bedroom units dominate: Zillow puts one-bedroom homes around $101,291 and two-bedroom homes around $215,197.
Condo fees in 55+ communities tend to bundle a lot. Depending on the association, they can include building insurance, roof and exterior maintenance, landscaping, water, sewer, trash, cable, internet, pest control and access to pools, clubhouses and fitness rooms. A high fee that covers cable, internet and water can still work out cheaper than a lower fee plus separate bills. Make the comparison on a full monthly basis.

Reserves, inspections and special assessments
Florida's milestone inspection rule applies to condo buildings of three or more habitable stories, by December 31 of the year a building turns 30, or 25 if the local building official requires it, then every ten years. Buildings of that height also need a Structural Integrity Reserve Study every ten years, and for budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce those structural reserves.
Many Sun City Center condos are one or two stories, so these specific rules may not apply to the building you look at. That doesn't make reserves less important. Roofs, paving, painting and plumbing still wear out, and an association with thin reserves pays for them through special assessments.
Ask for:
- The current budget and reserve balances, by component.
- Any milestone inspection or reserve study, if the building is three stories or more.
- Board meeting minutes from the past twelve months.
- Any special assessment that is approved, pending or under discussion.
- The master policy, its wind deductible and who pays it after a storm.
Florida's resale condo rule, in effect since July 1, 2025, lets you cancel within 7 days (weekends and legal holidays excluded) once you receive the association documents. Use that window. Read the documents, or have someone read them with you, before the deadline passes.
Financing a Sun City Center condo
Many buyers here pay cash, often from the sale of a house elsewhere. If you plan to finance, the building's status matters. Lenders separate warrantable condos, which meet agency guidelines, from non-warrantable ones. Associations with low reserves, ongoing litigation, a large share of owners behind on dues or pending repairs can fall into the non-warrantable group, which narrows your loan options and usually means a larger down payment.
Get the association's condo questionnaire to your lender in the first days of the contract. Finding out in week three that the building doesn't qualify is how closings fall apart. A building that is hard to finance is also harder to sell later, which matters even if you are paying cash today.
Age rules, pets and resale
Most condos in Sun City Center are in age-restricted associations. Read the rules on younger spouses, caregivers and guest stays. Check pet limits, which can include size and number. Check rules on vehicles, golf carts and parking.
These rules also affect your future buyer pool. A unit in a well-run association with sensible rules and solid reserves will be easier to sell than one with a pending assessment and strict limits. Since values have fallen for a year, think about the exit at the start. The data shows the drop; it says nothing about when or whether it reverses.
Taxes and insurance on a condo
If the condo is your permanent residence, file for homestead. Up to $51,411 comes off the assessed value in 2026, and assessment growth is capped at 3% or inflation. On a $180,000 condo, the exemption covers a large share of the taxable value for most levies, which makes condo ownership here especially cheap on taxes for full-time residents.
The association's master policy covers the building structure. You still need an HO-6 policy for your interior, belongings, liability and loss assessment coverage, which helps if the association passes a storm deductible to owners. Get that quote during your inspection period. If the condo fits the numbers, a shortlist of units in associations with clean documents is the next step.
Common questions
How much is a condo in Sun City Center?
Zillow's typical condo value is about $182,939, down 12.5% over the past year. One-bedroom homes run around $101,291 and two-bedroom homes around $215,197.
Why are Sun City Center condos so cheap?
The buildings are mostly older, and Florida's condo reserve and inspection rules plus higher insurance have raised monthly costs for many associations. That has pushed prices down, especially where special assessments are coming.
Can I get a mortgage on a Sun City Center condo?
Often yes, if the building is warrantable. Associations with low reserves, litigation or pending repairs can be non-warrantable, which limits loan options. Have your lender review the condo questionnaire early.
Do Sun City Center condos need milestone inspections?
Only buildings with three or more habitable stories fall under the milestone and structural reserve study rules. Many condos here are lower, but you should still check reserves and planned assessments.
Can I back out after reviewing the condo documents?
For a resale condo, Florida gives you 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel. This isn't legal advice; read the contract terms carefully.
